I’m midway into my pre-licensing course... I started watching these Prep Agent videos last night and I’m blown away by the depth of information and the simplicity of Joe’s teaching style. I plan to complete the chapters (in my course) then listen to every video I can find that Prep Agent had that’s related. I would greatly appreciate any advice that anyone could share with me at this stage.

The webinars going through questions and answers without the conversational and detailed explanations...it's like doing the exam prep questions and reading the answers myself.

Hi. So about 1031 deferred tax. Since you pay the tax once you eventually touch the money, let's say you sold and bought 4 properties, and once you sold the 4th one you decided to just keep the money. Do you pay the tax from only that last property or does it accumulate from the previous properties as well. Meaning that you would be paying taxes on all 4 properties? . I believe I know the answer but I just wanna double check :)
I have failed my exam 5 times now, Prep Agent is giving me the confidence and determination I need to pass. Have been non stop watching these webinars. Thank you!!!
I passed my state but failed my national by 6 questions... I believe I made a62 and needed a 70. Retaking it Monday. Listening to your videos hope they help.

I have taken the national test twice and both times there was a question that said what is a counter proposal? I remember two of the answers to choose from were 1. rejection from the seller to the buyer 2. A a negotiation but not legally binding. Which one would be correct?
Britt Hunter it sounds like it’d be A because when you’re making a counter offer you must first deny the original offer contract and create a new one. The word Novation could be used in this scenario as well
In your estate example, If Sir Lancelot has to defend the king to get the free property, wouldn't that be a defeasible estate, since there is a requirement?
