    Paddy's DIY - How to replace the espag lock on a uPVC window

    In this video i'm going to show you how to replace the espag lock on a uPVC window. This is the same process for nearly all types of window locks, be they roller cams (like in this video), shootbolts or hook locks.
    There are a couple of sizes to check to ensure you buy the correct replacement window lock for your window. The first size to check is the backset. This is the measure of how deep the window lock is recessed into the window sash. To measure the backset, measure from the edge of the lock to the centre of the window handle or to the centre of one of the fixing screws. Sometimes the backset will be stamped on the gearbox of the window lock, but not always. The most common backsets are 20mm, 22mm and 25mm.
    The next size to measure is the overall length of the window lock. Simply measure from one end of the face plate to the other. Common sizes are 400mm, 600mm, 800mm and 1000mm. These sizes can vary from manufacturer to manufacturer. Some manufacturers stamp the size or a size code on the face plate of the lock. In the lock in this video the size code is "GR.60". This particular lock measures 550mm lock, but is designed to suit a window sash with a minimum size of 600mm. The replacement lock is 600mm long.
    The last size to check is the width of the faceplate. 16mm is the standard width. Both window locks in this video are 16mm wide.
    The process of replacing the lock is very straight forward.
    Remove the two screws holding in the window handle and remove the window handle.
    Remove the screws along the face plate of the lock.
    Remove the lock
    Insert the replacement lock
    Insert the window handle and test that the handle is in the correct position in relation to the window lock.
    Refit and tighten the two screws for the window handle.
    Refit the screws along the face plate of the lock.
    The new window lock in the video is slightly different than the old lock. All that's left to do is re position the frame keeps to suit the new lock. This is what you would have to do if you replace a broken lock with a window lock by another manufacturer.

      Yea, I've just moved into a 2nd floor flat with two failed locks. The handle is at the bottom of the frame so the mechanism will be a bit difficult to remove and replace I think. Never done anything like that before so I'm just weighing up the job and trying to learn before attempting it.

      Take the beads off then take the glass out then you can unscrew the hinges to take the window out it makes it much easier if you dont want to be stuck in an awkward positions especially when high off the ground not worth the falling risk 👍🏼

    My window had the key in it and the key broke and the half of the key is still in the lock.I made the mistake of just pulling on the handle until the lock broke and I could open my window and shut it again but I wasn't aware at the time that I could have got the key half that was left in the lock out and then open the window without breaking it using a hak if you want to call it that.Basically I need to get the lock fixed and sort out the window as there is now a draft coming through where the key went in and in another corner of the window and in winter it's obviously worse.I would really appreciate some real advice or anything that can help me to move forward and get the window back to what it was before when there was absolutely no draft and it was great.Thanks for the great video very good guy.

    What a clear video....I always get someone to fix my locks but one lock is on its way out. Its a Mila gr80. I want to do it myself. Can I use a 800mm length instead of 750mm original fitting and.... do I need to buy new double keepers as my current keepers are single.

    Hey, great video and i want to give this a go myself. Mine has just broke and its a Mila gr 119. I cant seem to find anything that would be a suitable replacement, are you able to help to see what would be suitable? My current mila has 4 mushroom cams, 20mm backset and a 16mm wide flat rail. Thanks in advance

      All the odd size gr's are made for munster joinery. Gr 75, gr95, gr105 etc. They're the only place you'll get them I'm afraid

      I just reach out, ladders are too dangerous. Tie your drill to your wrist with some cord in case it accidentally slips out of your hand.

    My window lock is jammed. The screws on the side are stuck in lock position rather than open and the window is open. What do I do?

      If the screws are wrung off, you can try a broken screw remover to get the screws out

      It seems impossible to get too from the inside. Outside not an option. I would be hanging my arm out at an angle trying to remove and replace it by guessing where screws are.

