This guy is knows his stuff just remember an Xjet will at best for a 4 gpm 4k psi machine give you 2.5 - 3% mix. Now to increase that what he's doing, which is brilliant given this video is 2 yrs old, is lowering the gpm and psi by idling down his machine. This allows the x-jet or any other down stream injector to pull more mix increasing the percentage. To what percent depends on the variable of how much suction you can get from your down stream injector. To put this in perspective another example of down streaming that is different from just applying a mix but works exactly the same way is the sludge sucker. It's crazy the volumes you can from down streaming if the variables are changed. A Sludge Sucker attachment using a 4 gpm 4k psi machine can move well over 30 gpm! That's right over 30 gpm! So In theory if you had a 5 gallon jug of SH you would empty it in less then 10 seconds with only a quarter gallon of water. Tom Shuppert depends on what part of the states you live, a hot water is better for commercial parking lot cleaning for oil stains but not totally necessary the other benefit is if you have long wInters the warm water speeds up the cleaning time. I have cold water machines and do just fine
Quick question, tried to see if it has alrwady been asked but didnt see it in the comments. If I use a 8gpm machine and I use the Xjet with the hose in 12.5% SH, with no proportioners being used, what is the mix ratio that I will apply? Thank you.
Great video!!!!! This is the set up I need for my home use. Question, for brick cleaning and driveway cleaning with the X-Jet what proportioner would you recommend (3GPM)? THANK YOU!!!!!!
Hey Lawrence, What do you charge for roof and concrete, house cleaning? I’m just getting started in the business and looking for something to start with. I’am in North Carolina
Im curious, you think it would be possible to downstream using a 12v pump so the chemicals aren't going through the pump, like maybe even using a xjet but on a 12v system?
No need for this as you can buy pumps that use Viton and Santoprene which are made to handle chemicals like bleach. SoftWash Systems sells them, J. Racenstein sells them, Pressure Tek sells them, and probably many others, but these are pumps designed specifically for this type of work They sell entire rigs where all you need to add is bleach, a battery and your soaps/surfactants and you're ready to spray. Most people just flush water though the pump at the end of the day so they don't leave chemical sitting in the pump overnight or for extended periods, and others go a step further and use a bleach neutralizer when they flush out their system at the end of the day. SoftWash Systems has a product called "Final Wash" that works great for adding a light wax to vinyl siding and neutralizing bleach. A few ounces in a 5 gallon bucket of water can be used to run through your system to neutralize it, and can be reused several times if you can store it sealed in a 5 gallon bucket during the job. Rinse your quick connect tips as well. Final Wash is also great for rinsing down your rig at the end of the day to neutralize bleach on your rig and significantly slow rust and corrosion.
hey man, im looking to buy this x-jet. where did you get the chemical bucket? and can i make the vinyl hose longer, like 20-25 ft? thanks awesome video.
Great vid. Quick question for you that I don't see a lot of people asking. You mentioned that the client didn't want the driveway washed. Does the 12.5 SH not clean or "stain" the driveway? I feel like it would clean the concrete just sitting there, no? Wouldn't it leave spots on the dirty driveway? How do you handle that?
rreman81 yes just by the SH sitting on the concrete next to the garage would would make a clean spot, the customer was tight on money and didn’t want the rest of the driveway cleaned even though it was covered with black algae like the roof had.
My concern is all the runoff... not on this job but jobs with vegetation, with or without gutters.. The xjet certainly uses a lot more mix per square foot than a 12volt
Newby here starting out house washing and have a roof lined up. Iunderstand you say you use straight SH 12.5% undiluted.. when using Xjet with proportioner doesn't that dilute the mix according to the proportioner used?
1969jmac - SoftWash Systems does many training classes each year all around America. Get into one of those if you plan on doing roof & exterior cleaning. I watched videos for 6 months, taking notes, reading forums, and anything I could get my hands on before finally deciding to get into one of AC Lockyer's classes. Everything I'd learned didn't cover 20% of what he covered in class, and that was even after watching a 2 hour video of part of one of his training classes on CZcams. So many people want to take the cheap route, but trust me, get professional training. There are so many ways that you can cause damage that you'll be glad you took the training. AC's companies did over $5 million several years so if there is a mistake that can be made, chances are he is aware of it and it is covered in his training. Do your research on using an X-Jet and the ratios you are using. If you're just starting out, it is easy to over apply a hot mix and kill several plants, and all the sudden your new business has gone from a money making venture to a money suck as you replace dead plants and start out the gate with a negative rep. I can't tell you how many jobs I've landed because I took this training and was able to present my expanded knowledge over the weekend warriors with no real training. I'm a horrible salesman, but I can still close deals because I can talk circles around those with no real education, and all the sudden customers realize that the competitors low prices are not really worth it. The bitterness of poor work remains long after the sweetness of low cost fades. Regarding the Pro-Portioner...I've never used one, but that is on my wish list for this year's upgrades. The amount of time it can save is pretty significant, plus it allows you to shift on the fly so you can do a hot mix on a bad section of roof, and easily switch to a moderate or weaker mix on a section roof that has light stains, then to a weak mix for siding without adding more water to dilute a one-batch mix, then calculating the amount of soaps/surfactants you need to add to the diluted mix each time. Well, I'm off base a bit. I'm talking about using a Pro-Portioner with a 12 volt pump, not with a pressure washer or X-Jet. You can build your own Pro-Protioner for about $800, but for the price difference, I'm not sure it's worth the hassle. They also allow you can carry pure-undilute SH in a tank which is great because so many surfactants you add for one-batching will nuke your SH, meaning your SH may last a week before it is too weak to use on a roof, versus about a month or so undiluted. For me it means I can use my tank for pure SH and make fewer trips to get fresh SH, which is a huge time saver. God bless you and your new business! Get trained through. SH can have some nasty reactions if you don't know what you're doing.
