That video is releasing soon :)

This was helpfull! More in depth video of the visa and residency options please!
Yes, that video is coming out soon - glad to hear it was helpful!
Hey Shu. Thank you for another informative video. I'll be moving to Japan in Nov for work and can't wait to use your lessons to purchase my first property in Japan. Keep em coming.
That's awesome. Thank you for your kind words. Good luck with your investing journey!
We bougth a tradition house 5 years ago,Cheap Traditional Japanese House in the rural countryside of Japan. ( akiya houses ) $30,000, Okayama Province Japan. Let me know if you want to buy it, and I will help you.
I'm interested in those topics you mentioned at the end of the video. I would definitely watch those videos.
Stay tuned - it will come out very soon :)
Will be there next week and will follow your steps!
Awesome 🙌
Thank you for the informative video!
Glad it was helpful!
Great video! Thank you for sharing Shu! ✨😉👍
Thanks for watching!
This has to be one of the most detail step by step description of how to began and get a property in Japan. Thank you fir offering this information I am starting to learn what is needed in hopes to seek a property in the future, I would prefer to get a land and property rather than just a property alone.
Glad it was helpful!
Very informative and was trained as a property manager in the sunshine state with plans of taking over the family business, but wasn't interested at the time. I honestly want the challenge of building something from the ground up and your vids popped up. I started watching and kept watching.
Glad it was helpful!
Hello Shu, this is such an interesting topic! I'd love to hear more about rental properties and issuing your own visa, would this apply to things like running an Airbnb?
Yes, please tell us more about ways of getting a visa as an investor/renting properties manager... thanks for those very interesting videos.
That final point of being able to sponsor yourself to go to Japan under business visa was something I was really curious about. Is there a way to elaborate a bit more on that option?
They're called Business VISAs. You can live in japan for 1 year and then renew for longer. You must have at least 5M yen as capital investment, and the rest of the process costs about $6k.
Good video Shu. Re Freeholds, are there land owners willing to sell the land beneath the structure (leaving the structure's responsibilities to the physical prop owner)? If so, what is the cap rate typically in such an arrangement? Re: earnest deposit and 1.5% upfront broker's commission, who acts as escrow for the 5-10% earnest money? In event the deal falls thru, is it customary to have a back out clause within due diligence period whereby earnest money is refunded and the upfront broker's fees is also refunded? I think that's very important for western buyers to know. The last cost to your list, is that a title exam fee combined w/ an attorney's fees? Thanks for your informative videos...
Very appreciate, Thank you very much brother!
Glad to help!
Hi Shu, I came across your video on Instagram.
I am in a process of collecting documents for buying my first property in japan and this video is very helpful. I will have to prepare the necessary documents for closing the deal. Where can I find more details for the required documents like: value of stamp duty and registration certificate?
I would appreciate your directions.
Thank you
Video on the business model of Airbnb "investing"!
Thanks for the idea!
Hi Shu
Thanks for the video. I heard that the big fees when buying property in Japan like the 手付金 are so common that they often get included in the listed price on the 不動屋 listings. Is this true?
EDIT - not the tetsuki kin, but the consumption tax (消費税) is. That's hefty at about 10% of the appraised value, right? I just noticed you don't list in in the costs section of the video
I'd definitely watch a video on the last topic.
Where is the new video have you made it yet on how to get residency 👀
My parents used to live in Kawasaki before they fled to Korea avoiding bombing during the war. I want to go live in Japan, Akiya can be one choice.. But buying Akiya seems so tricky and complicated...
With the right support, it's actually not that hard. We have a course on how to do this - stay tuned :)
Looked around on the MLIT site for over an hour today. If there's a portion of the site (even in Japanese) that lists historical sale prices, I couldn't find it.
Thank you for the video. I may have missed this, but where and how does a home inspection fit into the project schedule?
Amazing video. I will be coming to Japan from Canada to invest in real estate and business in the coming months.
Thank you - that's awesome - good luck!🙌
Hello Shu,
I’m a retired US citizen wanting to settle in Japan.
Your video presentation is amazing, I wonder if you can create a paper back books to spread all over the World. I will be buying your books as soon as you release from publication.
Make sure you register it to Library of Congress (or get a USBN code to avoid someone copy your idea).
Let me know, I’m interested buying home in Japan.
I would love the continuation about sponsoring yourself
Just filmed a video on that topic - coming soon :)