      @richat1691 yeah it's an awkward job. Make sure you have your drill strapped to your hand. Using the selfie camera on your phone is a good help to locate where the screws are

    Hi Paddy - I've just fitted a new espag lock into a bathroom top closing window. The new parts' dimensions perfectly matched the old (as per your other video on the 6 measurements needed). I previously replaced the hinges on this window so they are fairly new also - the gearbox in the old espag broke hence replacing. A problem I've encountered is that the window is quite difficult to close as the mushroom cams engage with the old receivers. I loosened off the cams into the summer setting (away from the seal) and it did help a bit but the window is still very stiff when closing, it will close however. I'm not sure of anything else I can adjust to back it off a little (If I keep turning on the cams when furthest away from the seal they start going back towards it again so I know I'm at the maximum distance I can be away from seal). - Any ideas?

      You could have the hinges positioned too low or too high. So the rollers on the espag are rubbing the bottom of the receiver or the top of the receiver. Just have a look where abouts the rollers are lining up in relation to the receivers

    Y window in the bathroom is locked in a downward position, removed top screw no problem, the handle in in a downward position and won't budge to enable me to remove bottom screw, what can l do to get the handle to move and enable me to get at the bottom screw.??? Thanks in advance.

    Thanks for the video. When you were moving the receivers on the frame, did you drill new holes in the frame, or there are already holes and you just needed to move receiver and to screw it back?

      No when i moved the receiver there are no holes. I use the screws to create new holes. The screws are self tapping, the point of the screw cuts into the PVC, creating a new hole. Most windows will have steel reinforcing behind the PVC. If this is the case, the screws will have self drill tips (the tip has a drill point that drills through the reinforcing). If you reuse the screws that hold in the receiver you can't go wrong.

      @@PaddysDiy Thank you for your reply. On further inspection, the sash close to the handle is dented and therefore isn't sealing against the gasket. After checking around the sash, I presume the draught is coming through the gap from air entering the frame from the drain holes.

      No. You can adjust the compression of rollers with an Allen key. That's if you want the sash to seal tighter (or looser)

      @John Gartland i think i misunderstood. If the roller should travel into the opening of the receiver about 10mm. If its only just catching the receiver it would definitely effect how much it compresses. You'll have to move the position of the receiver

    Might be a stupid question but one of my handles suddenly doesn't close completely. I have looked everywhere and couldn't find explanation why. Do you have some idea what could it be?

      Not a stupid question at all, Great question in fact. There could be a few different reasons why. First thing to try is to open the window out and close the handle, and see if it closes down fully. If it does close, then the handle and lock are fine but there is something blocking the mechanism from closing. If it doesn't close, then either the handle or the mechanism is the problem. Could be something as simple as the lock in the handle protruding in the wrong position

    Hi do I have to order the exact same length espag? My window Espag is 1200mm can I order a 800 mm one?

      I would try get the same lenght. You can put a shorter lenght espag in but, what can happen is that the window doesn't get pulled in at each corner. As the rollers are further away from the edges of the window.

    Mine is completely jammed. I cant even turn the handle fully to get to the other screw. Its as if the gearbox is stopping me from turning the handle up, as you would normally do to unlock it... 😐

      Yes, it moves up a bit then it's stuck. I either get a locksmith £££🤬 or I somehow saw the handle off, but I reckon I'll still not open it.

      @sj-30000 just make sure the handle itself is not locked. If its definitely not locked, force the handle into the open position, remove the handle, then use the method in this video

    Hi, I've removed my handle but the spindle has come away from the handle and is jammed. I can turn it with a pair of mole grips but not pull it out. I've tried wd40 and left overnight. Any other ideas?

      Is it just the spindle left? or is the base of the handle left too?

    Great, thanks BUT ...... my window is locked in the CLOSED position and the square shaft hole moves freely 90 degrees without resistance. What do I do ???? cut the window unit out and get a new one ??

    I have a broken 750mm long 20mm backset mechanism from Munster Joinery (2003) but it has 3 mushrooms on it not 2 as shown on the GR80. I can't seem to find this mechanism anywhere with 3 mushroom cams, would you have this?

      Yes there is a Mila GR120. They're not that common but you'll get them