This will be a Stupid question for you all, BUT- What is he talking about with the “throttle adjustment “ on the 4gpm???? I have a 4gpm & I’m stuck on what he was saying.. by throttle does he means the lever on the engine to go from “turtle” to “rabbit” so-to-speak??? Or is he talking about the large knob on the pump??? Please, I want to understand this tip for my 4gpm! Thanks
Hi, I had a question on this application. If I'm using 10% (sh) do I just fill the 5 gallom X-Jet jug straight with surfactant? I don't have to dilute it when the throttle is low? if I follow this process does that set my ratio 5% (1:1)? If it's on full throttle then what's the ratio percent? A little confusing. Thanks
I use something very similar for detailing car. We call it a foam canon, but it looks almost identical to this x-jet. I use an electric power washer for cars, as there is no need for a high power machine. In theory, I think this should work for roofs. Do you know if this will work? I haven't purchased a gas pressure washer yet, but I would like to knock out a few jobs first before making that investment.
You'd be refilling your bottle over and over and over to get enough volume to clean a section of roof, and I'm not sure the mix would be strong enough to be very effective, but it is definitely better than nothing. Spray, let it sit, rinse everything around before, during and after and see what you get. I do professional roof cleaning and most roofs take 10-25 gallons of 12.5% SH to come clean, so I can't imagine trying to refill a foam cannon that many times to match that volume. You'll need some kind of surfactant - never use Dawn as it has ammonium laurel sulfate and when you mix ammonia with bleach it causes a chemical reaction that releases a lot of chlorine gas. My fear is you would get fed up refilling the tank and just start pressure washing your roof and you should NEVER use PRESSURE to clean a roof as you can void your manufacturers warranty and reduce the service life of your roof. I appreciate what Lawrence did here - this is the ONLY video I've seen in my 6 years of roof cleaning that I can honestly say was effective without causing pressure damage. Kudo's Lawrence! But as he said, he was just testing it out for the fun of it, but when cleaning roofs, he uses his 12 volt agricultural style pump. It's easier, you can carry on a conversation at normal volumes standing next to the pump while it runs, you burn no fossil fuels, and it is a great way to go. All pumps and pressure washers fail eventually, and generally pumps are faster, cheaper and easier to troubleshoot as well.
Jeffrey Santaite You can run a long length of tubing to a larger container of your chemical mixture. MTM foam jet, or MTM pf22 foam cannon are also good.
I’ve been pressure washing for a while now, but as I only do it part time, I don’t currently have the funds to purchase a dedicated pump. In fact I’m still only running a 2.5 gpm machine, but I do have an xjet m5. So you think I could still clean a roof, much like what you’re doing, only with 10.5%sh? I figured that if it’s undiluted, I could utilize the 3:1 proportioner or just run it open.
Daniel Ares I don’t keep track I just price the roofs high enough to get enough SH if you’re going to use a proportioner you’re going to dilute your chemicals too much for the roof cleaning
Daniel - don't be afraid to use low end equipment to get out the gate and earn enough to buy better. A 12 volt deep cell battery (the more reserve capacity the better) - about $100-$125. A good pump with a pressure switch can range from $150-$250 depending on quality and GPM flow. Since you're new a 5 GPM would probably be plenty. You can get adapters to convert the pump input and output to a garden hose which you probably have a few versus buying 200-300 feet of chemical hose, and use a good garden hose nozzle that can do fan spray and jet streams. Personally my favorite garden hose nozzle is (I think) only sold at Lowe's and is the Orbitz brand with a blue handle. They are about $15-$20, but they have a higher GPM flow than normal garden hose sprayers so it's worth it. SprayerDepot.com has the best prices I've found on tanks. Start with a 50 gallon which is probably about $250 delivered? Or you could buy a 50 gallon drum until you can get a better chemical tank. The problem isn't really buying the equipment, it's the training. Cleaning a roof without training is a risk because your mix is so much stronger. Did you know bleach (or any oxidizer) can cause some paint tints to change colors? Do you know how to properly protect plants? Tarp's are not the best solution all the time because you can create a greenhouse effect and cook the plant and do more harm than spraying it with bleach. Roof cleaning is typically done by Soft Washing, and SoftWash Systems is the best training you can get in my opinion. Read my other posts above...but trying to do roof cleaning without proper training can end up costing you more than you earn with many easily avoidable mistakes.
