(this is the CZcams video referenced on how to find 3-5 Cash Buyers in your area quickly & efficiently)
Step 1: PICK YOUR MARKET. You can do this step right NOW. Decide if you're wholesaling locally or virtual wholesaling.
Step 2: FIND 3-5 CASH BUYERS. The reality is it’s much simpler to find Cash Buyers first before you get a wholesale real estate deal under contract rather than after.
Step 3: FINDING & FILTERING FOR WHOLESALE DEALS. Our clients & students use the MLS (Multiple Listing Service) to wholesale houses with agents. Other great options: Redfin, Zillow, & Realtor websites.
Step 4: MAKE DISCOVERY CALLS DAILY TO REAL ESTATE AGENTS. When it comes to wholesaling MLS properties you must contact the agent involved with the deal. Agents are phenomenal sources of on market & off market deals! Remember this is “Hot Calling” not “Cold Calling” because agents want to close each house as much as you do. This is how agents get paid!
Step 5: FURTHER ANALYZE THE PROPERTY. I cover how to calculate the ARV, Repair Costs, your Wholesale Fee, & the Offer Price. As a real estate wholesaler, you must be great with your numbers! I also cover the MAO formula step-by-step.
Step 6: CALL BACK THE AGENT (CLOSE CALL). Give the agent a no-nonsense, genuine offer you can stick to. Most wholesalers think they have to always give a price on the first call, which isn’t the case. Little things like this separate the amateurs from the Pro Wholesalers.
Step 7: SEND THE OFFER TERMS VIA EMAIL. Short, sweet, & to the point is the goal. Be sure to include the purchase price, closing time frame, inspection contingency, & EMD (earnest money deposit) amount.
Step 8: GET THE CONTRACT, CHECK IT, SIGN IT, & SEND BACK TO AGENT. This is the most important KPI (Key Performance Indicator). Remember 1 in 15 Offers Sent will allow you to wholesale a house & make large wholesale fees!
Step 9: FOLLOW UP WITH THE AGENT TO GET THE EXECUTED CONTRACT. The house is not under contract until the Seller signs the contract after you’ve signed it. Lock it up!
Step 10: EMAIL & CALL YOUR TOP CASH BUYERS. This is why you don’t want to skip Step 2! Since we already found & spoke to our Cash Buyers we now have high certainty they want this deal since it fits their exact buying criteria!
Step 11: AGREE UPON PRICE WITH YOUR CASH BUYER & ASSIGN THE CONTRACT. Your top Cash Buyers may want to visit the property to double check everything. Agree upon price & complete the assignment of contract.
Step 12: CLOSE THE DEAL & GET PAID. Ding! Celebrate! Now it’s time to wholesale your next house!

How wish I have seen your videos and known you earlier. I enrolled with another mentor and until now I haven't really learned anything yet. Your training videos were clear and direct to the point, simple and easy to understand. I had been reading the instructional material they sent me for over a week now and i have read hundreds of pages and I did not get to where I was looking for BUT in the first 2 videos you made, I was able to understand how to move on. THANK YOU VERY MUCH!!
How to determine where to look for properties? Especially if driving for dollars? I.e. I choose a zipcode but that zipcode can cover dozens of square miles and tens of thousands of homes. Should I narrow down further? And how?
This is a great video! I’ve watched it about 10 times so far and taking notes. Question: Am I mistaken or does the Wholesaler actually make $20k in this example? Because it seems like $10k was calculated into the offer for the agent and another $10k was added into the offer to the cash buyer. Either way, $20k is a great day but I just want to make sure I’m following along correctly. Thanks for all of the teachings!

This is awesome !!! It’s lined up I just have to act . My Boss who sits right next to me at work is now a Real Estate agent with MLS access and a license and my best friend !!! And a website . I have a friend who was totally broke a few years ago and became this successful flipper in SA TX I asked him how he went from being Broke to making over 10K a month and he said he watched your videos and wholesaled his first few homes . When reading through the contract as long as there isn't any language that states specifically that the contract isn't assignable you don't need to do anything to the contract.
If you are in a state such as California that does have that language you simply will need to sign an addendum once the contract is executed to assign it to your cash buyer. We do think it is very important to review specific laws on a state-by-state basis though so always talk to a real estate legal professional in your area.

