I remember when these types of homes were 470k-600k range.
For a million dollar price I expect a better floor plan
If I have to live all the way out in cumming and paying a million dollars I would expect the houses to be further apart

Large roof over hangs are beautiful and protect the doors, windows and siding from rain and moisture damage.
Water is the enemy of buildings. Architects and home builders need to bring back large roof over hangs

So are all the houses in the Subdivision 1mil? I ask cause those houses are so close together. Congested. 1mil Subdivision houses should be spaced out accordingly. Then again some will say location location location.

It's a nice home. Outside of two features I'd change, some of the others are great, especially that kitchen. Still 1m+ though! And in Cummings! Plus in a subdivision with ALL those other houses. That's the good ole housing market for you 🤷🏽♀️😑

For a million plus I want a wolf game and Sub-Zero refrigerator with a pot filler and my own private pool the basement should not be optional they get ridiculous with these prices by the way has anyone ever seen the toll Brothers
This is another lovely floor plan Briggs! Toll Brothers never disappoint. I really love the gourmet kitchen with the nicely sized prep kitchen placed adjacent to it. The location of the pantry is awesome as well. Overall lovely home😃

That backyard size for that price point is horrendous, I paid 341k for my home in Cartersville and my backyard is twice that size. New build as well, the home is beautiful though!!

Who did the interior design?
Very nice home on nice sized lot in a great area. Starting price point seems high at $1m. You gotta like the white color inside and out. Some nice finishes but not seeing the level of detail that a $1m home should have in a custom craftsman style home
But how much is it?
Toll Brother builders and their Designer are really great. But you will pay for them for everything. Here in Maryland, you will get a full basement and another 500K

Lovely home. The three in countertops and prep kitchen 🤩 My only question is regarding the laundry room. Is that laundry room upstairs the only room or did I miss a larger one? That house is great and with the wooded area behind it. Very nice

Beautiful home. Over a million dollars with no basement included? Atlanta area definitely isn’t low cost of living anymore. The salaries here have not kept up with these housing prices at all.
New homes need to adjust to the times. Home solar energy and battery storage are now more common.
Electric vehicles are becoming more popular every year. Every garage should include a 220 volt outlet and electric vehicle charger.
Every new home and business should install a rain water collection and storage system along with solar panels.
Even in areas where rain is infrequent it is crazy to waste the little rain that does fall and waste it.
We need to stop planting green lawns and switch to local native plantings around homes.
It is crazy to plant lawns and build golf courses in dry desert areas. We waste too much water and electricity.
the future is electric. Wind and solar energy along with electric vehicles are the future. Stop using fossil fuels. There is a climate crisis.
Beautiful home of course. but they RIP OUT EVERY MATURE TREE to do it. And it looks so barren and ugly as a community. I would never want to live in that situation.
hate how they clear all the trees, makes it looks stale and also during the summer bad on energy to blocking of the sun.
That is particular to that community for some reason. I just bought in their community in Roswell GA (Grand Reserve) and they only clear 20 yards from the rear of each house. With all of our lots there being 1+ acres, there's tons of trees
That is sadly every new subdivision in the county. They take down every tree. One new neighborhood just took down 100 year old oaks to completely clear the land. It makes every neighborhood look the same and lots are small. Beautiful home but I’m glad I have an older home built before the population boom where I have trees.

Floor plan is absolutely trash for a $1 mill plus
First off...this isn't "an estate"! Seems much too over priced and there are no trees. HOA fees tend to continue to increase. Would never purchase in a subdivision such as this no matter how beautiful the house is. This house is right across from the community pool complex and adjacent to the access road. We'll keep our 50 acre estate with stream , pond, stables, pastures, and our modest 2500 square foot house- priceless! ( Music too loud and drowns out the narrator.) Sorry 🤷

But realistically there will be potential buyers who will have the exact same ideas & this may be helpful in your next project as you are only appealing to a small group of people & wouldn't be on many cash buyer's radar. Listen this is a beautiful house but for 1 million + I need a pool and I'm not talking about a community pool I need a pool in my backyard
Literally horrible, little boxes in the woods, bland boring and wasting space.