What about the grass and flowers close to? I have customers that said to me NO BLEACH, it kill my gardens..... so any Chemical that work without Bleach (HS that is what is)
JSPowerWashLLC I don’t go by a square footage or measure the roofs when making a price call, I just price based on the pitch, angles and time factor along if there’s plants below
Lawrence is good enough to estimate his time for the job just by looking (not a gift I have), but most people use square footage as part of their pricing equation. I have a friend that uses a price per sq. ft. and multiplies that based on how difficult he thinks the job will be and how badly stained the roof is. Personally, I an OCD and use a spreadsheet to keep my prices more consistent. Just remember when you are pricing a roof, many things come into factor. The square footage/size of the roof, how long it will take to prep the roof (removing sticks and leaves with a leaf blower and such), the pitch of the roof, if there are gutters or not, how susceptible the plants are around the house to damage (a good grounds person can negate 99% of this if they are paying attention), valleys produce a lot of runoff, the degree of staining, amount of moss and lichen on the roof (moss soaks up a ton of mix), how many stories off the ground the sections of roof are, and the general difficulty of the roof design. Few other tips - bring extra pairs of dry socks on every job, never walk backwards on a roof, get a roof harness and use fall prevention procedures versus fall arrest (so the harness ropes stop you BEFORE you go over the side of the roof). It may take another 10-15 minutes on a job to put on a harness and tie off, but stepping on an acorn or stick while on a pitched roof can end your roof cleaning career in seconds, and every day after you'll wish you'd taken the extra time. AC Lockyer with SoftWash Systems offers some amazing roof & exterior cleaning classes (classes all over the country every year) and bleach safe chemicals to make the work faster and more profitable, as well as longer lasting. Pricing changes by location though. Adjust your prices up and down until you find a spot you're comfortable with based on the number of jobs you get and people that pass. Low prices are OK, but oddly enough, a lot of people look at low prices and think the person is either new, or not good enough to earn better pay for the job and pass you over. The education I received from AC Lockyer enable me to charge higher prices. I've won so many jobs because my education allows me to rise above my competitors where customers feel I am much better trained and better educated in my field so they feel safer hiring me, even at higher prices on many jobs. I don't gouge by any means, but I don't lowball either. The last part is just personal character. I've never had to go back and do touch ups thus far. Oddly enough, the only job I thought I may have to was 1/4 mile from a job I was at this morning so I drove by and walked around the house and all is well! The moss is still weathering off, but most of it is gone, and all of the dark stains are 100% gone. How OCD are you? Rake in those 5 star reviews and then start encouraging potential customers to read them. Many of my customers hire be because my reviews speak to my OCD attention to the little details, and going above and beyond what is expected.

Tom Shuppert depends on what part of the states you live, a hot water is better for commercial parking lot cleaning for oil stains but not totally necessary the other benefit is if you have long wInters the warm water speeds up the cleaning time. I have cold water machines and do just fine
@@powerwashingprosinc.lawren922 thanks for the help
Hey would you recommend starting a roof cleaning business with to start until I can upgrade to bigger machines.
Where did you get the 5 gallon jug I can’t find any in Florida I’ve checked on amazon too can find one
Quick question, tried to see if it has alrwady been asked but didnt see it in the comments. If I use a 8gpm machine and I use the Xjet with the hose in 12.5% SH, with no proportioners being used, what is the mix ratio that I will apply? Thank you.
Hello, this is Josh. Hey I also use the xjet, that's how I am starting.
Is it better just to wait for the rain, or rinse it down?
I'm just starting out I have a 3400 psi and a 4200psi. Should I buy the xjet for both machine or just use my 3400psi. To soft wash roof ?
God bless you too!
Great! Thanks Man!
Great work. i just bought roof snot. how much roof snot per 5 gallon of chemical ? many thanks
How much does the water dilute the sh with the xjet? And if you get a dirty dirty roof will xjet-ing it multiple times work?
Where have you been man? Missed watching your videos.
What mix do u recommend for cedar shingles on side and fences ?
I use the exact same method and it works great low throttle hotter mix
How do you lower the throttle?
