  • We listed our home in Nanning the other day. Looking to find a bigger better place with a little less people. Wish us luck because I think we are going to need it. The rules for foreigners changed last month making it easier to buy in China so we though what could go wrong?

    I found your blog by chance and I enjoy your perspective of China from an older westerner's point of view.

    I've been watching many of your videos which are interesting and offer me an insight of life in a Chinese city. You are fortunate for marrying a Chinese wife. Most of them will take care of their husbands and families for the rest of their life tirelessly. How do I know, because I have one?

    Interesting topic! In the US, commissions on real estate are 6%, split between buying and selling realtors. If one realtor handles both sides, smart buyers will negotiate them down to 4 or 5%. There are also many websites cropping up with do it yourself sales, which don't work well in slow markets, but in hot markets, they compete well but sellers may misjudge market and underprice the unit or overprice because they don't have good comparable listing analysis. If an owner is desperate to sell, they might offer to pay the buyer's side of the commission.

    hey nice series of vids! one thing different btw china and usa (don't know how it is in canada) is you can drink with open bottle/can in public is that right?

    • @Gweilo60
      @Gweilo60  Před 6 lety

      In China and in the US you can drink beer in the open but in Canada they have a law "Drinking in a place other than a dwelling" they give you a ticket for that. I have had first hand experience with that. Smile

    • @Gweilo60
      @Gweilo60  Před 6 lety

      1.5 % for the buyer and 1.5% for the seller but if the property was owned for less than 5 years then there is an extra tax on the purchase. This is to slow down speculators for buying and selling quickly.

    Commission for the sale of houses in China varies. I saw a house in Buji, in Shenzhen sell for about one and a half million RMB, and the commission for the real estate agent was 25%. That is a common rate in Shenzhen, but as you know, everything in China is negotiable!

    China is buying properties in Australia, pushing up the cost of properties making it very difficult for Australians to buy.

      Sun Shine trust me, house price booming always comes with bad result rather than create more job opportunities, for it pushes high the cost of living and business and erase more jobs than it creates...

    • @Dragon-gl1rw
      @Dragon-gl1rw Před 4 lety

      @@aryasona8843 it is not things are expensive. Things are expensive is due to the devaluation of the your domestic currency. The more currency your govt print to spend, the lesser you buy. Increase money supply caused inflation to go up. Inflation is a hidden tax. Which means you need more currency to buy the same things. Your govt like any govt have collect from someone to spend, to provide perks and social security.
