      These prices are good for students. On campus they would be paying about the same or even more for just a tiny room, a tiny en-suite and a shared kitchen with 15 others. In spaces like this, less than 5 people will have this whole house and a garden and space for a car to park and maybe even a garage. This property looks much more appealing too compared to a dorm room. It is also optimal for a group of friends going to uni together who want a private space. I agree that the housing market is terrible but landlords who are multi millionaires are the issue, not honest hard working people like this man seems to be.

      I'm a HMO letting agency and this isn't the case for most. There is so much missing from his figures. Plus his gas and electric costs for 5 students living there is laughable.

      Why not? Most student accommodation leases are 12 months so includes the weeks they may be home with parents during term times.. because they need somewhere to come back to when term starts again and decent accommodation is hard to find close to campus.

    What about repairs, void periods, legal fees for evictions, you have also not said about tax on earned income etc. lots of costs not factored in.

    Also dude, you didnt mention tax. You can't off set the cost of the mortgage any more unless you buy 7 at once!!!!
    To the people moaning about others not being unable to buy a house as a first time buyer. Get a grip. He is not a bank buying them up. If people didnt want to live there they can go else where. It is called "competition". Stop moaning if you dont like it. Buy a house and let people live there for free if you care so much.

    Real estate can be risky work. People beg to be your tenant and then complain about you non stop. Things break, people don’t pay rent. That tiny bit of rent better be saved up. If one pipe breaks the bank celebrate’s your downfall.

    3. Adding more properties is adding more debt, and higher risk.
    4. Not everyone pays on time, which you seem to suggest will happen.

    Great airbnb unless you live in them lovely seaside areas where locals can't afford property because everyone buying homes for airbnb, and they kill the local community because no one living there in the winter. But yeah, it good for someone making money on making people move away from where they grow up because all the homes are airbnb. My local seaside town know stands at 45% of the town know airbnb and the community has dropped. As of this year, from January 80, families have lost their homes to be turned into an airbnb, and that's on a small town of 4,000 people.

      @@CEO786 ok, so to do this with apartments, apartments here are around 85k, for that price, the loan would be 447 eur per month
      now, there arent really apartments being rented out that size above 600 eur. So, 600 - taxes come out to 462 eur a month profit.
      That would be 15 eur pure profit from the apartment, if everything goes well and i dont have to repair anything. To earn atleast 2k a month, i would have to have 134 apartments or otherwords slightly below 11.4M in property loans/value...
      Now, lets say you dont take inflation into account. Atm in my country, 1.5k (after taxes) is the average salary. And 1k goes into living, so lets say each month i save 500 eur. It would take me 21 years to get to the point, where i could get 2k a month, after taxes... 21 YEARS
      so yhea... sorry, but not really promising... like after university and stuff, i would be like 45+ years old, before i reach that amount. AND this is not taking into account all the repairs etc. i would have to do and maybe if i started a family and such...
      so yhea... sorry, not really feasable
      (PS: i make slightly above 2k now, after taxes, but thats because i work 220+hrs each month)
