When you can't transfer your real property.

If you are sued it is 'announced' to you by the service of a summons and a petition or complaint. Unless there is some mistaken identity or you have moved - the filing of a lawsuit is not normally a surprise. You have some dispute and one party pushes the issue by seeking court assistance.
It is a natural reaction to want to know what the creditor can do if they win. It is also natural to want to know what you can do to prevent the creditor from taking your property.
