Thanks for your useful videos and ideas.
Is converting additional receptionist downstairs add value? Would lenders consider it an additional bedroom? There will be another receptionist and a separate kitchen.

Assuming this is in a normal hall entrance house, unlikely. As they would view that the room could simply be swapped back to a reception room. Thus no value added.

It would be from the freeholder, chances are they'll ask for a structural engineer to provide a report (if you intend on moving walls), else you'll want a letter of concent for changing to a 2 bed.
