i remember those times and it is easy to make those statements as a retrospective statement but at the time it was not as easy to see the signs. A lot of the market is luck and being able to stick it out for the long term. I bought in 2008 when the property was falling but not as its lowest point. Buying was the best move I ever made but at times my house lost a huge amount of value. the mortgage was still cheaper than anything available to rent at the time, that was comparable.

That 5% projected profit was insane. As Sarah predicted, they made no money and as I see it, the couple (or certainly her) got what they really wanted which was to live in that house in that area. It's not always possible for investors to hang onto properties for 10 or 15 years until prices come back

There are far better traditional representations which would be a strong and pleasant addition to this house (though perhaps an elegant phoenix might have served equally) . Besides, the green man hides, you have to go looking for him. I like this programme and Sarah Beeny's down-to-earth, honest expertise and informed advice kindly given, but it frightens me just how many know-it-all ignoramuses and obsessive nincomoops there are running around out there. Me too. But, having watched a bunch of these, I think it has more to do with the quality of the build than 'the conservatory' part. Apparently, they (for the most part) are poorly done and have a history of being damp and cold and only habitable during a few months of the year, being too cold in winter and too hot in summer. But, otherwise, COUNT ME IN! Brilliant to have a room with so much light.

The damp and bitter cold in the winter, or most of the year in the UK, would be the big issue, whereas the other garden room is properly built, still with windows all around but with a roof and solid foundation, able to be heated/cooled if necessary, and used all year round. I agree conservatories can be lovely but only in the right climate. We don't have them here in Australia because we would fry inside lol

It's about the cost vs the return, which is what a property developer needs to keep first in mind. If you spend 15k on something that will add 25k to the sale price and won't take months, do it. If you spend 15k on something that only adds 15k (or less) to the sale price, there's no point and in some cases a bad idea.

Aside from placing the kitchen at the rear, they ignored all of Sarah's advice, instead insisting on doing the things they liked, not least that hideous forest man thing. They will go wherever they want with their toys, and if u do not let them take their toys with them they will start destroying your things. Well, like bored animals. I had 3 children and 3 cats - u MUST let them go where they want. Just pick their toys after them. So thins woman who is giving redundant advices is quite annoying, i hope they will not follow her advices. Im just in the beginning of watching. Also we have one space downstairs for kitchen ( open plan) , dining room and living room - what washing up is she talking about? People have washing machines and dishwashing machines.
