It’s funny to talk about the training on Exp because it seems that most of the agents are probably too busy trying to recruit other agents that they simply don’t do any training at all. Every time we have to do a transaction with an EXP agent we have to take a deep breath before. It’s almost certainly that we will have problems because most of them have no idea what to do. Another important thing that is good to mention is the transaction fees, at Exp you have to pay a $250 transaction fee after cap so if you are a top producer agent, you will end up paying a lot more the at KW.

You should go with a brokerage that offers you the best mentorship, and all of them will sell you on this, but most of them will let you down in practice.
Fee's will not make you successful, having a blueprint to follow of someone who's succeeded at this business at a high level will.
Most agents I speak with don't get what they are looking for at either, but it can really depend on that individual office. With us at eXp, you get the brokerage mentorship AND your sponsors mentorship, with similar fee's to KW.

    • @ericbpreston

You don’t know what you’re talking about because you’re seeing it from the outside and buying into the red koolaid kw is feeding you. Careful of your biases I’ve been with both companies and have a better perspective than you. We’ve built an incredible coaching program in our collaborative movement with 8 coaching calls a week from many 7 figure producers. You don’t get that. In fact, your brokerage still teaches door knocking which is a joke. We coach agents to sell 400 homes a year because our agents actually do that.
80% is just a dumb arbitrary number you made up which speaks to your weak ability to critically analyze anything. Remax and kw are so fearful of exp they are creating the narrative and feeding it to you.
I’m curious, how many homes do you sell a year at kw with this ‘focus on selling real estate and education?’
Show me the numbers, let’s compare. How many hours of training do you get a week? We get over 60. How many homes do you sell per month? How time leveraged are you?

It's becoming pretty apparent that EXP's main objective is just poaching KW agents. Brokerages can tweak their splits, caps, profit/revenue sharing, etc and try to be the most appealing to agents, but end of the day the real estate model is fundamentally changing and in a handful of years there will be significantly less active agents in these traditional brokerages. These traditional brokerages are fighting with each other over agents while Opendoor is building something special and going to completely change the game over the next few years.

    • @ericbpreston
      @ericbpreston  Před 2 lety +5

@@ericbpreston it's easy to understand why eXp would flourish in a 12-24 month period of a pandemic and why a pricier brokerage like KW would struggle to retain agents.. KW's value proposition is training, and it's tough to deliver on that when their offices were closed for long stretches of time. Naturally it wouldn't take long for KW agents to start feeling like they're not getting much in return for what they're paying for in splits/fees/office dues. It will be interesting to see if eXp can actually sustain their growth and make a dent in market share.. I've done 170+ transactions in Atlanta over the past 12 months, and less than 5 were with an eXp agent. 20-25% were with KW agents. So I tend to roll my eyes when people act like eXp is this next great thing.. they seem more focused on building up their downline than actually doing any transactions.
But again, Opendoor is playing a completely different game. They are expanding their buy box, expanding markets, and improving their services. Their goal as a company isn't to be some sort of investor that flips properties for a profit. They are aiming to remove the hassle, frustration, and inconvenience of a real estate transaction for the consumer and they already have more demand than they can handle. Sellers don't want 80 strangers lined up to walk through their house all weekend. Once Opendoor reaches scale they will start layering on more profitable services.
Real estate commissions will continue to be compressed. The lousy agents will eventually get choked out and hang it up. The top performing agents will get less commission, but will still be able to generate plenty of business, and most importantly a seller won't have to pay $30k to sell a $500k home anymore.. hopefully $10-20k will be the new normal before long. Traditional brokerages will be forced to adjust their splits if they want to attract agents.

I think it really comes down to what your sponsors offer you and our group happens to help a lot of agents get to your level and beyond. My sponsor does 400+ a year and is 100% dedicated to our exp group as am I. I think people spend too much time looking at brokerage to brokerage offer but forget that the sponsor offers a whole new element to the equation if you pick the right one.
Being inside it’s not all about attraction at all and especially in our group quite the contrary. I can see why people think that way though because they only see the outside and often that ends up being calls from exp agents or agents in their market propositioning them.
I do think exp will be the biggest brokerage in the world in the next few years, it’s hard to see this horse slowing down with so many big agents moving over and the groups being formed through the model. I actually see it more like Amazon in real estate - a platform to build both a traditional and modern team that many will end up on.

For our training, no but for eXp look into their new agent mentorship program in which yes you pay a split to your selected local mentor for helping you through your first few deals! However that does not apply to your sponsor.

Honesrtly though, I think the model applied to differnet industries can product both good and bad results, but all I've seen since joining is it having a positive effect on agent growth, success and accountability. Perhaps thats becuase we actually support our downline agents a lot.

How can a video about increasing your Revenue turn you off? Makes no sense when the Revenue share program is clearly another option whether you participate in it or not its there for you to make additional income at no added expenses or stress! People need to lower their gaurd and be open minded to what's being offered its not a trick or a scam. It's another stream of added income on top of your GCI.

Don't really care to be honest. Agent Attraction hasn't been a focus for a long time for me - been busy building my agency. I am a little tired of the brokerage debate online. Seems to be a revolving door type of business model.