Thanks for creating this great content. I’ve been interested in wholesaling real estate for a while so your channel is a great resource. One thing I have been wondering about is what makes fix & flippers want to work with wholesalers instead of just doing this research on their own and cutting wholesalers out entirely? I’m confused about this because I feel like fix & flippers would want to get as low of a price on property as possible, so I don’t understand why they would think there is a need for us in between. If you could clarify this that would be great! Thank you!

To answer your question, there are actually many reasons why fix & flippers would want to work with wholesalers instead of getting every single deal for their company on their own.
Since there are many reasons, I will cover one big reason and you let me know if it makes sense to ya!
Fix & Flippers / Cash Buyers are more than "Cash Buyers." They are also business owners! And when you own a business, you have more responsibilities than just having to find deals...
For example, if you own a fix & flip business you may also be running the marketing for your company, you may be involved in hiring, you may be managing multiple fix & flip projects at a time, you may be working with real estate agents to sell your properties, etc.,
Why a Fix & Flipper pays Wholesalers for deals, and why a Fix & Flipper simply doesn't put all the properties available under contract for themselves is because of one thing: TIME.
Fix & Flippers DO NOT have enough TIME to put all the deals available under contract. So, you, as a wholesaler provide a massive amount of value for a Fix & Flipper by getting deals under contract. If a Fix & Flipper wants your wholesale deal, now all they have to do is sign an assignment agreement and pay you ~$10,000 for the deal. Now they have a fix and flip deal for their company that may pull in $30k, $40k, or $50k+ of profit for them!
Not all fix & flippers are the best at finding deals. Some may be fantastic at the project management side of the business, but have a hard time getting deals under contract.
Also, even if a fix & flipper is great at getting deals, a lot of them have an appetite for more deals! You, as a Wholesaler, help fulfill this appetite!

Let’s get right to your questions on wholesaling real estate in California…
Your 1st Q: “When it comes to the assignment addendum what if the seller refuses to sign the addendum?”
We’ve wholesaled (and helped others to wholesale) hundreds of houses in California. Now, we’ve never lost a deal because a seller refused to sign the addendum, and we’ve never actually had a seller refuse signing the addendum.
This is because we’re very particular with the words we use to explain the assignment. For example, we do not say we’re “wholesaling the house (or contract).” Instead, we let the agent/seller know that “…we will be purchasing the property in our financing partner’s name who is bringing a majority of the capital to the table, so we just need to change the contract from our name to their name. We’re still closing at the same price, same date, and same time. We only need to change the buyer name from our name to our financing partner’s name, nothing else is changing.”
When you provide context to the agent/seller in an appropriate, well thought out manner it actually doesn’t make sense for them to refuse to sign the assignment addendum. Why would they refuse to sign the addendum? If they refuse to sign the addendum, what will happen is that they’ll need to put the property back on the market, have more open houses, field and go through more offers, deal with tire kickers + those who are serious, have more inspections, more counter offers, etc., - It’s way more of a headache to refuse to sign the addendum. If you can paint this picture to the agent/seller (like we & our students do), then you’re golden, Mason!
Your 2nd Q: "Would I be able to back out of the purchase agreement for that reason alone or would I have to back out on the inspection contingency?"
We always recommend to always be operating within your inspection contingency time period, this way you’re always protected. If the seller is unwilling to sign the addendum, and you were operating out of your inspection time period, then they might be willing to give your EMD (Earnest Money Deposit) back. But I wouldn’t even risk operating outside of the inspection contingency if I were you. You’ll always be protected and always have a back out clause by operating within your inspection contingency time period. There are instances when we do act outside of our inspection time period, but I would only do this if you’re an advanced wholesaler who knows EXACTLY what they’re doing (we've been wholesaling, flipping, & buying & holding houses in California for 10+ years which is why we feel okay to operate outside of the inspection period from time to time). Operating outside of the inspection contingency is not what any beginner wholesaler should do. Too risky and can open up a can of worms if you don’t know what you’re doing.
Your 3rd Q: "Does the addendum have to be presented when the purchase agreement is submitted or would it be added a few days into escrow?"
No, the addendum does NOT have to be presented when the purchase agreement is submitted. I would even say this is discouraged because you don’t want to bring up assigning the contract when you’re first trying to get the property under contract in California (or any other state). Instead, first focus on getting the deal under contract in your name. Once you have the property under contract AND the Cash Buyer lined up and ready/willing to pay you your wholesale fee, then handle the assignment once it is in escrow. Refer back to my answer to your first question to get the lingo down on what to say and how to say it to the agent!

