I think the so called investors actually want to rent the unit to you, and at very affordable rents (compared to other world cities we strive to be compared to). I think the investors are doing their part in driving demand to build inventory and to give everyone a roof over people’s heads!
How about investors get to buy what is left over after end users get a chance to buy? Homes for actual families and not some dude that knows somebody and buys 10 units at a time raising the cost for everyone? It’s not that hard.

How do you have negative cashflow with no mortgage? Sounds like lots of spending on landlords part on frivolous things. Negative cash flow is insane if theres no mortgages held by the landlord. I have friends in cibc that work directly with builders the word is they are switching away from investor owned property and going to focus on end user better quality homes...this happened in reverse in 2000 to current in 2000 the developers stopped building homes and all went down town to build condos now that's over so back to reality when rates make sense.....let's be honest if we really had an inventory problem all the condos would be eaten up like a free lobster 🦞 buffet...clearly it's not inventory related couples older demos and younger singles and even alot of families would have packed them selves into what ever....the problem is mortgage fraud amongst investors and the willingness of banks and to lend recklessly and the stupidity of some to finance recklessly
100 percent correct. When developers sold pre con condos did they verify the pre approval letter they got was legit. Corruption is at all levels , banks , realtors , mobile mortgage reps at Banks, accountants. There are professional people however there are a lot of unprofessional doing fraud. Think about how people purchased condos pre con in vaughan at 1150 per sqfeet when the resale rate was around 900. It's easy why because of lots of demand. They question is why lots of demand and the answer is mortgage fraud. When will financial regulators wake up . Osfi , fintrac etc

Interest rates are correcting for a short time and than would bounce back a big time. Leverage will kill most of the real estate investors by 2026. We need to lower our leverage as soon as possible.

My one word is “greed”. Housing is a necessity, but the Real Estate industry, banks, etc. helped make the situation so bad. Prices are 50% too high.
