Excellent rundown of both St. Augustine and Palm Coast. We lived right outside of D.C. and took a trip to St. Augustine 5 years ago to tour the area and see if we might want to retire there. On our second-to-last day we drove south on A1A too see the beaches, and in our travels we came upon Palm Coast, which we had never heard of. As fate turned out we fell in love with it, did a lot of research when we went back home, and decided that was the best place for us. Less than a year later we moved down here, found a wonderful house, and we're delighted that we live close enough to frequent St. Augustine on a very regular basis. They have plenty of great restaurants in downtown St. Augustine as well as in St. Augustine Beach, and the St. Augustine Amphitheatre is one of our favorite venues to catch topnotch concerts. In Palm Coast we're a stone's throw to adorable Flagler Beach, and to the south about 20-25 minutes to beautiful Ormond Beach, and a little more than half an hour to Daytona Beach. I'd say we're in a perfect location!
Thanks so much! I couldn't agree more. PC is centrally located to so many great things to do. I consider PC my little getaway from the hustle and bustle of St Augustine.
I live in Palm Coast.
I have lived in 7 states and 6 countries. Something I always look for when shopping for a house. The drive home with mom. I cannot find an ugly way to drive to my house. Every road is nice to stunningly beautiful. Plus unlimited miles of sidewalks and parks.
I love this so much. Thanks for sharing. I agree, I find driving there relaxing and I absolutely love all of the trails.
My wife and I moved to Palm Coast from northern Colorado last year. We ended up putting a contract on a new build before even coming to Palm Coast and seeing how the community fit us, let alone what section we would prefer. We got lucky because we love Palm Coast, love our home (even with the fiascos the builder kept tripping on), love the location and the part of the section we live in, love what Palm Coast has to offer. We have terrific neighbors and get along with them well. Regarding the house, I am thrilled I was represented because it would have been a bigger nightmare had we not been. We have come to really love St. Augustine as well. It is a great destination with great amenities. The negatives I have with St. Augustine is higher cost of housing, taxes and tourist traffic. Then again, if St. Augustine didn't have great things to offer then these wouldn't be an issue. Best of both worlds I believe my wife and I have. We live in Palm Coast and can make a short drive to enjoy St. Augustine.
Thanks for your videos Kim. Always enjoy them. Cheers!!!
Thanks Sam! I appreciate hearing your story and I'm glad everything worked out with your move. I like Palm Coast too. We keep our boat in the Hammock area, so we split our time between there and St Augustine. Palm Coast has definitely become my little getaway from the crowds in St Augustine. Thanks for watching 😀
Hey there! It was so nice to see your comment as we're from Northern Colorado as well...fort Collins.
We visited Palm Coast during covid lockdowns and absolutely loved it. Are you still enjoying it? We are planning on coming to visit again during July to see if we can handle the heat. Then hopefully make the move next year. How's house insurance with a new build? I heard it's better than buying an older home?
Fort Collins is a terrific city and has such a great vibe. Moving away could have been a bad decision but moving to Palm Coast was the absolute right decision for us. My wife and I absolutely LOVE Palm Coast. It's relatively quiet here, traffic isn't too bad (College Ave can be worse and CSU Saturdays make it worse). We have found terrific local restaurants and spend quite a bit of time in Flagler Beach and on the beach. Summers are hotter because of the humidity. Overall it's not unbearable and we've become used to it. There are more bugs so bring the mosquito spray. No See Ums are not fun. Being close to the ocean gives some relief. There is 4 months of hot (June through September) with a month on either side (May and October) that is the transition between the two seasons (Hot and Nice).
We have a new build on an 80' x 125' lot (about a 1/4 acre). We're in the F section at 24 feet elevation so we're in zone X. With a new build we have windows, roof, build with current building code so insurance isn't too bad. Not cheap but a lot less than what has been reported by the national media. Car insurance is a bit higher and so is property tax. Then again there is no state income tax. The cost of housing is much less than Colorado. We bought on the high end (early 2022) so as prices decline due to the current market so will the property tax for those who buy at lower prices. If you move here be sure to apply for the homestead act.
All in all, we couldn't be happier moving to Palm Coast. We don't miss the winters and Colorado has had a hard one again this year. I haven't had to shovel snow once since I've been here. 😉
When you come out be sure to contact Kim Devlin because she will help you navigate through all the questions you might have. Send me a message when you come out and maybe we can meet up. Best of luck and stay warm this winter.
I prefer Hallandale Beach Florida beautiful city good beaches and restaurants and growing businesses and communities and a good nightlife.
Oh yes, I spent a winter down there years ago and loved it but that’s south Florida and has a very different vibe especially now. I was there back in 2015.
KIm: Great video! As a native Floridian you provided information that I was unaware of!
Nice to hear! Thanks Richard.
Wow! Great comparison and contrasting of neighboring areas in a short but content rich video. Had to watch it twice to pick up all the details. So many communities, one way, I guess, to narrow down ones search, perhaps may be price point. Great job, thank you! 👍
Thanks so much! Yes, the price points vary in each area but I would say you can get more for the money in Palm Coast.
Nice video….good insights!
Thanks so much!

No, only in some of the planned communities so it will depend on where you are looking? What area are you interested in?
