People who can afford 2.5 million dollars houses don’t have time to design their houses because aside from the mortgage, property tax in Dallas it 2.9 percent per year and goes up every year with appreciation. That means this house will cost you 72k a year in taxes...welcome to texas! People who live in this house are going to work until they die in order to pay the government.
I would also ...better yet get the plans for this home place on your own land that you own!
@@dangzh24 so your saying that rich people that own a home like this are going to be so busy working, that they won’t have time to build a custom home because of the high property taxes? Make that make sense. Also, average taxes for the area is 2.1 which would be around 52k, but it does depend on where you live. I’ll tell you this. Most true “wealthy” people make more than that in a month! They are also well invested and can usually cover that with their investments without raising a finger. Funny enough is that our main home is 2.6 and paid off. We also own several other investment homes that are paid in full. Then we have other investments. You don’t buy these type of homes unless you can afford them! That’s including the property taxes!

This home is a dream, but for 2 mill nobody should look out of their window only to see ALL the neighbors. Not even 1 acre of land?! Texas is getting ridiculous with the overpriced houses, and no backyard approach to home ownership. Great tour❤️

Finally a house price that matches the finishes! Everything was quality 👌. The size of the rooms ugh 😑, a dream. If you're buying in Dallas your not going to get much acreage anyway. Love it!

Beautiful home born and raised in Dallas, 3rd generation Texan proud of my state and the real estate that it provides and generally get your money’s worth, first time seeing you present a home and you speak enthusiastically about it that draws the buyer in, many real estate video presenter seems bored and uses anyway as former salesman never use anyway I was told…
I mean, I could see myself living here with 8-9 family members that I ironically want to stay away from because the house is so big I’d never know anyone was there. Also if it was $1Mil cheaper

The house is lovely, but not paying $2 million for a fenced in backyard and a neighbor right next door. I need a couple of acres.

Sierra, this whole guide is fantastic! Please tell your videographer/media team to be more attuned to the exposure/fstop changes and transitions. A lot of these shots are blown out when around a lot of sunlight, which detracts from the overall beauty of the home and guide. Regardless, it's a wonderful home led by a photogenic guide!

This is a $600,000 -$1,000,000 home outside of Dallas. Dallas is expensive as crap.
Lol Dallas is expensive. A home like this would be less cheaper outside of Dallas
South Dallas, north Dallas is pricey
Like the others said houses in Dallas are going to be more expensive but if you go further outside to the surrounding cities you can get better prices.
$2.5 million is pocket change for some tech guru moving there from California. For a Texan, that's crazy expensive unless it comes with 200 acres and 100 head of cattle.

Depends on the area maybe LA or SF. If you go to the more rural areas like Stockton or Manteca this would be the same price. Dallas and Plano are in the same ball park as a lot of places in Cali as far as housing market goes

To people from out of state... what you fail to get told is that you will pay taxes, every year, based off of what Texas thinks your house is worth. Not what you actually pay for it, but what the state thinks your house is valued at. You're also driving up the land taxes for the local residents. We do not have a state tax, land and home owners flip the bill for everything. I bought my house in 2010 for $125,000 - 9 Acres, 3600 Sq Ft. Today my house is "Worth" $268,000 and will pay taxes off of what the county says its worth. Not actually what its worth, but what other houses are selling for in your area.
This house is sold...but living in the Pacific NW , I would say this quality goes above and beyond typical spec home. The builder really did seem to spare no expense--spray foam insulation, metal roof, heavy duty garage foundation etc... For example, this size and quality home in Seattle (say, Bellevue, WA location) would easily be >$5.5-6 mill. Nuts. Though Bellevue, WA location appears more prestigious than where this home is located (sounds like it's a bit overbuilt for that particular Dallas area...)

Really need the master and the master office farther away from all the bed rooms... with no beds above the master or common spaces. Private entrance would be nice to that area of the home also.

As for "CA prices" -- in much of CA that gets you a 60-year-old 1500 sq ft. ranch-house.
If you're looking in Dallas for something a little more affordable, look at Preston Hollow, Lakewood, or Lake Highlands.