That video will come out soon!
how would you advise taking title as an individual? does putting the property in a trust bypass inheritance taxes?
Hello! Thanks for this informations. Just a question about AFFIDAVIT, do we need to translate in Japanese or English is ok ? (or French because I am french) ???
Hey Shu, is there any restriction for foreign companies to own property in Japan?
主さん、ありがとうございました!
どういたしまして👌
Thanks for all the amazing info. So the buyers pay commission in Japan and not sellers? Interesting ..
If someone answer my question.is it easy to rent these houses in Japan or not thank you.
Which documents do I need to get an affidavit to prove my identity and residency in CA??Notary service told me I need a document to be notarized….
I’m about to leave CA to Japan so I’m a bit freaked out..
I’ve looked at investing in properties in a few other countries and while it’s possible in America, it seems that they never cash flow. .
Do properties in Japan actually positively cash flow?
Yes, absolutely. Cheap houses in Japan are great for cash flow, not for capital gains. I also have cash flowing properties in the US though ;)
looking at a business manager visa, and i'd like to invest in kyoto, osaka, and tokyo
So you need the landowner's permission to resell the property if you have a leasehold property?
They must be informed
Any cheap apartments in japan i really move there bad
I'm planning to buy a property here in Tokyo. Just need someone to guide me before I buy.

More then a decade ago, the chinese were buying alot of Japanese lands near river & stream to bottle water for export for China, the Japanese govt then had to impose restrictions.
It should be regulated heavily . See what happen to Canada and USA once investors came in. Also you don't want Japan to turn ghetto
I have a very serious idea dream about this bar in Japan I would like to open and I am looking for fellow dreamers. It's a "police academy" bar it wouldn't even need to be very big. If you grew up watching that goofy crap like I did, can you think of a worse way to make a living? in Japan?
How to find sales agent ?
Each listing usually has the information of the sales agent.
How to find a good agent who speaks some English??
5%-8% management aint bad. US is closer to 10%-20%
Not bad at all.
Pronounce affidavit as “aft-A-David” like the name David
I found zero valuable info here. What about tax benefits, claiming costs, things like that?
I'm PR in Japan. I know too many hazzles buying property in Japan.. That's why Japanese prefer to rent some, due to job relocations..after years of owning property, house renovations is costly, the house is going to be worthless in such time, only the land has value.. I got house in USA.. But I'm considering buying in Japan.. If the price is right.. Owning a house property is pain in the neck, there are times I just wanna buy a Camper car.. If there's an earthquake, I will just turn on the engine and RUNNN😂😂😂, hoping NO TSUNAMI.. 😂😂..Minna san Gambatte Kudasai..! GOD JESUS CHRIST BE WITH YOU ALWAYS.. 🙏🙏🙏
After I came across investment platform of Mrs Dorothy Wallace my financial life has totally changed. I'm not bothered about the market fluctuations.
I have heard a lot about investments with Dorothy Wallace and how good she is, please how safe are the profits?
Same here, I earn $13,000 a week. GOD bless Dorothy Wallace, she has been a blessing to my family.
Mrs Dorothy is the best expert trader I have seen on a certified broker, I've invested with her for years. Profits are secured and over a 100 percent return on investment. Everyone she processes his or her trade is so lucky, all you have to do is believe in her and follow her guidance. Then sip your drink and relax.

basically you will give us useless info
I live in Yokohama for almost 5 years now and never paid attention around myself since all corners and houses look alike. I only search for Akiya on websites (just in the vicinity of Kanagawa/Yamanashi/Chiba maybe Shizuoka) and the options are not great. But I just started to look at the houses around my area in Isogo-ku Yokohama and I realized that on 1 km walk at least 3 seemed abandoned (I mean completely rusted fences and covered in weeds). @shumatsuopost if those houses are not listed at any real estate or have no signs posted in front with intention of selling what can you actually do about it ?
That means those owners don't intend to sell those homes. So you would need to communicate with the ownrs about a win-win deal that you can bring to the table so they might consider selling it to you.
Thanks for reply@@shumatsuopost. It's also as I expected that you should proceed in those cases. But how would you reach out to those house owners. You simply visit his neighbour and start askig questions about who used to live there and where they are located now ? or you can visit the local ward office and ask about that specific address to share their information ... but I don't see this happening since that would be private information. In a smaller community you might get connected with more than your 2-3 neighbours around your house, but in a heavy residential area like Yokohama I guess you just have to keep an eye open and wait for an opportunity. Weird idea could you leave a letter in their mail box expressing your intention and give them your contact information in hope for a reply ?
i have a quetion.... what if i just want to buy a house and live in japan.... not start a rental bidniss......can i get perm residnecy f i buy a house jus tfor me to liv ein ???? please let me know thankz