Great video!!!!! This is the set up I need for my home use. Question, for brick cleaning and driveway cleaning with the X-Jet what proportioner would you recommend (3GPM)? THANK YOU!!!!!!
shawn mccormick don’t use any proportioner,
Hey Lawrence, What do you charge for roof and concrete, house cleaning? I’m just getting started in the business and looking for something to start with. I’am in North Carolina
Same process with house wash or have to add water
What proportioner do you Xjetters mainly use ( if any)
Im curious, you think it would be possible to downstream using a 12v pump so the chemicals aren't going through the pump, like maybe even using a xjet but on a 12v system?
Yo great video bro im on nj just gettin started I have a jet on the way whats s ballpark price I should give for roof being that I'm new too this
Do you use the tips that come with the xjet like the 10:1?
Great info thank you
Thank you Laurance
T J B you’re welcome
That snots no joke.
hey man, im looking to buy this x-jet. where did you get the chemical bucket? and can i make the vinyl hose longer, like 20-25 ft?
thanks awesome video.
Kevin Jackson Hose can be up to 50 feet you can buy the buckets online
Which proportioner did you use ?
Which proportioner tip did you use in this video? Which color?
How do you handle that?
rreman81 I’m only here for the reply
rreman81 yes just by the SH sitting on the concrete next to the garage would would make a clean spot, the customer was tight on money and didn’t want the rest of the driveway cleaned even though it was covered with black algae like the roof had.
Hello. Good afternoon. Greetings from Spain. I wanted to know what the hypochlorite mixture is. Thank you
Do you use any of the proportionere that come in the bag
My concern is all the runoff... not on this job but jobs with vegetation, with or without gutters.. The xjet certainly uses a lot more mix per square foot than a 12volt
Amen! thank you!
What was your ratio of sh to snot in that 5gln bucket?
please tell me your guys mixture, im using 50% water and 50% chlorine and it is so toxic to where i can't breathe
Awesome video again. I’d like to come work for you for free and learn your secrets
What chemicals did u have in the bottle.. just bleach and soap?
How do you keep your 12 volt batteries charged?
what if you are trying to do a shed but there is asphalt underneath?
Did you use 12.5 percent SH or 10 percent ?
What collar tip ( insert R You using( or Straight
Can you xjet soft wash roofs without going on the roof????
how much roof snot do you use per gallon?
What size proportion attachment do u use
Good job
Newby here starting out house washing and have a roof lined up. Iunderstand you say you use straight SH 12.5% undiluted.. when using Xjet with proportioner doesn't that dilute the mix according to the proportioner used?
1969jmac I do not use a proportioner
I got 8gpm machine, my Sh is 15%, if I use SH straight no dilute, how many% can I get?
This will be a Stupid question for you all, BUT-
What is he talking about with the “throttle adjustment “ on the 4gpm???? I have a 4gpm & I’m stuck on what he was saying.. by throttle does he means the lever on the engine to go from “turtle” to “rabbit” so-to-speak??? Or is he talking about the large knob on the pump??? Please, I want to understand this tip for my 4gpm! Thanks
What metering tip in the x jet for that ratio?
What kind of distance u get with that X?
Hi,
I had a question on this application.
Thanks
How do you lower the throttle?
I heard you say SH in a few videos now. Is that sodium hydrochloride?
I use something very similar for detailing car. We call it a foam canon, but it looks almost identical to this x-jet. I use an electric power washer for cars, as there is no need for a high power machine. In theory, I think this should work for roofs. Do you know if this will work? I haven't purchased a gas pressure washer yet, but I would like to knock out a few jobs first before making that investment.
Jeffrey Santaite it’s a good possibility the foam canon may work, just experiment and see
You'd be refilling your bottle over and over and over to get enough volume to clean a section of roof, and I'm not sure the mix would be strong enough to be very effective, but it is definitely better than nothing.
Daniel Ares I don’t use the proportioner
Say for a 2700 square foot roof, how many gallons of SH do you go through? It's got to pull like crazy without the proportioners.
Do you have to rinse it ?
I am guessing a 2gpm would draw 5% if SH 10% ?
Do you rinse top down?
What about the grass and flowers close to? I have customers that said to me NO BLEACH, it kill my gardens..... so any Chemical that work without Bleach (HS that is what is)
Your the best man you don’t like the bullshit talking I can tell
Which orfice did you use? What % draw?
Thanks for the great videos
Andre Pastor I don’t use any orfices
Hey man. Do you have a price per square foot when doing roofs? Or do you know make an educated guess when quoting a price? Thanks man!
Many of my customers hire be because my reviews speak to my OCD attention to the little details, and going above and beyond what is expected.
hell yes I learned today 12/5/2018 going to order roof snot sprng2019 already on my order sheet
What xjet number are you using?