Yes, when wholesaling on market real estate deals with agents from the MLS you’re going to want to use a proof of funds. I even encourage you to have a proof of funds handy for off-market deals, too. It will help with your credibility, authority, & closing ability as a real estate wholesaler in all departments.
It’s okay if you personally do not have the funds. When I started wholesaling & flipping real estate 10+ years ago I was $30k in school debt and didn’t have the funds either…but I wrote out exactly how to get a proof of funds letter in the article below.

^Definitely check out the article since it’s all about the Proof of Funds. You’ll learn ton!
For the dollar amount of the proof of funds you want to make sure that the proof of funds is at, or above your offer price. And, it can help if the proof of funds to have a larger amount than your offer price, so that if the seller counters, then you won’t need to get a new proof of funds if you have to come up in your price.
For example, if you want to offer $300,000 on a property, then your proof of funds would need to have at least $300,000 on it. Just to mention it again, I recommend that the amount of money on the proof of funds is higher than your original offer price in case the seller counters your offer, and you have to come up in your offer price, you won’t then need to go out and get another proof of funds letter!

Thanks! Appreciate the love! The agent will send the contract to title/escrow depending on the state you live in, not you. Yes, we typically get paid out through escrow/title. It works by: The Cash Buyer sends money (the purchase price + wholesale fee) to title/escrow, the Seller gets paid the purchase price, and you get paid the wholesale fee.

Approach the situation as the buyer/investor. Your intentions are that you are a buyer/investor and you're looking to buy the house with you & your partners. When you put a property under contract, you are the INITIAL buyer/investor so it's best to actually act like it and portray that. It's only the people that don't understand this that say "Hi, I'm a wholesaler, etc.," which is what you don't want to do!
Also, agents want to deal with decision makers...you are a decision maker when you are the buyer/investor on the deal. By saying "I'm just a wholesaler" you are implying that you are not a decision maker.

Keep in mind, when wholesaling with real estate agents and on the MLS we'll be using the state contract that all the realtors use in your area. The agent will write up the contract for you!

I've watched all of your videos and noticed that in this video you did not cover Proof of Funding POF in any of the steps or did I miss it? Is there a reason for that? Additionally, this method is for when you are dealing with an MLS property and an agent. Will you be uploading a video about how wholesaling differs when you find a property without an MLS? I've spoken to some realtors and they are not too fond of doing business with wholesalers/cash buyers as it leaves them with a lot of ground to cover before they can resell the house to not risk losing their license. Regarding uploading a video on how wholesaling differs from not using the MLS, I can definitely add it to the queue and make a video on it in the future.
There's no reason why a real estate agent would risk losing their license by working with a wholesaler or cash buyer. If you pursue distressed properties on the MLS that need to be purchased with all cash, then a wholesaler / cash buyer is exactly the type of person real estate agents want to talk to because a regular home buyer won't be able to purchase the house since it is in a distressed condition.
As far as feedback goes, keep finding & filtering for distressed houses, keep making discovery calls to real estate agents, and keep submitting offers! We've been wholesaling, fixing & flipping, & buying & holding houses from the MLS for 10+ years and have no plans of stopping. Keep working at it and you'll make it happen, Chantis! :)
