The figures for furnishing is very unrealistic. You can furnish a 1 bedroom with much lesser
Interesting blog. But the model isnt easily profitable in Dubai. If you pay 7% in costs, and 20% to an agent, you still need to pay 18% to an OTA and adjust for 75% occupancy which is optimistic. That leaves 89aed if long letting at an average nightly rate of 200. If the same property can be let at 100/night on a long let it's much better. For the hassle to be worthwhile you need to generate revenue 3-4x the long term rental rate.
