    I’m From Samana and living in USA. I have been trying to buy and always there’s a issue with land or property. I have the same idea of build but I decide to buy something small, spend time there, know people, know how the system is, how banks , lawyers, Arquitect, engineers and Construction works. It takes time to build in DR. Spacial in Samana LT. I do construction, from Las Terrenas but I know that I can’t build or buy a good opportunity land if I don’t spend at least 6 months living there. Hi is telling the truth about how everything works.
    If you have plans to build there, you will need to go and spend time there or have strong relationship with locals.
    Best thing to do: Buy a pre construction, visit for longest time, meet people (investors) and then you can buy something nice in the perfect area.

      I am happy you agree with me. This is my analysis of the market from my personal experiences. I feel the best way into the market is preconstruction. Of coarse any investment is a risk but I personally have experience in this world and feel the risk reward is there for this

    Thank you for this video, I had the pleasure of living in the Dominican Republic for half a year and been traveling back and forth there from the US. Next month will be my third time going and this time I we will be visiting Samana. And I was really wanting to get into buying land over there but I don’t know what to do! Or how to start. But I’m glad I’m watching this video because I had a feeling a lot goes into play with getting land. So this was good advice. I’ll make sure to take my time if I do and research hard in person.

    I lived in D.R for over 2 years and you make great points.. also I’ve built relationship with the banks and 90% of the population doesn’t own they rent .. rent prices and housing doesn’t correlate and that’s bad from an investment point of view. Basically a lower return on invest . Electricity is at premium, don’t forget gasoline, infrastructure is horrendous, hospitals ,the education from what I see is comical. I’ve seen land that was going for $4000 meter just for land , I laughed at the guy, the one pro tip I would give is use the banks when making any type of purchase ,

      It comes with its challenges that's for sure. Building in general is very hard. I feel once you are ready then it can work well. But to jump in blindly is very risky I feel.

      Thanks for input. Essentially what I feel is that precpnstruction is a safer play as you are usually surrounded by rules and regulations relayed to the project. Not saying land isn't a play....and building...just feel it can be taken slow for the reason I cited. Hope that makes sense. Cheers

    building permits can take 1 year, depending on how close to ocean beacause of eviromental office, arquitect, register plans, city aprroval, but in all honesty (1) buy land (2) pay taxes sa soon as you pay your taxes if you have your architecual plans ready , you can start building, you can sub contract every aspect of the build but you need to be hands on. by the time you finish your build you should have all paper work approved or almost ready to re due your title with the building in the new title have no fear do let any one scare you but id go to PUNTA CANA MUCH BETTER MORE PLANNING PROPER CITY

      living and learning what dominicans train of thought are their are 2 main dominicans those that when you seek a service from they jack up prices, once they have completed the task you never ever would use agin abd those that are strictly honest and complete their task to the fullest. with this said when looking for the right workers or construction crew go and study their work craftsmanship, their hours, if they are hands on or they sub out and if those sub contracters are the ones you need to approach ,if they work in safety etc. dont be shy to walk into a construction site so you can evaluate. this is the best way to determin whos who in DR hope it helps and build build

      How are you doing. It's hard to say what one defines as over development. There are density rules in LT which really help with that but as things develop you are satisfying the needs of one at the dismay of another. So depends what side of the fence you are. Ruin ones dream while fulfill anothers...
