    It's very rare to visit a project next to KLCC, the heart of Kuala Lumpur where a project get to enjoy all the amenities and convenience. But what's most exciting is the high surrounding demand for space due to the high job opportunities provided by the business district. Also, it's an excellent location for Airbnb due to the roof top facility deck.
    With that in mind, the developer took a commercial approach to the entire architecture. Instead of focusing on space creation, layout efficiency took priority and it's evident in the common areas. Also, it's a great demonstration where the form created a lot of weird corners and alignments in the unit layout. It's also very interesting to see the reactions of Malaysians towards dry wall system as the load is carried by the shear walls.
    We also witnessed the difference between an investment versus a own-stay product as this product clearly demonstrated.

    a big no no for the locals without bidet in the toilet! I wonder why they do such a low ceiling toilet, the only think I can think of would be the limitation height of the back painted glass wall that set to 2.4m max.

    Thanks Sean the video which forms part of my research. I managed to get 2 resale units at price i believe below launch price. The 3 pts you mentioned is aligned to my own research. The location is just fantastic at the price.Waiting for the sky roof to start operating the facilies.

    My friend purchased one of the units there to rent out. He said quality of the structure is very very poorly made and he is having headache how he should renovate his unit.

    I stayed at a bigger unit here for airbnb which had nice view of klcc/kl tower.
    However parking was at another building , had to drag all our luggage and when it rained there was no covered walkway. Also the pool is managed by a third party and charged each guest RM20 to use the swimming pool.

    Almost every aspect of the unit triggers me. Only 2 things stand out , rental demand and cheap PSF .

    Great location but that's it. That enclosed hotel feel, lack of natural light, no way to live there long term. And the quirky as you say OCD aspects, like WTF. Poor attention to detail.

    My friend is renting a unit there and from what I heard is that there's no carpark provided and you have to fork out extra bucks to use the pool and gym? Yes the workmanship is so-so but location > workmanship since she's working next to KLCC, save on transportation and time!

      Yupe your friend is correct. And you're right about people buying this project only for the location, I don't think people will voluntarily choose to live in this area if they're not working close by.

    Great video.
    But what a waste of a prime location. Master bedroom was tiny; then that horrendous green! I’m sure the Mainland Locusts thought it was a great deal. Doubt these units will appreciate.
    Sean, is there really that much Airbnb demand? Hotels are so inexpensive in KLCC and BB (within 1 blk from Pavilions) - I stay at legitimate 4 stars for < $100USD/night.

      I think the buyers are mostly locals, as this developer doesn't publicize their project and uses low prices to attract customers. The price back at launch was around 1.1k/sqft for some of the cheaper units.

    Disappointing interior layout design. As you said there is wasted space like the the corner.
    Hope developers will make good quality apartments/houses. Nowadays developers just build houses and don't seem to care about the layout and the quality used.

    Have to agree that this is not ideal for raising a family. My workplace is at Menara Prestige, on one of the higher levels. Office windows are facing this building and we could see into the units, including the pools. There is no privacy at all. Somehow, the furnishings (including the green walled shower area) provided by the developer is exactly the same as The Vortex, just behind Sky Suites. Found out they are from the same developer. So in other words, they are simply 'recycling' their design.

    You mentioned the low ceiling but didn't tell how low it is. What's the ceiling height?

      Malaysians are so lucky to be spoiled with high ceilings in most of properties, here in london, most new buildings only get 2.4m high, some only at 2.1m as the minimum building regulations.

      @@qingyang4665 True, in London they only give minimum and maximize profit. I guess demand different in Malaysia, you can't really fetch high price and become ATAS project without high ceiling which is a luxury thing.

      I've asked the same question. Apparently the arrangement of facilities is based on subscription for this project, hence it's not exactly part of the deliverables during VP.

    All the comments about dry wall, tiles, corridor etc are missing the point. If you got it at 1000 psf its a bargain! There will be some areas the developer has to compromise to get that price point for buyers. And this developer is well known for that.

    The green bathrooms are just too ugly...the rest are so-so...very near to klcc building, but the design of the interior, small and very dark hallway, make it like a very cheap rumah tumpangan mak limah..

      Doesn't it remind you of algae? Plus I've mentioned it's personal preference. Plus after visiting 200-300+ properties, this is definitely one of the weirdest colour choice.

      I bet mostly bought by Mainlanders and they just want to get their money out of the country; these units will start turning over in big numbers in a few years.

      Rental would have been much better without covid. Things should improve once covid is over.
