    You shared a fair and realistic view, especially on HDB 99 yrs. Good job.
    U r right, HDB meant for all to enjoy fairly. Bought at 30yrso, by 90yrso before dust, the such old and outdated unit still have 40yrs.
    ABSD if not in place, I would be holding another 5 units.
    Many good rules to stop the capable to take advantage. Really. No one owes anyone anything in the coffin lah.

    absolutely, some old flats from the 60s are still asking for above 300k, even your flat is near MRT also no use as the flat is already more than 50 years old, give it another 20 years, it would have left 29 years lease or less, i really like to see how much they can sell when that time comes.

    if today resale HDB priced at 1.2 mil and just imagine in 10 years time...by then no one will be able to buy private properties anymore at that time... Very hard to control... becos fiat currency is always depreciating... just like USD... + inflation... very soon you will see everything double in the next 10-20 years... that's the fact of living. Also a good thing that the Garment is doing constantly to protect the people.

    hi aaron, what about the essential occupier scheme? people are still making use of this loophole to buy a private property without paying ABSD while still holding their HDB

      No use. Because you still need to fulfil mop first. And it only works for singaporean.

    wouldn’t it be still demand and supply issue then again? say if plh hdb 14 years old cost 1m vs old resales prime location hdb 25 years old cost 1.3m. Pretty sure there will still be demand for PLH flats if price is at 1m😅

      This is a very wrong thinking. Bto flat will still earn money. Your resale grants is still at 80k. Private property do well not just because of hdb upgrader. Ec upgrader and higher income buyers are enough to push the private property market. If it goes down too much. The government will just release the cooling measures slowly

    Aaron, I sold my 30yrs old resale HDB and bought a 20yr old ex EC. In OCR. Do u think is worth it? I am planning for own stay but sell in 10-15 yrs time. So hoping got chance to appreciate in value.

    Summary: Going forward, want to buy an asset as an investment to appreciate and earn money, you have to buy private properties and not HDBs le.

      @@hareshchandiramani4023 I would think so, but do not rule out those 99 leasehold with powerhouse attributes. Taking Koven Melody as a case study, near mrt, near amenities, near schools, etc. has continued pushing its price up despite its ageing 99 Leasehold status. I’m more favourable towards new 99LH for investment, cause prices increase faster. Also, if capacity allow, I would also go for projects in RCR more atas area like in D15, bigger units at quantum of 4 to 5 mil. Your exit audiences for these type of units are usually already Huat Kueh and not depending on hdb upgraders.

    I suffered close to 5% rate on floating for almost 1 yr! Happy to be out of lock in soon and switch bank! Anyway now the smallest of the three major sg banks becomes the worst rate provider. Can’t wait to be out of it!

      uob rates can be quite competitive. teach you a trick. when you do sora + a fixed spread for floating. you also call other two banks - their numbers are public. see which bank give you lowest spread. dont just rely on mortgage broker. then when you get a better rate, you ask the other bank can match? bascially just make minimum 3 phone calls and you will be safe.
