    Because Market Street was NOT a LEGO-designed modular. It was a fan-based design that was part of the sort-lived Factory theme. It's like that cousin no one talks about LOL
    Love this collaborative ranking with Shy and Josh :) These have always been setting a new bar every year for the first 10 years (2007 - 2017). There have been some "plateau" releases recently but the developers have never failed to deliver new types of detail techniques.

      Nice set but not comparable to a creator expert modular. It feels more like a regular creator 3 in 1 building but upsized

    I think Parisian Restaurant is one of the best. I put it in my personal top 3. Especially to build. There are so many smart building Techniques. With the walls build sideways, That unique roof, Those poles at the front. It looks great. The color combination is in my opinion one of the best and unique. It might not have the wow factor when you see it compared to some of the later ones. But if you pay more attention there is so much going on. And I also feel like Parisian Restaurant put the bar higher and made a new standard. I think that without Parisian Restaurant. in the modular evolution. You would not have something like Boutique Hotel. I mean those lego Technic pieces to use as a decoration. The car Mud flaps to make those round things at the top. Those little panels around those pillars combined with Star Wars Droid pieces to make those arches. I mean seriously how can this modular not be higher. I think it is the most clever building of them all.

    Having been a day one buyer of every modular, the cafe corner and especially green grocer are criminally under placed on this list. Green grocer was such a landmark, building it redefined what Lego could be for me

    I have no idea why these people are so obsessed with the story lines. These work best as architectural sets and sets like the detective office are basically ruined by play features that nobody uses.

    As a standalone set, the Diner is by far and away my favourite, however it doesn't really fit with the era of the other modulars. Maybe with enough of that era models, you could have an entire street of that era and people's opinions would change.
    On a different note, I think you should add the BL designer program Lego store into the list, as I'd consider that a proper modular, fits perfectly with them, no ip influence and not a totally different idea like ninjago city etc. It would be a nice bonus to see.

    Ranking the sets _in toto_ is tough, because there’s the display value, the building experience, the build techniques, and the parts, and in many cases those are unrelated to one another.
    But just considering display value, I think Palace Cinema is my #1, and I don’t think anything is gonna bump it anytime soon. I only have room to display 3-4 of the modular buildings, so I have to unbuild older ones periodically. I normally unbuild the oldest modular when I need to make more space; Palace Cinema is the only one that has broken that pattern, and it’s still built while several newer modulars have been disassembled or are due soon [I’ve got 5 unbuilt in my backlog, plus the Natural History Museum when I can afford it].
    At the other end, Brick Bank and Market Street had the shortest display runs for me, by far.
    When I got Market Street, I had neither the space nor the inclination to keep Lego sets on display. At that point, the only set I had kept on display for any length of time was the UCS Y-Wing. So it honestly didn’t even occur to me to keep it built for long-but I don’t think I would’ve, even now. Great set, but it’s more of a play set than a display set.
    The story in Brick Bank is fun and the build is awesome, but it’s one of the least-interesting modulars to display, IMHO. Most of what’s really great about it is hidden inside, and even the stained glass windows aren’t much to see with the roof on (unless you install lights). It was an easy decision to unbuild it instead of Pet Shop, Palace Cinema, Parisian Restaurant, or Detective’s Office.
    (The other reason Palace Cinema is still built is that it’s not very exciting as a parts pack. So I haven’t had any particular desire to unbuild it competing with my desire to keep it on display.

