    I recently had floating Luxury Vinyl Plank flooring installed in my home (S. California) . It has a diamond oxide coating that makes it extremely durable . I took a key and dropped a pot to a flooring sample and it did not scratch or dent. The coating also makes it waterproof and fade resistant. It is very family and dog friendly. It has the look and feel of real wood without the high cost and maintenance of real wood.

      I have luxury laminate plank glued in one of my rooms I love it but it is a very hard surface to walk on.I would think the floating would be a little better.That said it holds up great and I love it despite the fact that its Hard!

      I am confused on the LVP analysis to a degree. So many people who have it, love it but a common refrain I am hearing from others is that its the cheap option and it detracts from resale or that people immediately pull it up. I am not seeing that in the market though (maybe with the older/cheaper LVP that doesn't look nearly identical to real wood). The higher end stuff looks amazing, you know exactly what the finish will look like, super durable and can be easily replaced if you ever want a new look (floating that is). Its also showing up on higher end homes now more frequently in at least the DC metro. Also it works great at entries where you would normally want tile or some other water resistant floor.
      We spec'd white oak throughout our remodel (already have the white oak pre-built staircases in place) but the durability of LVP is about to sway us. Our current house had white oak but our 90lb german shepherd, kids and two adults who are terrible at maintenance have rendered it terrible looking. So more idiot proof floors is really appealing because nice new looking hardwood floors are the best but they don't stay that way long unless you are really obsessed with taking care of it and what walks on it.

      So good to read about your great experience! We are planning our first home, will build it from scratch. I love the idea of having the same flooring on all rooms, that continuity that looks quite luxurious. In my current apartment I have woodlike ceramic tile, and while it looks great it feels very hard and cold. We walk barefoot all the time and have a toddler and I don't like it. That's why we were leaning towards woodlike LVP - it's a humid city, I want the same flooring in the kitchen, laundry room, bathroom, etc so it has to be waterproof. LVP seems to check all the boxes so far!

    When we remodeled our bathrooms we went with ceramic tile on the floors. In the living room, dining room, and family room we chose wooden flooring. It all looks stunning!

    Julie, I'm LOVING your content. It is so so in depth, organized and to the point that I really appreciate the time and effort you put into each video. Both my husband and I are Brazilians living in Utah, and we will be building our home next year for our little family of 5. While I do like concrete flooring as an option, I am leaning towards large polished tiles for the entire first floor (kitchen+living+powder room), mostly because I see most modern homes having concrete and while my house will be modern, I just don't want it to look like everyone else's. Polished tile is a very popular choice in any modern house in Brazil, so I feel that by choosing it I will be bringing a piece of my land with me, haha x) Found one that might work at Dal Tile, but would love any recommendations for sourcing a few more options! :) Keep up the great content!

      Sounds fab Foto! 24x24 or even larger works great for open plans. I don’t get too particular on the vendor, but for material I’m a fan of natural stone. Porcelain is also a great, affordable option if you’re budget conscious. Thank you so much for watching and your support ☺️🙏🏻

    My fiancé and I are about to start our first home build so I'm so glad I found you! I've been binging all your videos and taking notes! For an open plan kitchen, lounge and dining, so the main area of the home, I've always wanted wood floors. We live in Australia in a small rural beachside town, so hardwood isn't really the right way to go, but I'm leaning towards laminate due to the climate and our budget, and because I think it will look as close to real wood floors as I can get, and because we will be on acreage with animals so durability is important.     I have cemcrete flooring throughout my home. It keeps the house cool during summer and winter I use large floor rugs to bring in warmth. Underfloor heating also helps during the winter months. It's super easy to maintain.

      ​@@racheldick3056 Hello Rachel.Sorry I don't know much. I do know the floor tiles was removed then the the floor was even out. The product was then applied afterwards. My floor has no grid lines. It looks like a large slab of concrete with a top shine. Please contact www.cemcrete.co.za. I hope this helps.

