- Tuula Rampont takes us on a tour of her home in Ollioules, another great “off the map” destination in the south of France that is only 10 mins from the stunning resort town of Sanary-sur-Mer. Learn more about the best places to live in France here: intliving.com/francereport.
In 2017, she purchased a 1,500-square-foot home (€420,000) in a quiet housing tract. The road leading to their house is lined with olive trees that are harvested and pressed for olive oil at the local mill every fall, and directly in front of our house is a small forest where you can hear French pheasant birds calling to each other.

You said you have been there for 12 years, how much French do you have to know to be living there? I ask because I'm currently assessing where outside the US I might want to retire to and France is one of my choices.
Merci beaucoup! Lovely video and description of your home. Thank you for making this available to everybody.
Thank you for the video, we really enjoyed it. We are living in the 'other South of France' at the Mediterranean near the Pyrenees. Many retirees and empty-nesters move here as well. The prices are not as elevated as in the province and the climate is the same. My wife is American and I am Dutch and we really enjoy our life here.
Hi Jan, Thank you for your comment. That’s a very nice area of France, happy to hear that you’re having a great time there.
What town are you living in? Just curious.
Property tax is $1700 a year.
Wow, yeah. I was wondering.
Know your area very well, as we lived in Fréjus.
In the video you said that property tax is $1700 per month. Is that accurate or is that for the year?
I heard that too. Be nice to get a reply to this question as 1700 a month is a deal breaker.
No, per year. I pay €680 in property tax per year for a 100m² apartment in Northwest France, near a city of 303,000 inhabitants.
Thank you for the tour of your lovely home. I am thinking about moving before retirement, so I'm just in the information gathering stage. One thing I love about IL is there are so many people who can answer questions for you. :) Merci beaucoup!
Thank you for your kind comment! Tuula
Very nice! Thanks, Tuula!
Hello Tuula. You don't know me but I know a little about you as your father in law, who is a friend of mine, told me about you this morning in a small town of north-east France. He told me he has an American daughter in law because I am of French-American culture. If you tell your father in law that my name is Patrick, he'll know who I am. I took a look at your International Living web page, and I saw that you do a beautiful job telling about your love for France. Congratulations and many Thanks.
Thank you for tour, love your yard and home
Luxury hotel dan resort...❤❤❤
Soooo lovely Tuula! J'ai adorée!
You are living my dream.
Would love for you to advise us retirees on towns to live that would not require a car, with good public transportation. Thanks
There are a lot of larger towns & cities where you wouldn’t need a car. For example, Toulouse, Bordeaux, Lyon, Montpellier, Nice, to name a few. A car is still needed in rural areas & villages. Hope that is helpful.
Great your, thankyou. Merci
Very lovely home in a beautiful area. Would love to see some apartments like the ones you mentioned seeking for retirement. I am retirement age and very curious if France is affordable or if should look to Spain and come to France for visits. Thank for all the informational videos! ❣
Lovely home, has great potential.
Thank your for the tour...really nice and the ambiance of the neighborhood is si nice. One thing I cant imagine living without is a a dryer. Its mind boggling that the Europeans find a dryer such a luxury. I've live in Switzerland as a teenager and would love to end up living in Europe again soon. So sweet of you to show us around. Cheers 🥂
Put your stuff outside in your garden, it will be dry in a a few hours.
Thank you for sharing this info! When you said that your property tax is 1700 Euros a month, did you mean per year?
I have the same question. Regards Sam
At the beginning of the list of expenses she just said $1700. Then at the end when talking about monthly expenses, she said per month. Based on all I’ve read, it is probably per year.
Hello Property tax is 1700 a month?
per year in France
Do you have any videos where you talk about how you qualified for permanent residency?
I’m having a hard time finding a visa that works for me and my goal would be to obtain permanent residency.
How's the visa process for potential retirees from the U.S.? What are the majority of non-French expats retiring in the South of France?
Hi, there’s a video I did on the visa process here on the channel if you’d like to have a look. Many French retirees in the south, Americans in more international cities like Aix-en-Provence and St. Rémy de Provence.
Propertt tax 1700euros a mth or year?
A year.
That is exactly what I was going to ask.
Please, please...we do need an answer to this question. It just has to be yearly 1700... Non? Appreciate your guidance. Merci!
Yearly. Northwest France = €680 per year in property tax for a 100m² apartment.
The overhead expenses such as electricity, mobile phone etc are reasonable, but is it really 1,700 euros property tax a month ?
No, the amount is for one year. I pay €680 per year in property tax for a 100m² apartment in northwest France, 40 minutes from the Atlantic coast and 30 minutes from a city of 303,000 inhabitants.
Your Property tax is high! 1700 euro/ mo.?, Kind of wipes out your savings on other things like your cell phone your water , utilities like Wi-Fi etc. that amount of prop tax would be on an approx. a 1. 6 mil dollar home in California! How much was your home? AIRBUS property taxes ever go up ?
Hello, our property tax is 1700 a year.
@@tuularampont9341yah, you really need to edit your video to make this correction. To just leave this mistake has ruined your credibility.
#1. Sideboard
#2. China cabinet
Bloody expensive property tax, jesus help
Is it safe? Crime?
Very safe. There’s no right to bear arms in France.
You need to edit your video to correct “…property tax for our home is seventeen hundred euros per month…” sounds like it’s more than your mortgage payment, property tax is twenty thousand a year.
