    nice looking building, big spacious units with fantastic bathrooms for the Phils, 5 star location but prices are still kinda high imho...i understand all the qualities i mentioned, however those starting prices are quite steep...thanks for video Rod...best wishes to u always

    Thanks for the condo tour Rod, they are really nice. The newer condos there are now up there with Western standards. The prices seem to be heading that way also.

    How did all these hi-rise condos you've done vids on in the past come thru the typhoon odette? Major damage to any of them?

      My observation is that most came through the typhoon fine with some getting a little damage to the outside. Many have backup generators...but ran out of fuel and it took a week+ to get fuel. Some rationed the generator use to 2 times/day for a couple of hours also Bill. 7 months later City Suites only has 1 elevator working because they think the insurance company will pay for repairs....or maybe not.

      I was in Horizon 101 during the typhoon. The winds were that strong it was pushing the air cons into the apartment. Had to spend about an hour pushing it back against the wind. We have a flue for the CR and kitchen and the wind coming through that cracked it. Minor damage. At ground floor level one of the glass doors on 711 got smashed. Also on the 9th floor platform where the pool is some of the plants and trees didn't do so well.

    Good showing
    Looks like quality fixtures.
    Good concept with higher floor of amenities.
    Cebu builders should step up the game.
    For around the same price as Uptown Cebu,
    Makati and Ortigas have hybermarket in ground floor,
    cell phone stores, eateries in multiple levels.
    Connector roads will keep getting crowded.
    Train and rapid bus is essential to Cebu.
    Hanoi and Saigon built trains in the last 10 years.
    Its time for Philippines to do something that would benefit all.

      The BRT, Bus Rapid Transit is delayed but finally seeing some implementation here. I think they are studying an above road monorail system also.

      Saw one condo had Gasiano attached .
      It's kind of like being survivalist when rain is heavy .
      Taxis go on break time.
      I got stuck a few times waiting for a taxi with bags of groceries.
      Robinsons Galleria condo is nice with mall attached .

      There are several condos coming open over the next year or 2 so it should fill the needs if the country opens up.

    Hi Rod, thanks for another condominium video. One question I often have with these ones are the upkeep / maintenance. How does that work in Cebu, how much do the owner pay for general maintenance of the building and - a bonus question - are those calculations in general realistic?
    Basically if you buy a condo today, will the tower, pool area, garage, reception, elevators etc be well maintained 15-years from now or will you have to pay up extra for that going forward?

      Good questions. My observation is the higher end projects are better maintained than the mid to lower end developments. Condo fees range from 70-150 pesos/sq meter in condos with some older units lower. It is good to check the reputation of the builder and management company also.

    Since you recently had to deal indirectly with healthcare in Cebu, I would be interested in your take on that. I think you have talked about it a little but perhaps a video going to/from hospitals you recommend, how to get there, travel time etc. Also, I would be interested in your take on the quality vs a place like Makati Medical Center or St. Luke's in Manila. Also, labs for blood work and availability of specialists. Healthcare is an important factor for me trying to decide between Manila (Makati) and Cebu.

      Health care is a very important topic for many of us Sam. It is also a very broad topic to cover. My experience here and with other expats relating to me is that you can get most but not all procedures done in Cebu/Mandaue City. The big hospitals in Manila offer the most and best I think. There are many specialists here also.

      I have been told by many over the years that they should withstand an 8.2. My observation over 7 years is that it is usually the older 2-5 story buildings that have the most damage from quakes.

      There are many condos and other buildings here that could utilize their roof tops efficiently and for the residents. They will also collect rainwater here which every building and many homeowners should do with the water issues we have had. Thanks Mr Macau.

    Hi Rod, thanks for the video. I noticed that all of the condominiums I've seen have stone tiles flooring. What is your experience / opinion about that as a noise control specialist? For example I've lived in quiet some apartment highrise units in the Netherlands with all of them noise of neighbors even when they just simply walk.

      Most buildings/condos here are concrete Michael and that helps with noise transmission to a degree. If your neighbor has a loud tv or stereo speakers connected to the wall, that can be an issue. I have found noise from neighbors is less of an issue here than in the many "stick built" apartments I lived in in the states. I do not hear too much but if the unit above drops something, I will probably hear it. If I were to buy, I would prefer to get receive it stripped and I would install my own noise barrier materials on the floor, walls, and ceiling. I have 2 videos about noise called, Got Noise. If I had a higher ceiling in my apartment I would definitely place a sound absorbing layer but with only 2.4m there is not much space left otherwise it would feel a bit low to me I'm 1.82m. Funny thing I noticed when I was in Manilla the places I'd stayed in all of them had a ceiling height of 3m I was very jealous of that and wondered why in the Netherlands a country with the tallest people in the world has to do with lower ceiling heights.

      I have contacted the sales rep there and we are having a problem setting up a time. He may be out of town as I am not getting any response to my emails for a couple of weeks. I will keep trying.

      Condo fees usually run from 70-150 pesos/month Ebernabe. This would be on the high end. My observation is that the higher end projects stay maintained the best long term.

      It would depend on one's budget of course Nicole. Some condos I liked originally I have heard have "issues". 32 Sanson is a nice well built place by Rockwell on the high end. A friend of mine stayed at Avalon next to Ayala and liked it. Alcoves at Ayala mall is nice as is Park Point, larger units in general.

      Have you already arrived? Airlines usually will not allow you to fly if you do not have an "ongoing" or return ticket within 30 days of flight. If you made it here, be sure to extent your visa a week before it expires and you shouldn't have any issues Joe.

      I think the range was from 14-64 million pesos for the largest units Anil. Not sure about the specific 2 BR pricing. The agent is listed in the description for more details.

    Bad Investment ! So much more Practical & Affordable to RENT in the Philippines...Once you buy it the price depreciates at least 50% & you're stuck at that location forever...Rent monthly & you can move around at your own choice....
