*Only 3 right now, IL, KS, OK and the city of Philly wants you to have a wholesaler's license which is like a biz lic, regardless the opportunity is still there even more so in those states because the SHEEP will run but the GATORS will still make it happen*

Can you do a breakdown with wholesaling mobile home. From start to finish at mobile home parks
*Really not my lane, done a couple but really not my thing but just know if they mobile home has to be moved it makes it more difficult to get a good deal and to wholesale*

If a motivated seller ask you about the process, do you have a script to explain exactly what wholesalers do?
I've been mentored to never disclose your a wholesaler because a lot of agents don't like to work with wholesalers if your dealing with on market properties. But usually where told to say that we work with a real estate investing team and our job is to go out and find good deals that'll allow me and my team to make a profit on the property. So when i find a good deal, i put the property under contract. The contract is called purchase and sales agreement. After i get the property under contract, i assign that contract to a investor on my team. After the contract is assign we head over to closing and the process usually takes less than 30 days to close on the property. For off market properties, i believe it is okay to disclose your a wholesaler just make sure you explain yourself well on exactly what your doing in the real estate business.

I have this lady who has land for 21 acres listed at $430k ... she has already told me the lowest she would go is 380k and this is without me bargaining with her so I'm like okay I have plans on talking her down just a few but even 380k for her land is descent ... my thing is 🤦🏽♀️ I have no idea how to draw a contract up with the buyers so they won't steal my deal 😒 I'm about to panic in 5,4,3,2.... 😩

Hey FlipMan this is Saadika again so I’m looking at your videos on my phone and going step by step on finding cash buyers virtually because I want to build my cash buyers list before I go to the next step so when I go to dealulator propstream and I put in Humble,TX it shows 4 MLS 50 pre foreclosure 50 auctions 105 Bank old 5970 cash buyers 1677 Liens 137 Vacants and 43,263 high equity now I clicked filter I went to flippers and it said Expand your search because nothing was coming up so I started over this time it pulled up everything I text you earlier about the four MLS is the 50 pre-foreclosures all of it over here on the side I see unique properties it says 65,115 but when I go to filters and I hit flippers And I try to bring it down to a lower number it shows me nothing I’m lost
