The cost of the loft is much less than I expected. I estimated at least £40k. You guys did an amazing job! Looking forward to see the transformation of the downstairs area especially the kitchen! xx

So useful to know the facts. We want to convert our loft and I read a basic conversion would cost £60K, so it's reassuring to know time and creative thinking can greatly reduce the price. Amazing job for that budget.

Your hard work has certainly paid off: not just in the work you did yourselves, but also the effort you must have put in to source all the materials. It seems an absolute bargain to me, and must have added far more value to your house than it cost. Our house isn’t suitable for a loft conversion, but I imagine your transparency in giving such an honest breakdown of what you paid for everything must be so helpful for others considering a similar project.

Thanks for all the info on labour costs. You guys seem to be much better than me at negotiating prices (not to mention the special "female premium" that tradesmen add on to quotes they give me). I will bear these in mind for a bit of upcoming reno I have.
The range of quotes we got was absolutely MASSIVE, so definitely keep looking around until you find something you are comfortable with 💜
Good watch. I think that price is great, and it’s more of a complex conversation with the l shape and lowering your ceilings down stairs. I’m planning a dormer which would be more straight forward. This was very helpful 👌🏻

I’m praying i can pay alot less for a simple one bed dormer! But at present am being quoted 36k for everything start to finish, including, plans , installations etc. so i think i will go for a shell and find some uncles in the fam to do abit of the plumbing etc lol. Wish me luck!! Xx

That is soo much cheaper than I expected!! 45k in Hampshire is what we have been quoted!! I would now consider doing it ourselves!!
If you have some DIY skill (and are ready to give up your weekends) I’d deffo recommend giving it a go!
I know this may be a while in the future, but when the house is fully completed, get a free valuation from an estate agent then do a video saying what you originally paid for the house, the total Reno cost and then the new house value! Think you'd be surprised how much work you've done and the value you've added! Love the bid as always!

If you have old Victorian doors that you don't want to change, there are sprays that will upgrade them to make them fire proof. Your plasterer was well cheap. My part of London, not an L conversion is about £60-£80k, and the lower end is pretty basic. You did very well on the costs.

Well worth it, two beds and a bathroom extra in London, that's a huge value increase. No brainer if people have the time and money and a house that can be converted.
Not sure I can do that with my loft and I'm not in London, but I am definitely interested in converting my loft as it's easier for me to convert the loft and add to the house than move to another house!

You did an amazing job for a great price (especially for London prices). Not only a huge amount of work but you vlogged it too, you must both be exhausted. It would be interesting to estimate/know how much it would have cost if you didn't do any of the work.
Thank you!! The quotes we got for a start to finish loft conversion was £65k+ (one of them was even £150k!!!) so even through it was a massive amount of work it was definitely worth it

Mine cost L shape 2 bedroom 1bathroom cost from start to finish with family helping and tradesmen with 3 roof velux windows cost £36437.51p I had several quotes starting at £57.000. 65.000 and. 82 500 not bad we done all the donkey work plus got materials cheap leftovers and brought brand new whatever we had to kind regards Jamie Eastwood 😄😃😀💯❤️♥️
Well done. Great prices and loved the openess and honesty, helps with perspective and gives us an idea of what can be achieved. I am not sure if anyone has asked but for the loft conversion did you have a party wall agreement? Not sure if it a must or just a guide because there are just some nightmare neighbours out there.
Hey! Yes you will definitely need adjoining neighbours to sign a party wall agreement. One side was fine and signed our letter, the other was a little less hesitant. In the end Tom drafted up a contract along with getting a surveyor round to take photos (£300) vs getting an award (£1000+). Fortunately our neighbours were not difficult compared to some of the horror stories you hear about. Top tip is to get friendly with them! It was quite a challenge persuading our neighbour to remove the rear shared chimney stack.

That £28k figure is brilliant. i have friends quoted £85k recently.
When we got our £150k quote it literally made my jaw drop!
I’m in wales and I’ve been quoted almost twice this by three different companies. Bonkers that it can be so much cheaper in London!

Hey there! We spoke to our builder a few days ago and he’s booked back to back ATM and not looking for any more work. Gutting because we needed him for our kitchen 😭😭 But sorry that’s not too helpful!

The only thing you missed out on ? is to open a cash account at a builders merchant to get some discount , cheaper than Wickes and delivered , other than that , very well done ,

That’s very expensive; you could have bought a one or two bed room terrace house in Liverpool and then renovate it and then rent it; which could have brought extra income.
But we love living in London and wanted it as a home! 🏡
What's the dimensions of the new space you created? (bed 1, 2, bath, dressing is that it?)
Question on your plumbing......5 bedroom 2 bathroom do you have a combi boiler? I am planning my loft conversion but not sure if combi boiler is OK or if I should Install hot water cylinder?
I would personally say if you have the budget it’s worth installing a water cylinder - this probably could be hidden in the eaves. We have a combi and you wouldn’t be able to use both showers at the same time. If our budget permitted we would have upgraded - something for our forever home. We have learnt to deal with it
Hi do you have a drawing of how the roof ridge was finished, I'm designing mine at the moment and am having trouble figuring out how to get the proper ventilation as the steel is in the way. Thanks.
You need ridge tile vents to let the air flow through from the other side 😊

The cheaper shell cost was a combination of starting in Feb 2021 where builders were not in such high demand compared to during the pandemic, material prices weren’t excessive and we were able find a builder who allowed us to source our own materials and was relatively new to starting his own business (after leaving a larger loft specialist company). Unfortunately he was getting too many messages and said he’s booked up for a long time now. I hope this material breakdown video will give you some bargaining power in knowing the true cost of things. Good luck!

yes, its way less than i thought. you may or may not know that just to get a brown stone/town house in new york city is in the millions. well, i live in manhattan so im only speaking about this borough. if you want the entire home for yourself then you may want to put another 2 million into the already 5 million dollar property. you can also break it up into rentals and the owner. there are condos but i prefer brownstone/townhouse.
A NYC brownstone is my absolute DREAM - maybe if I do 100 more of these houses one day I can afford one 😭😂

How did you actually find a builder to build the loft shell? Was it from a recommendation? More than half the companies I try to get a quote from don`t even get back to you
We found him on mybuilder but from other tradesmen I’ve used from there I would be less hesitant to use it as platform all the time. It’s a difficult time at the moment as builders still seem in high demand, fortunately we found ours in Feb 2021 before everything sky rocketed. We’ve had many times throughout the renovation with companies not getting back to us though. Good luck!

Sadly, have to disagree with the plastic piping and pipework those little rubber seals for the push fit fittings fail. How recent plastic pipework has been around to how long copper pipe has been around. I see more evidence of plastic pipe, failing at the compression joints than I do with copper solder, which at the moment has never failed. Copper pipe tends to only fail when it gets frozen, and it bursts or if the water has the wrong type of minerals in it and strips away the copper which can create pinholes in it. But if you get your water tested, that’s not really an issue I would trust copper pipe over plastic any day. That’s what I’ve seen with plastic pipe is mice are now getting a taste for the plastic and will nibble away and cause little micro holes in the plastic pipe, normally in a void which leaks for months causing damage to joists and becomes a major problem for property.
Wouldn't trust a chippy in London doing fire doors at £50 each (in an old house), gonna be rushing to smash those out. Especially the new doors in old frames, more like double that price
We had all new door frames so was a fairly straight forward job for him

No we didn't replace our roof - maybe in the future but more for aesthetics - there isn't anything wrong with it :)

We finished it this year. Most of the costs are from mid 2021 onwards. We shopped around and tried to get left over materials from builders to keep costs down
