    Whether it's freezing weather like we had 2 years ago and now the drought causes so much expense for homeowners.

    Keep the lawn green is the key. Don't rely on the soaker hoses. They can cause damage due to uneven water distribution. I learned it hard way.

    It is the type of soil. Sandy Lome is the worst. I live in Austin and it seems like I am on rock. No problems in my 52 year old track house.
