Kind of. If you buy Real Estate in Germany as an investment and rent it out, most of the costs you have will be tax deductible (e.g. interest you pay to the bank, depreciation, management costs, etc).
Which deductions from tax amount and which deductions are from taxable income? This is not clear! Could you please clarify?

Here you calculated 10km just one way. Wouldnât that be 20km per day to and from work?
Unfortunately, Finanzamt allows to deduct only one way per workday from your taxes.
May I ask: can we use the Pensions to invest in crypto as well ?
Depending how things develop with crypto that may be possible in the future, but not right now.

I think there is big mistake in your table! You put the penalty interest amount (240âŹ) on the same row as other tax returns, for example home office (600âŹ). This is confusing because the 240⏠is the real money you get from finanzamt, but you get back "the tax payed on 600âŹ" (which is about 50âŹ) not whole the 600 âŹ! This is also true for other columns!
So I think your video is miss-leading!

The table shows the tax-deductible amount so viewers know what number to put into their tax declaration. If we wanted to show the "real money you get from Finanzamt" as you put it, we would have to show 42 different tables for the 42 different percentages people have in income tax.
