    Plan on selling early next year. But with the current lawsuits about broker fees, clarity needs to be made in the industry. As a seller, I’m not paying the buyer’s agent .. these agents do not work for or in my best interest as a seller. Their customers are the buyers and should be the one paying their agents for the level of service they provide. This will save me tens of thousands of dollars and more flexibility with price negotiation… especially since our home values in N TX has fallen 15-20% in the past year.
    First solution is for any broker fees paid need to be removed from the MLS. It should be illegal not just unethical for any agent not to show a home to their buyers because the fees paid is less than the 3%. System is rigged.

      Thanks for your comments. In fact, all fees are negotiable. Lots of misinformation and that’s why a conversation with an expert advisor like myself could possibly be helpful. You absolutely do not have to pay one thin dime to a buyer agent. Bottom line, your listing agent should be explaining how our industry works and what your options are.       @@LiveNorthofDallasTexas I am not a novice in the industry. The thing you haven’t mentioned is the fact that every single realtor I have used the past 20 years made it clear that if the buyer’s agent doesn’t see the full 3% MLS broker fee for payment, your house will prob not be shown. Of course this should be illegal but in reality… this is why the system is rigged. The MLS should be banned from listing any paid fees period! This is a shady side and exactly why there are lawsuits!

      There are plenty of cases where the Seller doesn't pay the full 3%. And there are even For Sale By Owners who never pay any percent. The key is being fully informed of the most probable outcome of the paths you choose. For example, according to a study conducted by the National Association of Realtors (NAR), the average sale price difference between FSBO homes and those sold by real estate agents is approximately $60,000. In Collin County it's not unusual for 30%-35% of home being sold that have to reduce their price (thus extending time on market), and 13%-17% don't sell on the first try for some reason. The number one reason a contracted sale falls out is because seller/buyer cannot agree on issues that arise during option/inspection period. Buying or Selling a house is a half million to $1mm + event. Any error can be extremely costly...much more than 3% costly. Not all agents are equal in experience, talent, knowledge, expertise, etc., which means that services and their associated values will be different. Consumers should interview more than one agent to find the right fit. Sounds like, based on your experiences, that you will not be engaging the services of an agent and that's ok.       @@LiveNorthofDallasTexas I have always used an agent and honestly after using a half dozen of them, I feel most didn’t offer enough to pay them 6% (3% to my agent). My point still stands about the 3% to the buyers agent. These agents work for the opposition team. They are not your friend. In fact they work against your best interests… so why should the seller pay their fees? The buyer should be the one responsible and pay for their fees and levels of service provided. On a $900K house, that’s $27K. For what?
      I truly believe that the system is rigged. Realtors won’t bring clients to homes for sale unless they see a 3% MLS payment. This is the scam. I have heard this fact from every agent I have used. Even FSBO homes are screwed because of this … if they advertise in the MLS and show anything less than a 3% payment.. they get no showings on their homes.
      The entire industry must change.

      I think we know where you stand. Think of it this way. Many agents will absolutely show your home at less than 3%. Given that affordability has outpaced many many buyers who are scraping every month to get the down payment and closing costs...Put yourself in their shoes.....consider a seller who is willing to make that part of the deal or consider a seller who says, "you are on your own", you come up with even more cash? Not right...Not wrong....just think of it as a business proposition. As a seller, one of your considerations is, "what is my proposition". So much to consider! That is why you should reach out.
