Interested, but price is too high

There are so many cons for the flat
1) The seller has given it for rent (Mostly bachelor) and they have not maintained the flat. No maintained flat is worth 1 Cr.
2) The rooms might be bigger but the dining area is too small, does not look like 1480 sqft, it will be 1050 sqft max.
3) The window irons are rotted. Doors are made of ply. No woodwork, no painting, no module kitchen (with broken cabinet).
4) The washrooms are too dirty the whole washroom needs to be changed during the interior.
5) 1cr is way too much for asking 60-65 lacs is worth.. The person who will buy it , will have to invest another 15 Lacs for the interior.
Pros:
The only pro is the location.
Suggestion: Ask the seller to rethink the price and ask the tenant to maintain it.
