卡加里地產市道前景很難預測。 油價低迷，能源業衰退，疫情影響. . . . 如果買嚟自住都仲可以。但是如果諗住買作投資就要多多考慮。 在卡城 擁有一間屋開支好大， 管理費偏，暖氣，鏟雪. . . . 而且租務市場現時很差， 因為工作市埸差，很少外省人搬過嚟。
等你做左房东，你就知有没外省人搬过来。目前出租市场一滴都唔差。Calgary人口一直上升。同温哥华多伦多对比，同等职位，Calgary人工最高，屋价最平，没省税。温哥华入得眼嘅独立屋150万。卡尔加里可以一开三，自住一间出租两间了。好多人话温楼价狂涨好过做房东。但系如果你只有一间屋，狂涨你又唔可以套现。你子女以后又买唔起屋。最主要系疯涨已经过去，而家入市做接盘侠?我系卡尔加里有间出租屋，我只出左5%首期，甘多年都一直正现金流。就算将来卖屋平出，我嘅资金投入系零，白得一间屋嘅卖屋钱，首期都系heloc出，租金还款。如果唔卖，靠几间屋租金，我可以安心退休啦。

@@burgermiles5267 顶，你系卡尔加里住几年?乜7都关共产党事。事实上今年出租房租金上升。最烦某滴人永远生活系华人圈，将华人圈嘅事代表全城全省全加拿大。加上早期香港移民二三代，华人只占卡尔加里人口8%，如果你觉得出租屋没钱赚，讲明你连地产投资都未入门，出租屋都未识拣。

@@107898 呵呵，同样在股市买股票，为什么有人赚有人亏?这就是能力的体现。为什么跟三月比？不是跟去年比？上月比？因为三月开始lock down。有能力的，因为害怕大型公寓的交叉感染，都搬出这些一房二房公寓。所以这些公寓空租上升租金下跌。现在明白那些出租房因为需求上涨而涨房租了吗？看到个数据就急急忙忙来秀以为自己掌握了真理?

I had lived in Edgemont before. The community is pretty good and the public senior high school is one of the best senior high schools in Calgary. However, you can buy a single house somewhere in Calgary with the mortgage and condo fee you pay monthly for this townhouse.

Area are a kind of old. I will look into more new condo but wouldn't be that size (1500 sq). Average smaller. Lot of option in Calgary...lol

In Calgary, two top high schools: Sir Winston Churchill and Western Canada (17th Ave) - Public Schools.

@@jkt6962 I don't know whether you are in Calgary or Hong Kong. I strongly advise joining school in Canada no earlier than senior high. Better be Grade 10 then apply to uni. Since studying in Hong Kong when in primary can lay good foundation in many subjects, obviously not English subject. But learning English is very easy. Having said that, if you join the Canada school system in primary school, you need to live near to the zoning where there is a famous Senior High, like SWC or Western Canada, so that after finishing Primary can directly apply to those 2 schools. My son graduated SWC then applied to Waterloo and Toronto and ended up grad UofT, now working as Engineer in Fed Govt. When I was preparing my son to uni, I looked at data published from that uni and check which Senior High has the most students accepted in each province. I found the above 2 senior highs for Calgary area.

@@kenlam4978 That's Y like Calgary. I was tired of HK Humid weather all year long. I don't know about Vancouver, but in Calgary the weather is so dry that you don't have to have a drier for the clothes. Just hang them out after laundry for a few hours, they are good to put on.

omg，对edgemont嘅介绍就甘?卡城受欢迎的学区。小学edgemont school(全省890间小学稳定排名60左右)，学位一位难求。住进小区都未必保证有学位。高中系五间full IB之一嘅丘吉尔高中。从小学初中高中公立学校都系排名靠前。开车10分钟有costco，superstore, walmart, 图书馆，YMCA，开车到downtown25分钟。开车15分钟有著名私立学校Renert。
该区绝大部分系80年代起嘅楼。介绍39万townhouse真系呵呵了。家阵楼价甘低，40万完全可以系该区买个1500尺以下嘅独立屋了。呢间th贵在翻新，而翻新部分属于cosmetic,重要部分完全没介绍。屋顶窗户furnance水箱几年新?翻新只会折旧，地皮先会升值。同区独立屋嘅地皮最保值升值潜力最大。
间屋仲有一个问题。地上只有两间房。其中一间转做书房。加拿大主流房屋地上一定三房两全卫。少于呢个配置就少左好多潜在客户。卖房时就知道艰难。

@@107898 你觉得我来踩场?我觉得作为一个专业经纪，应该告知普通人一滴距地选区选房时应该知道嘅信息。甘先至系对客户负责。频道介绍的房屋特点，有眼都识替，唔需要专业经纪介绍。而需要经纪专业知识介绍部分完全没提及。
如果你系需要经纪买房卖房，可以叫买卖过房信得过嘅朋友介绍。或者多稳几个经纪面谈。通过问问题你会分辩出经纪的专业程度。关键在于经纪本人能力，不在于他/她从属于哪个公司。
