Have to disagree: Commute time from Mountlake Terrace to Seattle is not 20-30 minutes UNLESS driving off-peak hours. A typical commute (driving, public transportation) will need an investment of 50-60 minutes minimum, each way. Have commuted for years, and this has only become worse after Seattle offices returned to on-site work.

You are covering nice bedroom communities, but you are overlooking even better areas. Bainbridge Island & Poulsbo are 5 miles & 18 miles away, with very affordable housing. Poulsbo the more affordable. Why not spend 30 minutes on a ferry versus an hour in stop & go traffic? Many ride bikes to the ferry. Some guy has a lot Christmas tree on his bike every December! We live on the Olympic Peninsula, 33 miles from the ferry & 5 miles added on ferry ride. We are 1.5 hours from Seattle, which is equal to commenting from Auburn. We live among farmland and dense forests. In addition to homes being had at lower prices (minimum five acres) property tax is 1/3 of a small house in a tiny lot in Auburn), we are from Auburn.

I'm on the Kitsap peninsula and like having a slower cheaper place to reside, so Shhhhhhhh!!!!!

Light rail link extension into Lynnwood running by Summer 2024...like you said Lynnwood is the best affordable suburb in Seattle area.

Maple Valley, North Bend have better access to Bellevue which is a better employment hub than Seattle. Burien's great if you like planes flying on top of your house
Northbend was a great place to live. Then the liberals moved in. Wait till the big crash happens then their really going to hurt
Can you recommend any Property management companies that work with garbage credit? Like that just have less invasive requirements
No state income tax BUT 'they' get U in many, many way...
... sales tax is above 9.99% in every community
... service labor is taxed, that's right, like if a plumber charges U $2k labor, the labor is taxed
... service fee's on everything

Hilarious. North Bend is 35 minutes to Safeco. Mercer st in Seattle from Westlake Ave to I-5 (about 4 street lights) takes 45 min-1 hr. Proximity by distance means shit.
Having said that North Bend is no longer affordable. 10 years ago it was 1/3 of the price it is now.
Umm...you left out Lakewood WA. I pay $675 a month for my own place. There's multiple train/bus stations just a few blocks away from my home. Lots of foot traffic shopping. Lots of restaurants. I can walk to the station and be in Seattle in about a little over an hour. "Public overnight camping and open drug use" is strictly prohibited.

The median rent in Lakewood, WA, for a 1B/1Ba is $1,549.
Furthermore, you're unequivocally delusional if you think what you typed holds any shred of validity.
Lakewood is absolutely, without a doubt, one of the worst locations in the Seattle Metro area to live. Was also routinely featured on numerous seasons of Cops going all the way back to 1987, has and continues to have one of the largest gang and drug issues in the state and also features a violent crime rate of 23 per 100K people.

North Eastern Washington is the best
Lifetime resident greater Seattle area. Burien? Too close to White Center aka Rat City, too much crime; hard pass. Renton? Used to be great, now more crowded and more crime, no thanks. Kent - still a decent place. Likewise for Auburn - but a bit south to Lake Tapps/Bonney Lake/Sumner preferable. Mountlake Terrace - too expensive but Edmonds SD is good. Lynnwood - too much crime. Pass. Everett? Never liked it much but lots of Boeing workers up there and pretty affordable.
Kent? Lol oh boy...
