Buying a $1,000,000 Farm

- I purchased a 160 Acre Farm (Only Land, no buildings)! This came up at a last-minute auction, and I was looking to purchase another Farm during 2021. It came for a price that was pretty fair (IMO), for the market environment we're in.
I wanted to break down the potential income off this Farm, from a passive investment view (even though will be farming it), and give an idea of how Iowa Farmland is valued. It will be interesting to see how this Farm performs over the next years as I think we may be potentially entering a "Perfect Storm" for Farmland to rally (just an opinion, not an expert, just a kid who enjoys following farmland markets).
To be clear, purchasing farmland is expensive, and when I talk about a "$1,000,000 Farm", a majority of it is financed through the bank. I don't want to act like it's super easy to be able to purchase land, and it took a lot of work, LUCK & risk along the way to be able to get to the point to put the downpayment on a farm even. I should of made this a bit more clear in vid.

A few years back I was pheasant hunting on a farmer friend’s property in South Dakota. The lottery had gotten up to almost $1 billion. A lady asked the old farmer what he would do with it if he won it. The old farmer sat there a minute and said, “Well, I guess I’d just keep farming until it was all gone.” 😂😂
Don’t worry about “bragging” or talking money. Only if your comfortable do it. It’s so educational and interesting
Don't ever loose sight of your dreams! Your an inspiration to all young and new up and coming farmers.
You should keep the 40 acres and build the shop/dry storage and a house in it that way you don’t take up any extra farm land that you could use.

My ex-wife had a family farm in North Central Kansas. We had people paying $1,000/wk to come and stay in our cabin and for one buck. Its good money

Awesome video! Have fun tilling and planting. Remember, when planting corn it is best to put the fertilizer down through the planter. Then the fertilizer is next to the corn seed where it is needed the most. The corn would use it before the weeds do. You will get awesome results. Have fun and stay safe on the roads.

Your entering the field poses a great time to look at farm economics in the U.S. as you find them there, in a sort of classic cross-section of modern American agriculture. Just don't get into raising livestock. At least not right now, there is little to no money to make, but crop farming definitely has potential.

Thank you for spending the time to take us through the numbers. So many folks think farmers have it made but never take the time to go through the numbers.
Please do share the numbers. It would be really cool to see how well the farm did in it's "first year" of your ownership and then vice versa compare it to the second year that you own it. In more recent years I've stumbled upon the thought of finances and how important that stuff really is and seeing the results of the financials would be interesting I think. Keep up the great work and keep living the dream!

Hi Grant, Writing to you from Eyre Peninsula in South Australia, Australia, great to see you trying to get into farming. Keep buying land man as here in our area, Bank Investers are paying $2,200 an acre for Farming land which in todays terms is only worth $600 an acre , as rainfall is very minimal in this area. The Chinese are buying alot of farming land here in Australia , and they dont know how to farm in this country. Good luck on your journey.

You are on the right track. I'm an old fart who purchased 3 separate tracks between 1985 and 1981. (The great farm depression...) I still own 121 acres and get about the same rent you calculated for yours. The amazing thing is after selling two homes and a corner 35 acre parcel, I'm in the remaining acreage for under $2K per. The grandkids will get a great college education out of it. Good luck.

I bought my farm in 1985........by no means was there a depression back then !!!!! Farmers over spent on everything ! Like there was no end ! Same as today. Get ready for change .........just saying !

Would be nice to see the financial return of that land at the end of the year. Very interesting videos but it all shows that you need a lot of money input before you even start the first time seeding. But keeping going. I think you are on a great way right now to get a good sized farm.

Hi Grant, thanks for going over all the numbers and sharing your experience of buying the farm, I hope it works out for you. I think a pond (maybe you could show that some time) would add a lot if you could put a home beside it. Also, you should take out the value of the tree stand to do your return analysis on the tillable land - if it is seperable from the whole lot. You could also go into the business of supplying firewood, or if the lumber could be sold to a mill that could be an additional income steam to your purchase.

My grandpa would buy farms, sell the timber, and small 1-5 acre fields would go into CRP program cause it was time consuming in the spring. CRP gives you a little extra income to help pay loans.
That's a good way to do it!
CRP ground doesn’t go in the program for just a season such as spring. It’s usually more like 10 years then they are out of the program.

Don't worry much about the price. In 1964 my father bought 160 acres in north GA. for $16,000. Other farmers thought he was crazy to pay that much.When it sold in the late 90's it brought almost that much an acre.Good luck!

I understand I’m an outlier in farming, but I’m a HUGE fan of silvopasture! That looks like the original land I started on, and still have, only bigger. But it had 900 acres of timber you couldn’t even walk through. Now I can drive my truck through most of it at 30 mph.
I run my pigs back there, and some cows in the areas they won’t go rolling down a hill and die.