    I’m in process of building my own tiny house. At first, I was convince to use ceramic tiles for flooring but also conscious about the cost so my father suggested to use vinyl. After watching your video, I consider using concrete, instead.
    I live with a toddler so I am unsure which flooring materials should I use. 😭Hope you can help 💕

      Concrete tile is fabulous and there are so many amazing patterns on the market today to suit your aesthetic. Ceramic/porcelain tile can mimic the look of natural stone, but low maintenance and cost effective! Can’t go wrong with either, just find the pattern/ color you love 👍🏻

    Im installing tile through out the entire house. This tile looks just like wood. It’s amazing. Very surprised you didn’t mentioned it. Durable, easy to clean. Just perfect. And it looks just like warm traditional wood!

    I'm doing a whole house remodel; a single story, open floor plan house. I going with luxury vinyl plank so that I could use the same floor through out the entire house including bathrooms and laundry room, and the easy maintenance of the LVF. I'm leaning toward Lifeproof Seaside Oak.

      If you love it for the low maintenance and durability go for it Suzanne. Just look for a grain pattern without too much contrast to help visually expand the space. 👍🏻

    Hi Julie, I agree with the previous comment.. you are the best Interior Designer on You Tube.
    I decided on quartz thanks to your information. I have also decided to go with Cambria. I asked you a question recently about choosing Whitby as a countertop to go with my new Shaker style walnut cabinets. It’s quite an investment obviously, so I went to a showroom to take another look at the new colors. I don’t want trendy, I want something neutral enough to be transitional.
    Some of the Cambria, like Colton, has so much veining… it reminds me of varicose veins…or is that just me?
    Whitby is still on my list, Inverness Frost has some veining for a little more interest, maybe even Inverness Bronze( or is that too reddish?) I would love it if you could give me your top 3 to 5 light colored picks from the cambria line.
    Also, I loved your color palette video… my problem is I don’t understand color tones. For instance, do I go with an off white or cream tone with warm cabinets and how do I pick out the flooring so that I am not too “matchy-matchy” Could that be a possible new video?

      If you get a patterned grain with a lot of movement, sometimes you won’t even notice the punctures. But up to you Sean, you understand your needs best!

    We are building a new home. In the living room, dining, kitchen, hallway, half bath & hall bath we are installing engineered hardwood (we are on 22 acres & have pets) Master bath & laundry porcelain tile. Bedrooms, den, stairs, upstairs bonus room will be carpet. Upstairs bathroom still haven’t decided. Screened in back porch, polish concrete. I am loving the content!❤️

    Finally, a channel and a host that can give Jeff (Home RenoVision DIY) a run for his money. I've been getting tired of Jeff's tendency for longwindedness and lately I've been looking for someone who can go through flooring options in a straightforward manner. I think I've found it. I've never seen any of Julie's videos before today but something tells me she's just as comfortable with her sleeves rolled up blue collar style. Probably not her chosen lot in life; all I'm saying is she can handle power tools if needs be. The tell is the way technical stuff rolls off her tongue just as comfortably and she sounds like she walks the talk.

    Having to make a lot of choices for my new condo (after a divorce), so this was really helpful. Leaning towards covering the boring square tile floors downstairs to match the beautiful wood floors upstairs, and doing it with a matching laminate or engineered wood.

      If your budget permits, I would always choose engineered wood over laminate for its durability and beauty. Natural grain cannot be mimicked!

    I am looking to remodel rooms of tenants with floor ceramic tiles , they are cemented but tenants use plastic carpets which ruin and dampen the cement under. So I think I will choose ceramic tiles for smartness, beauty and easy maintaince.

    Wow! love this video and its content. I know I will go back to it over and over to help me with my next house build. I love to restore old homes but this time I plan to build a new house on the river. I am on a lot of facebook groups that think LVP (Luxury vinyl plank) (I want to die laughing when I hear this description) is the way to go. I am a true believer that real wood floors stand the test of time and I will be using that on my next project. Wood can be traditional and all the way to contemporary with the right color choice. Thats my 2 cents worth. Thanks again and I love all of your informative videos. I have watched them all and cant wait for the next one.

