Originally from Yokohama, Japan, I am a wife, a mother of two daughters, and a mother of a mini-Golden doodle dog. I’m a passionate entrepreneur, and besides my career in the real estate industry, I own two local restaurants in Southern Highlands.

Why do you think TB has a massive waiting list compared to Pulte in Ascension? When is the realtor commission slashing due to over charging clients video coming? That KB home in inspirada STARTS at $400k BEFORE any upgrades. So you absolutely cannot get it for “under $400k”. Please clarify to viewers next time. Ethics people, ethics please

Toll Brothers is a luxury builder that has won many awards for their design and build nationwide. Many of my buyers seek Toll Brothers built homes specifically as they perceive value and quality. It's also great for resale 😉
I am a firm believer that realtors are NOT overcharging. We bring value to our clients both buyers and sellers and at Las Vegas Sotheby's International Realty, we have been and will continue to be a 6% brokerage.
The KB home in Inspirada starts under $400K and with the lowest lot premium, you are still under $400K without any upgrades. Some of my buyers prefer getting no upgrades so they can do it after closing themselves at their own pace. I also stress in my videos that when buying a new build, you have to factor in additional costs like lot premium, structural and design upgrades, window coverings, appliances, lights, and backyard finishes.

What happens when someone wants to sell a 89138 home but is only offering 4% to buyer and seller instead of 6%? Say it’s a nice Mesa ridge house for $2.5m you will pass on it? Then what happens when all the hungry realtors start taking it for 4% instead of 6% and a snowball effect happens?
Are you able to buy a TB or Pulte home with ZERO upgrades? Just lot premium and base price? I didn’t think this was possible but you’re saying it is in fact possible in Inspirada
