    I have not followed your channel closely but I watched a few of your videos before starting my first maintenance job, 2 years ago. You advised that 90% of problems can be resolved with the 6 in 1 and channel locks. I'm so glad I bought those before starting and they legitimately have resolved 90% of problems. I just wanted to thank you, sir.

    Youre absolutely right. Turns and work orders are like 2 different trades. I am property maintenance right now and the problem we have is they ALWAYS want us busy. A lot of companies dont like to use down time to train their techs.

      Yep, then they get upset because they have to bring vendors. And yes, it's like 2 different trades.

    Great advice, Any property that wants to turn around and stay full should hire contractors for painting and flooring. The maintenance director and staff can do the rest. This will turn an apartment and should have it in a condition where the next few turns will be easy and the apartment can be rented easily with minimal cost going forward. Otherwise the owners are just chasing their own tails. From my twenty plus years experience.

      Absolutely! Sometimes I don't think some owners and management realize that getting to tenant's repairs in time is what gets a higher occupancy and of course less move outs. Thanks for your comment my brother!

    I just started at a new property and boi I tell u this is my first roller coaster off shit list I ever seen in my career off being a maintenance tec of 8+ years It’s hard to do turns and do work order when we maintenance tec’s are being shifted left to right by the people in the office that don’t have transparency and good communication and it feels like we nvr going to finish a work order our a turn over and I don’t know if u ever have a coworker who so called himself senior tec that seems to make the people in the office think he know what he’s doing and buy unnecessary supplies but they nvr come out and see his work it’s a sloppy shit like a kindergarten muddying walls and doors that can’t close flushed due to the lack of carelessness and quality of work to make sure things are done right the first time so we don’t have to come back again so since I started I was told that we have 70+ unfinished work orders and 9 turn and probably more on the way I was told by recent
    Tenants that they waited two weeks for a a clog kitchen sink and by others months on a broken fridge handle. Been trying to get this property on a roll but it seems like my team walks around like a chicken no head about to just call in quits. Let me know what u think about this situation. 300 units myself trying to move freely and one trying to get a grip and three running with no head and lack of common sense.🧖🏻‍♂️🤷🏻‍♂️🤦🏻‍♂️🙋🏻‍♂️👽

    I wouldn’t mind working for apartments if it wasn’t for the low pay and strict budgets. You can’t get good help with low pay

    What's your opinion on a company that would promote someone with under 4 years of experience to supervisor? Just left that company. Last guy they promoted to supervisor barely had 1 year of being on call experience.

    Hey brother just saw you're channel great video ... wanted to nkow I have an hvac certification but currently working as a porter I try to move up the ladder whit this conpany but they won't let me move up idk is it because I am asking a bit for what I nkow I only work whit ac central air systems but never did any facility work I wanted to nkow if u have any advice to were can I learn more trades such as residential plumbing and a few thing like putting tile or changing wood floor s

      Thanks I really appreciate that!! I have thought about doing that video but I don't think I can. Every state has different requirements and so does every city. Even companies vary of what they expect.
      The company I'm at is very different, I have no info on vendors, remodels, landscaping, carpet, cleaners or anything like that. I don't even have access to order anything, I just give part numbers to my manager and she orders. (Not always everything I ask for). But usually I have had info on all this and access to order what I need. So it would really be difficult for me to do this video. Thanks for your comment and suggestion!