    I started collecting when I saw there is not only the Cafe Corner but also a second one available. So, I was lucky to get all modulars from the Lego shop. And the modulars belong to the few sets that made it together with me to the US when we moved from Europe.

    i have some of the newer sets down low because some of them i don't see a story from and/or its really difficult to place it in your city without any gaps between buildings which doesn't look so great to be honest, while some very old sets are quite high because they look amazing no matter how old they are, they are still really nice to look at. I'm mostly disappointed in Grand Emporium, while it is a requirement because everyone needs clothes and bowls for their homes, its just the lack of interior when we look at green grocer which came out 2 years before it, it has way more detail and its mostly on 1 floor, while everything in Grand Emporium could do the same job on 1 floor but it spread out on 3 floors leaving way too much empty space.
    [EDIT]: i gave Market Street a high ranking for requirement because if you think about it, nothing is nicer than the freshest products, and with Market Street minifigs can get the freshest products

    Couldn’t disagree more with at least half of this list, especially the Green Grocer, Detectives Office, Fire Brigade and Bookshop. The first 3 should be so much higher and the Bookshop in 17th place imo. Only Market Street is worse.

      Bookshop is the most "filler" of all the modulars...And calling it a bookshop is laughable.
      The fact that only Market Street is worse (the first ever modular; designed 15+ years ago by some dude) is really saying something

    I started buying modulars In November 2021, I was all caught up by The end of 2022. I pieced together Café Corner, half of the Green Grocer, & Market Street. I also replaced 90% of the gray bricks in the Fire Brigade.

    Really like that new modular but I have a feeling in the original design of the Jazz Club modular, the 2nd attached building was a bar not a pizza shop. But then lego corporate stepped in and said it cannot be bar, so the designer changed it to a pizza shop (altering the colors a bit as well). Evidence for this is there are still cups and a bottle on the jazz club tables. I mean you see bars attached to (or part of) clubs all the time but almost never a pizza shop.

    Man alive, Lego Expert sets and Modular buildings in particular sure have come a long way huh. Tch, remember when these things could cost $90? Because I sure don't, and I was THERE for the start of this along with the other greats like Hero Factory and Ninjago.😅

    Good god I am thinking of getting into the modular line of LEGO but I'd be limited to the newer sets, which is sad because I REALLY want the bank. But its like $650?! Good lord! I'll probably still get the museum and see where I go from there.

    One tiny detail about the jazz club that just messes with me is that the jazz club sign leans forward on my set a little bit, I’m not sure if it’s just the way I’ve built it or not but it drives me INSANE

    Re-rank we have the museum, lol. I just started getting back into Lego and the Modular’s. These are scary addictive. I started January 29th of 2024. It’s Mar 20th 2024. In order of purchase. Boutique Hotel, Jazz Club, Birch Bookshop, Natural History Museum, Assembly Square, Downtown Diner, Corner Garage, Police Station, and Parisian Restaurant. Also, added a Brick Artisan UP House MOC and soon a Family Reunion MOC. As you can see I have a problem! I agree with your bottom three for sure. The others I don’t have are hard for me to Judge. I feel like the Diner dropped way too much from your 2022 to 2023 stacking. Not that it’s number 1 but a 12 it is not.

    Honestly I don’t like the fact that the pizza/jazz, and donuts/police station are connected without being able to disconnect like you can with the pet shop and townhouse. I feel like it forces you to place it a certain way and kind of messes with the creativity of where you can place it in your city

      Also the billboard on the side of the police station makes it a hard placement because I feel like it looks dumb when you connect a building to the set because it is directly facing a fall and can barely see it from the street until you’re basically under it

    Slight correction - the Boutique Hotel was designed by Anderson Ward Grubb, not Jamie Berard. He’s also the designer for this year’s Jazz Club.

    I've been collecting the modulars since the beginning and had no interest in Market Street, so it's the only one I passed on, and still have no regrets. While they are not part of the Modular Collection, I LOVE the Monster Hunters Haunted House, the Fishing Store, and the Sanctum Santorum.

    how can anyone who isn't drowning in money realistically spend $900 on a plastic house to display that they didn't even really want. Not to bring up the whole "there's people starving in the world" argument, and people can work hard for the things they truly enjoy, but come on, it's like they regret the entire thing and it's MUCH too expensive for a Lego set, no matter how dated.

      Certainly did not double. You can find many old sets in the $150- 200 range on bricklink in used/excellent condition and new sets are $229
