    Helpful video. I think I see a typo in one of your foils (I'm borrowing a term from meeting presentation techniques used YEARS ago. Dating myself). In any case, at 13:41 I think you misplaced "contract" with "contact"... FYI. Almost six years after this vid was posted, I'm strongly considering a SDIRA scenario but not for Real Estate purposes. Instead, private equity. Must (learn about and) avoid prohibited transactions to make this fly... Thanks for the presentation. It is quite well done, as others have stated.

    Solo IRA is not possible if you do not own your own business! So, this has very limited use for those of us who do not own our own business.

    Has any of what you said changed since this video was made regarding the real estate industry?
    What about using SD-IRA for investing in stocks?
    How does one use SD-IRA for investing in a business, like being a silent partner?

      Not really other than the IRS has backed off since the Republicans took control of the WH. If you want to invest in stocks that are not traded on an established exchange then you would need an SDIRA. You could not invest in an active business with your SDIRA unless the business is a c-corporation.

    Thanks for the info. Another lawyer on CZcams whose name rhymes with Pohler almost sold me. Turns out the custodian sdira agency that he highly recommends is also his and he never talks about the hidden fees. 🙏🙏🙏

      wickedn355 we have no hidden fees. We don’t have monthly fees, no transaction fees or per asset fees. Only an app fee and annual maintenance fees will be the only thing you would incur

    I have a LLC for my rental property. I'm told it's not an eligible entity b/c my LLC generates passive income and It's not a true company were you actually need work for profit. Any comments on this?

    Can you purchase other things such as precious metals or bitcoin futures or buildings? Or are those each a separate solo 401k? On average how much is a LLC to setup?

      The general answer to your question about investment is yes you can make such investments and it takes places in the same 401k. Many people are not aware that a 401k can be set up to allow such investments. Most 401k prohibit such investments because the investment advisor wants to control your money. The average cost to establish a LLC is $1500 plus filing fees.

    So how about using Alpine Capital for a sdira. I thought i saw u guys recommend aaron adams and his company to take care of the properties via custodian in a sdira (just for an old Roth).

      Yes you can own real estate in a LLC owned by an IRA. However proceed cautiously when using this strategy to avoid entering into a prohibited transaction.

      Yes. With the change in the Senate in 2015 to republican and the administration in 2016, the audits have decreased significantly.

    This video is a joke and so misconstrued with information. If any of you want to know 5 reasons why you should start a SDIRA give me a call or shoot me an email. Also, you can absolutely purchase a rental property with your SDIRA and personal funds hahahaha

      Real Estate Asset Protection it is called a joint venture agreement. And while you, yourself, is considered a disqualified person to your SDIRA, you can still partner with your own personal funds to close real estate deals. Our clients do this all the time because they want to have a little piece of pie. The only difference when you partner with yourself is that whatever the undivided interest is in the property, all profit and expenses are split according
      Example, if you purchase a 100k property all purchase and rehab. You use $80k of your money and $20k of your sdira you have 80% undivided interest and your sdira has 20% undivided interest. You sell the house for $120k for a $20k profit, that’s means your personal funds would increase by $16k and your sdira would get $4k of the profit.
