Nyati Elan Project is located on Bakori Road, Wagholi, adjacent to JSPM College. This Project was launched even before RERA came into existence and is in the final stages of completion. In 2014-2015, the average rate here was ₹ 5000 to ₹ 5000 per sq.ft. There was not much increase in rates from 2016 until Covid but after Covid there has been a rise in the average price and has seen 20-25% appreciation. The only negative here has been its location which now is seeing a promising future with metro extension coming up to Vithalwadi which is ahead of Bakori phata. Wagholi is over-hyped. Problems are plenty, whereas Municipality has turned a blind eye to residents woes.
Wider roads and Flyovers are badly needed and municipal water supply should be provided now.
Onces all is done then u will be considered that location is great right but that time u will not get property in nearby locations , I think now you understood bro

Nyati Elan is very good society in wagholi location ...Ample space and all amenities are available.
Could you also cover green jungle behind nyati elan green sunrise hills, entire wagholi getting water and clean air just because of that.
Narrow roads, dust and mafiaraj are main problems in wagholi(no disturbance to comman man though)..also not enough green cover to support increasing population and hence healthy lifestyle for those people

The problem is way political than you can tell in your video. Kharadi has genuine people of power like Surendra Pathare who actually care about the location, people and development, whereas, most of the land in Wagholi is purchased by Satav Patil and Pawar family who 1. has ensured that any inter roads connectivity or road widening is litigated amd blocked for monetary benefits, 2. Runs the water mafia and creates water issues 3. Scares and transfers police officials so his guys/rural folks who vote dont get traffic cases at keshnand and awhalwadi 4. Blocks any non-localites/non-marathis from doing business where they are not benefitted - in all gives a damn about the development or growth of Wagholi.

Thanks for the video sir, here are my observations -
Wagholi is near to Major IT sectors like kharadi, magarpatta and yerwada which is benficial. Airport is also near compare to other location.
As it came under PMC in next 3 years it will groom for sure as it has potential still(not like Kharadi which is already done)
Wagholi has multiple good schools near by area
Problems are -
Traffic issue, water issue, facility issue like gardern, hospital, play grounds
But if they do so all those changes this would be next BKC i beleive
Next BKC is difficult.. Wagholi solely depending on Kharadi because of near distance, other wise Wagholi don't have anything of its own... PMC included multiple villages in its limit so Wagholi will get few or very less attention with others

I think whole East pune has water problem and wagholi is worst. Kharadi seems too small. There is no township or big societies which can accommodate large number of families (even like nyati elan are rare). Nearby areas like tulja bhavani, chandan nagar are already occupied and crowded.
Was expecting more in depth video on nearby school.. hospital...expected completion of roads. Still appreciate effort.. 😊

I live in wagholi near Wagheshwar Temple, no body cares about the traffic rules. Continues dump trucks dust, traffic, noise etc all the problems.
I will say spend 10-15 lakhs but buy in kharadi 😅

I lived in nyati for 1 month almost everything is good but even in monsoon the water problem is there and the water is very salty and unusual i feel. I left that apartment immediately

Wagholi has worst roads in entire Pune.... See the Bottlenecks in nagar highway , everytime it gets choked , huge traffic 24/7 ....... No other roads except the only nagar highway

Atleast nagar road is not that much narrow.. also I am not saying wagholi is best but yes in terms of money one can save it rather than buying a low quality property in so called posh areas of Pune( which I don’t think should be called posh ) in east Pune mainy

Actually agreed… people who know difference places of pune apart from wagholi know that other places have many issues related to traffic, water issue, ACC cement factory 🏭 issue and many more

don't buy in Wagholi even if you get it for free, life in wagholi is hell. Full of dust, hard water, electricity issues, road issues and huge huge traffic.