    Hi Julie,
    I have now watched your flooring video 4 times 😄.
    I installed new walnut cabinets and Whitby countertops by Cambria in May and I still haven't decided on a floor.
    I have researched and researched and brought home samples of everything under the sun and have given myself "paralysis by analysis".
    Here's the basics. No kids, no pets, Occcasional parties. I am putting the flooring in the kitchen, dining room, livingroom, hallways.
    We leave Minnesota from Jan-April to go camping and set our thermostat at 45 degrees. We live on a lake and enjoy the lake breeze so in the summer, the AC doesn't come on till its in the 90's. Our house value is up to 900K+ so we don't want to skimp on quality. I would love an engineered wood floor and am looking at Shaw Repel scuff resist platinum... but am told it might not do well under such extreme conditions. It's only 1 mil thick so I can't imagine it could expand and contract THAT much. Can it?
    My other thought was to go with waterproof laminate. So far it seems that the REV wood by Mohawk is the most realistic with the GenuEdge and supposedly more scratch resistant than other laminates. I know that you said you put in laminate. Are you still happy with it. Is there a brand that you recommend for quality laminates or hardwoods?
    Any suggestions on wood or color? I could send a picture. I was thinking of oak or hickory with some warm tones. The walnut has lightened up a bit since installation and looks almost like it has orange in the tones I have brought home over 100 samples of EVERYTHING and really want to get this installed before Thanksgiving,

      You live by the lake, but does the floor require water resistance Ginny? Engineered hardwood is still my first pick for you. I would purchase it asap, store it, but don’t install until spring. I know that sounds crazy, but with the incremental weather that you’re describing, I would like for the floors to adjust to the heat/ humidity/ temperature of your home before installing. They shouldn’t warp once they’re accustomed to their new space.

    i'm torn between selling my house "as is" and undertaking finding the new home, or just renovating my existing home which only needs paint and flooring. So hard to find a lot and budget for building a custom home, while selling and making the transition.
    Thanks for all the great knowledge in your series...I have more confidence to plan either my renovation or my new design.

    Hi Julie, I have recently installed new walnut cabinets and Whitby countertops by Cambria (my thanks to you for helping me choose the right countertops through watching your videos and your comments)!!
    Now the flooring. I have watched the hard floor video 3 times!
    We had carpeting in the living room, dining room and two hallways/entryways. The kitchen was vinyl. The front hallway was 6 feet wide and you could feel that it was out of level by about 3/4 -1" (due to bad carpentry in the basement).. My husband tore out all the flooring so we could see what everything looks like. There are some other areas that are slightly dipped.
    The floor can be somewhat leveled but due to doorways, . areas will be feathered in and not perfect!
    It seems that I have 3 choices
    1). Put carpet down again(except for the kitchen) We can level the floor, it will hide the flaws and we know that will work, but it seems nobody does carpet anymore.
    2) Go with a laminate. I also found a new product called Rev Wood which I like. We can still level the floors but it will be tricky.
    3). Go with wood but we can't level anything because the installer can't nail through the compound. We live in MN. We have humid summers and we don't usually run the AC. We are gone camping in the winter, turn the thermostat down to 45 while we are gone and don't have a humidifier on our furnace. I love the feel of wood, would engineered hardwood still be an option for me? The wood would have to conform as it was nailed and he has down plenty of floors that aren't level.
    We plan to stay here at least 10 more years. Wood seems like it would be best for resale but it might accentuate the floor problems.
    We don't have any pets, but we do have 12 grandkids!!! (6 are ADOPTED!)
    If the floors were all level, I would be doing white oak engineered hardwood.
    Julie, do you have any suggestions??? I have tried to make a decision but I have been stuck for a month!

      Hi Ginny! Thanks for the detailed description! I can understand your plight, I would level the floors first so you have the flexibility to choose anything you love. 10 years is a long time, but even if you choose to sell before then, natural hardwood adds value to your home! Next up would be engineered wood 👍

    This was so informative! I'm building a home in the tropics where the most popular choice is ceramic and porcelain tiles. I'm leaning towards polished concrete but I'm not sure if it will work in this climate or if it will make the house hot.
