    Great video! That is a good looking development. There are a bunch of very good restaurants in Bacolod, Primos and Maria Kusina are just a couple of examples that leap to mind.

    Also in the south of Bacolod the old airport is now own by SM PRIME HOLDINGS SO ANOTHER PROJECT SM PREMIER AND ROCKWELL CENTER THE BIGGEST TOWNSHIP IN THE VISAYAS

    @1:22 if I’m not mistaken that train is either a replica or the original train used to transport sugarcane here in Bacolod decades ago, last I saw is about 10 years ago when the who upper east is just plants and old mill, the train itself is not even restored then…you both should visit in October for the masskara festival, last year they held concerts and light parade in that area

    Hi all. Just an fyi…. My wife and I bought a property in antipolo… Eastland heights gated community to be precise for @7950 pesos per square meter ( 464 sqm)
    And it has gone up a bit since we bought a few years ago. ( it’s for sale if anyone wants). We also bought a 1.6 hectare farm lot 1 hr from Iloilo for $16k Canadian a few years ago. Yes prices are up but deals can be had

    I think these mega builds are just way too manufactured for my taste. I'm a country girl within travelling distance to two major cities and I'm good just to visit. I guess I can see the appeal and it does offer easy living but wow the cost is high. Targeted market though so they will get bought up in no time. Potential to purchase and resell is huge - wonder if the lots or properties will be limited to buyers. Always nice to see how others live. Great share ♡♡♡

I was doing research and talking to a girl from ilocos sur province she now in bgc working so I wan looking for Manila videos and yinz pop up then I don't remember but I thought the channel name was different before when I first seen a video

      People around the world, mostly retirees. They can own condominiums in the Philippines 🇵🇭 and they can own a business too 100% ownership.

      the market isn't just Bacolod... bear in mind that Negros Occidental is the sugar capital of the Philippines..thousands of sugar barons scattered all over the province... people who are not contempted with two or three cars... luxury cars.. They are the so called ULTRA RICH people especially now that the price of sugar is high..

    I am retiring there and my and I wife already have a place that is more reasonable in Bacolod. 48k per sq m is way more than what that region can be valued at. While I get that they think that can build it and they will come .. I do not believe that will happen here

    This means the minimum price for only these lots would be $238,000 USD. These are for the ultra wealthy. These are California US type prices like where I am. Seems like a bit much

    Wow P13.44M lots at Rockwell, Bacolod. p48k x 280 sqm. I am a little SHOCKED to see Lot prices reaching those levels outside Metro Manila

      You'll be amazed also to know that not far from this township is another high end one..The Forbes Hill by megaworld is also The most expensive horizontal project of MW outside luzon

    Most properties detireate over a couple of years..harsh weather conditions and poorly built means property looks really bad after a few years

    The prices are high but who is buying? Last time we were in Rockwell Center Makati, most condos were dark at night. This lead us to believe there is no one is living in them. Developers can ask whatever they want for a lot, home or condo but that does not mean it will sell. I would be better to look for a lot that someone is selling at a fair price and purchase it in your wife's name if she is a duel citizen or has PH citizenship. You can build a home cheap with laborers getting 600 PHP a day and foreman 800 PHP day. This is the cost outside of any city. I would avoid buying new construction.

    There's Davao Global township and other developments around Davao City as well. The Samal - Davao bridge should increase real estate prices. That Island has over 30 resorts and only 15min boat ride for now. That bridge will change land prices for sure.

      @@warricksworld the parts people are concerned about to the concept of 15 minutes cities is you need permission to leave that area, you have to build up carbon credits to be allowed. To fight climate change

      Negroa occidental is the Sugarbowl of the philippines...it is the land of many a SUGar barons...they are not just rich..many of them are ULTRA RICH..the target market of this project is not the average well offs coz there are a lot of residential addresses in the city which are decently for the wealthy ones...but this is particularly made for the ULTRA wealthy

      Negros Occidental is the country's sugarbowl...where you can find people of distinctive tastes due to luxury brought by the sweet stuff...foreigners are just rich..but these sugar barons are ultra Rich

    These developments are pretty much all high-end properties that's why the lots and condominiums have sky high prices 😬48k per sqm is a really expensive selling price but I guess you're paying for what your environment looks like so.. 😅😅

      @@BiancaBeyond 2 year old development is already enough old to see the quality. I visited a 2 year old megaworld project in Boracay. The show condo had a kitchen with water damage, a balcony with rust everywhere, a gym with a leaking ceiling and massive cracks in the concrete floor in the common area.

      When I retire to the Philippines I am going to rent a home or condo. I have been renting in Canada for the last 6 years and I love renting. Very low stress. I will buy my motorbike!!

      The Bacolod city government is responsible for that, there's coming project in the city called yuhom housing project its a tenement for low cost amortization it's a midrise and highrise building like a condo type and funded by the national government and Bacolod city is one of the benificiaries and this project is intended for the poorest of the poor families only

      @@EMcC-pr6zx I certainly hope you enjoy the ride. Bacolod is a nice city but I don’t see it at the level of Cebu and Iloilo as far as all aspects of a highly urbanized cities are concerned. The efforts are there but It will always be behind the shadows of Manila, Cebu, Iloilo and Davao … in my opinion.

      Alfa! you got to remember the shadows are not always at the back, certainly mine is different from your, Bacolod city separate in many aspect of life, I choose to ride, others will follow, what’s left behind is their decision , I still prefer sugar in my opinion for the shadow are not always at the back

      @@EMcC-pr6zx Front or back, a shadow will always be a shadow no matter how you call it. Give it any twist you can but a shadow will never be the real thing. You can build one or two tall buildings in a third rate city but you cannot call it a city with booming economy. I ride the wave not some passing fancy. BC is not a bad city, not even close to it but I think it has suffered a chronic identity crises as it has fallen consistently behind most highly developed cities in the Philippines.
