@Jacob Kaiser if you see the value in it, he probably put it under section 8/HUD which means the government pays minimum 70% of the rent. and fair market rent--depending on bed rooms-- which I believe is a 2 bed one bath each apartment to be at least 1k per month. that's 4k per month on cash flow AT LEAST

Bought my first investment property almost a year ago. The Misses and I have been bouncing back and forth on selling now and moving to the next deal, or holding long term. It’s cool seeing the same thought process on your end Jr. Thanks for the insight!!
If it’s cash flowing and you bought it right then there is no need to sell especially with the tax breaks you get from owning the place. If you need cash get an equity line and move along or network for private money partners if you sell to early you may get hit hard in taxes check with an accountant on that and I wish you all the best on your journey.
