  • Dear diary, it has not been long since I was approached by Dr Adnan who informed me I have some commission money waiting for me. To my surprise, from a simple recommendation. I received money, alhamdulliulah.

    bro you need to remember the PKR rate 10 years ago was much lower than today so effectively if we take the massive devaluation of the PKR over the last 10 years your friend would be lucky to have just broken even. 10 years ago £1 = 150 PKR odd rupees today £1 = 380 PKR and i can assure you in the next 18 months it will be £1 = 500PKR. so investors please bear this in mind.

      Yes, you have got the exchange rate right. I was just speaking to an expat who purchased a plot in D12 Islamabad for 1 carore 12 years ago. This works out to be less than £66k. Right now, that same plot is worth £170k. Although I have spoken to another brother who has also purchased land there just 6 years ago and his plot works out to be the same value in terms of British Pounds.

      Also, thank you for your comment, I think weighing up the pros and cons makes for a better decision. The video was aimed at people who are going to invest anyway and not to encourage newbies to jump on the property ladder.

    I can see streets and streets of Buildings, Which are for Sale.
    IF someone was to purchase such a Building,...Where would the person work?
    What plans are in place to provide Employment for the Peoples living in the area ?
    IS the Government/ Local Counsel making any plans to open industry in the area?

      The housing schemes in my vlog are generally privately owned. So there will not be an industry area within them.
      Just like other new housing schemes I've witnessed over the years. Generally, the residents are high earners, so they can afford to rent/own a property. The staff that work in the businesses generally live in near by towns/villages and travel by local transport.

      Most of these plots/ Flats are being sold to OverSeas Pakistanis,.....the Locals cannot afford such Expensive Living.
      IF the OverSeas Pakistani buys this Expensive Flat, and moves back to Pakistan,......How will he be able to survive in Pakistan without a decent Job?

      @DivineLove247 generally, it is local people that purchase the majority of flats, land, and houses in all housing schemes.
      If you want to relocate back to Pakistan as an overseas Pakistani, then you will need to be earning a foreign income. For example, working online or having a business abroad or living of rental income from your overseas home.
      Alternatively, you can put down a deposit on multiple investments in Pakistan, have them paid off, and once you are financially stable from your investment, you can shift here.
      There are not many overseas Pakistanis can do here in terms of a job to earn enough to maintain their lifestyle.

    Brother, these apartments can be used as holidays homes as well, say for 2/3 months a year for personal use?
    I kept hearing for investment purpose only, like renting to others or buying then selling later etc… hence the question

      Yes, you can use it as holiday homes and then have it on Airbnb in between. (This is the ideal plan for most people interested).

      Walaikumsalaam, the 1,2,3 bedroom appartment all come in various sizes. You can email us and I can send the brochure.
      Generally:
      1 bedroom will be around £54k
      2 bedroom £85k
      3 bedroom £115k

    Akhi. I need an idea of the service charges on the apartments and what the service charges will include and how much they can increase year by year.

    Maybe also show us areas that are a lot more affordable outside the capital and it's borders.

      The service charges will be shared amongst the residents. This will be for security and maintenance of the building, it will be about 3000 rupees per month which is less than £10.

      There are places outside the capital, although they are not affordable. I found land in a village that you can pick up for like £1500. Other than that, I can not find something cheap and reasonable.

    Please tell us about Parkview City CDA zone Islamabad and Bahria Town Rawalpindi phase 8.....these places your showing are too far from main Built up areas.

      Yes, I agree they have been developed a long time ago. The price of the land/property will also reflect this.

    I would encourage overseas Pakistani if they want to invest look for good business opportunities. The real estate market doesn’t have any benefits for anyone right now but the right businesses could make a significant difference to the overall economy.

      @@MyBritishPakistaniLife By investing the investor is trying to increase the value of the investment. Depending of course on the term of the investment. The issue in Pakistan is real estate has only being going down if you are doing GBP to PKR. So in actual investment and return terms you will be negative. Btw I am heavily invested.

      That's correct. Places like D-12 Islamabad, even though it's not fully developed, are already unaffordable. My suggestion is to invest at the early stages of a new development

      Appartments buildings font have space on the roof for solar. Each apartment will give its own metre, and you will be billed individually for your unit consumption.

      If having solar panels is your main requirement, I would suggest renting a house and agreeing with the landlord in advance of you can install solar (which you will later take with you to another house or sell if you choose to relocate)

After seeing your vlog it saddens me that you are endorsing such accommodation in ghost towns . if given the choice would you live in a concrete block with ac or would you choose sustainable green living Allah Swt created trees the natural true air con system but it is man that has caused the imbalance of life. Where ever possible we should promote greener energy efficient living.

      I think the areas you have mentioned are great recommendations to live. I would personally rather live in G6 than where I am now. However, the bottom line is funds. I don't have the amount of cash to buy anything in the G sectors.
      This vlog is mainly for investment, so it will be those who regularly visit Pakistan and would like somewhere to stay. It will also provide them with rental income whilst their living abroad.

      When did they buy?
      What price did they pay?
      How much is it valued today?

      Generally, you work towards multiple investments. This will pay you rental income. One example is another expat that I met at D12 Islamabad. He purchased his plot of land 12 years ago for 1 carore, and now it's worth 6-7 carore. My advice and the advice of other investors is. To invest early.

      Pakistan needs to have a programme of Investing in Pakistan, making things/opening Factories for Job creations/ Making and Selling products around the World.
      This Buying a plot/ or a Flat is not a sustainable, it is more akin to a Pyramid scheme.
      Who is going to live in the Flats?
      Pakistanis who are day labourers dont earn enough to pay the Rent.

      @user-eq6gp4yf1n yes I agree, with looking at the rate 12 years ago is was 150 rupees for £1. This means the 1 carore investment cost him around £66k. Now that same investment with today's rate is £100k more. (£1=350 rupees)

      Generally kabzaa crew only stick to land/property in the village. There are occasions where they have even taken over city investments. The moral of the story is, invest in a city, keep the property on rent/airbnb. Live of the passive income.

      My elder relative passed away in Gujranwala months ago and just last month we had the kabza log taking over one of the properties in Gujranwala within the city. ...

      @ambeggingforwifi4797 yes I said the same thing in my reply just above. They still can take over. However, you should aim yo earn passive income to help your transition from the west back to Pakistan.
      As mainly overseas, Pakistanis mainly face an issue with zero income when they want to relocate here.
