    Easily this is gonna be the most interesting RumaWIP as it's located in the center of Mont'Kiara, one of the most in demand address in KL. I really enjoy the pride from this developer, labelling themselves throughout this project all over. This proves that they are proud of the product even though it's for compliant purposes.
    My concern would be the daily congestion for commute, especially Jalan Kiara 3 that connects Segambut to Garden's International School. On top of the narrow roads, there are tremendous amount of projects under construction right now. And it's gonna be like that at least for the next 5 years.
    In my opinion, the only game changer will be the connection between Bon Kiara into the road in front of TWY. If that road really does connect, the dynamic of Mont'Kiara will change immediately.
    But anyway, congratulations to all OWNERS. I'm truly envious haha;)

    One of the best RUMAWIP project. Can see the developer name at of the frame in the video.
    The quality of construction really good, and they know what they are doing.
    Proving more affordable housing to more people is a good measure.
    However very pity those who got units facing the motorway. That motorway is way way more traffic than others, and I already get insomnia within one year of living in a project next to a motorway.

    A nice project indeed. I'd think that the swimming pool is unnecessary as that would increase the maintenance cost of the building. The layout is nice though.

    For all the affordable housing projects, this one and the Sofiya residensi in DPC is the best in terms of value and rental. SR can fetch 2.5k for rental for a 300k unit. Not sure about Kiara kasih since it is located in such a prime location. SR is lacking in terms of facilities and parking is an ongoing issue there. So KK might have a slight edge over SR.

      it's ridiculous that end up the abundant supply of affordable homes are being used for investment purposes, especially those that located in strategic locations! The gov should do something on it

      Do take note RumaWIP owners can only rent out their unit for locals for specific amount of time.

    19:37 The exposed piping looks like a good hiding spot for bugs and creepy crawlies 🤣 Will be a hard to maintain clean too I think.

    But think about it again...the reason they do it good is because this is Mont Kiara after all...of course they don't want an ordinary PPR/Rumawip that has a 'reputation', especially some of the bad one do ruins some addresses.
    Know that UEMS still have major stake on the hill, so they need to do it properly.

    Honestly about Mont Kiara, I would say it is a significant embodiement of urban planning failure of entire Malaysia built environment industries with overspeculated market that somehow still going hot today.
    I will never think about moving in there not because of the price, but because how depressing it is to live there.
    The only activity that going on here is just imprisoned yourself in your unit. To do something outside, you need a car, and drive to somewhere quite faraway, because pedestrian facilities or bus do not exist in this place. The road is narrow as if it is not designed to handle this traffic, so you see streetside parking and cars are moving like snail. There is only one highway access and it is always congested.
    Public transport project MRT3 is expected but highly unpopular due to forecast cost. But this is what high density outskirts demands now. Mont Kiara is one, but so is Danau Kota. It is so controversial 2030 won't be its operating date...maybe somewhen in 2050s. By then do people lives in Mont Kiara anymore? Or the will the card fall?
    Mont Kiara is also an ecology disaster. The name don't feel like what its name supposed to imply: high place cool air. Now all the trees are gone and replaced with heat reflecting concrete castle. You feel hot there because not of the sun, but because of heat island effect...something that we learned in school but we don't understand. Titiwangsa, an olde address that is not known for luxury houses, features a public park. Mont Kiara, the closest things to Manhattan high rise density, don't. Now Mont Kiara have all the trees chopped down, and I would guess the next victim will be Bukit Gasing.
    Rumah setinggan situation is just strange in this 'high class' place. But when I see Sungai Penchala villages, I know it will turns to West Kiara within next decade. Then we will argue who comes first? Kampung or highrise?
    Overall, I don't get how Mont Kiara still associate as high price despite a horrible place.

