Out in the suburbs, the rent is cheaper, around 6 to 8 millions vnd. Go to Binh Chanh district which is 20km from Saigon, the rent around 6 millions vnd.
Just left HCMC studio condo at the Orchard in Phu Nhuan for 12 million vnd plus 900k for Internet cable & electrical. District 1 is probably nicer and closer to more attractions than district 7.

Adequate utility? Do they even solve the water and waste and plumbing issues yet? Seemed overdone on gadgetry. Too much stairs and lacking carpet/cushioning safety? Still does not even have fire extinguisher? Indoor cooking accomodation?
Can't really cook in there , very disappointing for someone who enjoys making their own food and cook, it be ok for a month, it's like an hotel room , but for living more permanent i would really need more space and an advanced kitchen with an oven and freezer and an actual living room. Maybe i should look around more at the outskirts of town, same prices but bigger without doubt. Not going to retire soon, but will within the next 10 years or so, but when i do i definitely need a normal house and certainly not a studio or hotel room to spend my last days.
it's more like a slightly more expensive hotel room, studio is just not my thing.. seeing this you may understand why.. it lacks too much for living there long term
The land for sale in district 1 is around 12,000USD/sqm so the rent at that time is normal and on avarage. The owners spend usually 500,000-1,000,000USD on buying these house to invest for renting. Also services included like cleaning, wifi, cable, water, excluding electricity bill. That is reasonable here

All my Viet friends upon seeing the apartment in person agree it's a nice place and worth the 600. Trust man I'm not retarded. And I looked at apartments orginaly with my Viet friend. That is for where I'm at location wise. If I moved to a different district yes could achieve this style apartment for around 500.

Yeah wasn't as nice but it was bigger. And I even thought the time I was paying to much. I also paid 310 USD in d7 same standards as yours. yeah, it's D7 but half the price. And had a view of the city.
Good for you for trying to not live an area full of whites and other expats. From my experience in Asia, too many foreigners make that mistake and don't immerse themselves with the local culture and people and live in their own bubbles. What's the point of moving to another country if you're just going to act like you're home, right? Neat apartment btw.

1 million electrical?? I lived there for 7 yrs average was 500,000 vnd unless you run aircon all day. But seldom used it a fan did the job
