  • Real estate in #Jamaica is currently in high demand. In this episode we explore a gated community in Negril, Little Bay Country Club. With me I have Negril Realtor Margit Edger who guides us through this property and breaks down the amenities and pricing. The house we explore is known as Garden House. It is a garden view property.     Great content. Would be really cool to see a video getting more granular on the various costs. Besides, the monthly maintenance fee, ranging from $250-350, what other costs are to be expected for such communities? For example, what are the annual taxes, any HOA fees, home owner’s insurance costs? Able to conduct appraisal and inspection? What are the associated appraisal and inspection fees? Other fees related to home ownership specific to Jamaica.

      Great questions. The annual property tax on this home is $29,100 JMD or $187 USD. Homeowners insurance is not required but recommended for seafront properties in particular. No HOA fees only the monthly maintenance fee. So outside of the maintenance associated with the home, the annual cost for this home would be the property tax ($187 USD) plus the monthly maintenance cost ($3,000 to $4,200). The valuation and survey reports would be between $300 and $500 USD (ballpark)

    I worked at samsara and swept away hotels in Negril back in the 90s .it was a very popular beach. l am so happy to see these beautiful developments happening all over ja

      I would advise anyone who wants to build to be there when its done. Working with Jamaican workmen can be quite challenging and requires monitoring.

      No prob man. Yeah it’s definitely on the pricey side. I’ve stated this before but I think there is tremendous opportunity in middle income housing development in Negril. It’s almost non-existent

    Negril is so damn beautiful...that price wasn't though... LOL... Richmond St. Ann is much cheaper and you can plant your own trees...

    It's beautiful, although I'm not crazy about Airbnb allowed . It seems very common in Jamaica for gated communities to allow it.

    What type of dollars are we talking about, is it Jamaican or united states dollars. I know real estates markets and I never heard that price for a place that size in ñegril.

      Jamaica is stable in terms of government. They have no enemies to invade them and the political leaders of ling ago are all gone now.
      It's progress. Everything in the USA is there also.
      Only the outlandish mac mansions are difficult to sell. Anyway to each there own.
