As someone who could afford this property I can can attest that most of the issues can be solved by the 150 bottle wine fridge. Pretty much everything leads back to that. eg:
Tenant:"the pool is leaking."
Landlord: "is there 150 bottles of wine in the wine fridge?"
Tenant: "yes."
Landlord: "then shut up."
Tenant: "OK"

I have not looked at the comments yet nor have I gone to Google to find out if this house is sold or not. But it is absolutely beautiful. This is exactly what I would want. You did an amazing presentation. I keep editing my comment because I am blown away by this house and your presentation. Beautiful home. I’m surprised the primary suite is so small. It’s literally just a bedroom. I guess they gave the square footage to the outdoor spa. I missed the closet. It must be a stunning walk-in.
Yes it’s a walk in closet. It’s not rare to see bedrooms this size in production homes. I think this seller made the home as nice as possible with what they had to work with!

The price will be revealed after it closes. It’s in escrow right now. You have your structural warranty through the builder, 10!years and the 1 year builder warranty for internal fixes has now expired.

The contractor of this home had the garage packed with materials for the next project. He didn’t want it filmed 😵💫
The TV eventually will need to be replaced and try finding an exact fit in six years. The open lot behind the house? Welcome two story neighbor overlooking the back yard. One of the better kitchens, you can't go wrong with Sub Zero, Wolf, Cove, or even Miele. Did I only see one dishwasher? The kitchen as nice as it is, work for real cooking. It is best made for making dinner reservations and ordering in. Be careful of a flipper home regardless how nice it is. They usually go cheap on HVAC and other essential behind the wall issues. While the outdoor living area is nice, it will require almost daily dusting and wiping or if not, soon to be covered with massive amounts of dust. That is why we keep our outdoor pool area with minimum furniture and furniture that can be hosed off easily. There are very few good days out of the year to truly entertain outdoors, heat, wind, mostly wind mostly heat or winter cold.
There's no open lot behind the house. It's an arroyo walking path behind the house. Get your facts straight before you spout off.

The buyers thought it was undervalued. Fun fact, people actually prefer to spend several million dollars in vegas because the quality of life is incredible.
