As a homeowner, might I suggest that you totally increase your emergency fund to five or six times whatever it is right now- if and when anything goes out in your home, it may cost thousands. Just a suggestion as to what I’ve experienced. And congratulations on your new home, I can’t wait to see it!
Thank you for that! I actually set a goal to save $100k this year to set aside specifically for that reason. I JUST hit that goal and it’s resting in my HYSA 🙂

I myself lucky enough to have been exposed to money management at an early age. Worked full time when I was 19, purchased first home at 28, fast forward time... I'm 50 now, got laid off March 2020 amidst lockdown, a blessing in disguise. At once, I consulted an advisor to stay afloat and with subsequent investments, I'm only 15% short of $1m as of today.
Very true, people downplay planners role, until burnt by their mistakes. I remember just after my layoff early 2020 amidst covid outbreak, I needed to stay afloat, hence researched for license-fiduciary advsors. Thankfully, I came across someone of practical knowledge, and decades of experience, I liquidated 200k of 325k from my 401(k) it has yielded nearly 1 m after subsequent investments so far.
I will be happy getting assistance and glad to get the help of one, just how can one spot a reputable one?
There are brokers around you but I use services of “Kayla Tabitha Rodrigues”, lady comes highly recommended especially in times like this. I am hedging and haven't lost much to the recession. I found Kayla in 2020 when the stock market was at an all time low. You can search kayla by yourself.
The decision on when to pick an advisor is a very personal one. I take guidance from ‘ Kayla Tabitha Rodrigues ‘ to meet my growth goals and avoid mistakes, she's well-qualified and her page can be easily found on the net.

I really want a house so bad but looking at the monthly mortgage payments and then knowing I have to pay everything else and stuff that breaks I’m not going to rush it and just take my time till I know I fully ready 😊

@Baddies call the utility companies and ask them for the amount normally paid for all 4 seasons. They will give you the information
You should get a home warranty. They cover all the costs if appliances break or stop working. Some even cover garages. You should look into getting a home warranty.