      Yes, while your points are valid and worth considering, I think it would also be wise to step into the other shoe and maybe consider how living in Mont Kiara actually is?
      1. "To do something outside, you need a car, and drive to somewhere quite faraway" -> isn't this literally every landed taman, condo, high-rise, low-rise living experience in KL / Selangor? to get to anywhere significant, you DO need to drive... moreover, MK at least has shopping malls like Plaza MK or 1 Kiara which are conveniently located exactly within walking distance
      2. "pedestrian facilities or bus do not exist in this place" -> Can't comment on the bus part but at least we can see more pedestrians here compared to other places (as some might be expats with no cars)
      3. "Mont Kiara is one, but so is Danau Kota. It is so controversial 2030 won't be its operating date...maybe somewhen in 2050s. " -> Danau Kota is even more pedestrian hostile and yet 15k units (I exaggerate) of condo still happen to be there, so what makes MK so unlivable? MRT 3 may come late but certainly not 2050s

Now all the trees are gone and replaced with heat reflecting concrete castle." -> Genuinely think this is just about everywhere in KL / Selangor? at least MK still has large trees and people walking, the only other place that looks like it is maybe Desa Park City? (and that's expensive af as well)
      5. "Titiwangsa, an olde address that is not known for luxury houses, features a public park." -> Have you checked the landed house prices in Titiwangsa? and gone to Titiwangsa lake park on the weeekends? people literally DRIVE there, which is what you're so against (reading again I realized your comment wasn't about the lake access but rather the lack of lakes in MONT kiara, apologize for this.. I will go looking for places to hike near Titiwangsa instead)
      Summary, I get comments like these that love to bash a place but consider why the market doesn't think the way this comments does... when you move to KL as an outsider, where is the premium location that you think of, know of and WANT to stay in? besides Mont Kiara, Bangsar (which is also not pedestrian friendly all the time), Damansara Uptown, PJ , DPC .. can't really think of any other locations that people genuinely will pay a premium to live in.
      Maybe Mont Kiara isn't built for people like us, it is built for people with disposable income, want access near international schools and be in the relative middle of the city (and among a list of all the other terrible urban planning in KL, at least MK gets some things right) .... if we are not within the category looking for the aforementioned lifestyle, we certainly would not be able to fathom moving there but I don't understand people that leave comments bashing a place without thinking a bit of the pros & cons of why this address exist /

    Thanks for another informative review, Sean! A bit surprised when you said there's restrictions on constructions in Mont Kiara where it's only 9 - 5. The Minh construction site starts at 8am sharp until almost 7pm then only will stop 😅

    If lots are already allocated by ballot, it’s better to raise the price, so at least the allocation will be less arbitrary. Also, it would be fair to charge a premium for the “mountain view”. Again reduces the element of luck. Use the premium to give a discount for the “highway view”.
    Perhaps you could also identify the developer (UEM?) so they get the kudos for exceeding requirements, and encourage other developers to do the same.
    I have an apartment nearby (Allevia ), and am glad there are Rumah WIP projects. It’s good to have diversity in the social structure at Mont Kiera. In Sydney, the posh Potts Point is next to Kings Cross (red light district) and makes the area very interesting.
    Would be delighted to invite Sean to review Allevia once completed. Hope UEM Sunrise exceeds expectations the way they have done for this project.

    In terms of location, this should be among the top with Sofiyya in DPC and the upcoming residensi Brickfields. In terms of facilities and upkeep, I'd still think SkyAwani series still trump the rest in the affordable category - they don't win Fiabci World award for affordable properties for nothing 😂

    Another awesome episode bro! In my opinion D'Nuri by Exsim, the Rumawip next to Nidoz, is the more complete condo level Rumawip than Kiara Kasih 😂. But the location of Mont Kiara and being freehold trumps it all.
    Overall, the administration of Rumawip and other affordable housing developments in Malaysia are actually very good, but unfortunately tainted by poor overall management. All the way from registration procedures with authorities, collection of ridiculous "booking fees" and "waiting list fees", additional deposit fees for "furniture" and blacklisted developers somehow still developing them. Thats the reality we live in Bolehland...

    hey Sean, have you visited any RSKU projects where it's one block of service apartment mampu milik mixed in a open market project? never quite understood what the target demographic of it is, since it doesn't seem quite family oriented, nor is it meant for investment. if it's meant for young folks starting out, usually people grow out of the need for a small space after waiting 4 years for it to be built ...

      Another issue with the upfront reno cost is the risk of default - can you imagine if the developer bungkus before completion? even if a white knight comes in, that reno cost already disappeared.

    I always drive past this condo, i’m surprised it’s a RUMAWIP. You’re right this looks like the more ‘atas’ version of RUMAWIP.
