Is there any concern about the pond flooding during a heavy down pour? Do you have to have flood insurance? Were those houses built in a flood zone? Many questions building or living near a pond. Then wild animals like snakes or attracted to ponds. I'll have my doubts living close to a pond.
It’s not in a flood zone, so no flood insurance required. The pond flows into a creek below, and the home is higher than the pond. The builder did great with grading as they also added cisterns to help with rain flow per county code. I also visited the property when we had a record rainfall during December, and the pond didn’t overflow.

I love the house but please can you show us the closet for each bedroom because the 3bedroom has 2 doors it’s the biggest room upstairs?
Sorry about that. So that larger room upstairs technically isn’t a bedroom. Those doors lead to the attic and a utility closet. The closets upstairs were a little underwhelming imo, which is probably why I skipped filming them.
Are there any ranch homes available?
Not by this builder in conyers, but I know of another builder that builds homes similar to this style that has ranch homes

I'm not impressed with the home.The primary suite is small,bathroom is average at best, let's not speak on the closet. For the price should be custom.

this home actually sits back off the street but yes the home is a little close to the neighbors, but not that much you'd have to see it in person
A house in this price point should have a custom closet in the primary bedroom not wire shelves. The secondary bathrooms should not have plastic inserts. It’s a nice home but not worth the price.

That's how they build homes in Georgia. Give you the cheapest stuff but want top dollar. In Texas you will get all the bells and whistles at this price.
Extremely too close together for that price.Plus HOA 👎👎👎
There is no hoa for this home. It’s also on an acre.
