Rosarito Mexico a good place to live?
It is a great place to live, especially because it is so much cheaper than the U.S. It is also only about a 20 minute drive to the border. Although many people think it's not safe to live in Mexico, I have raised my three children here, and we LOVE it.

Beach is cleaned everyday, one of the cleanest I ever seen. It's also very long so you can walk about 1hour one way or make a jogging. ... Some restaurants/bar on the beach if you need and some toilets also.

Jerry, suggestion for you: interview someone with a good understanding of what documents are legally required to visit Mexico as a tourist or live/retire in Mexico, and who understands what the ‘hassle free zone” is regarding vehicles and can explain how legally you still need a tourist permit (FMM) to visit and visa to retire legally in Mexico, including in Rosarito.

Baja Mexico is a good choice being close to United States and be able to collect your Social Security and Medicare benefits and not have to qualify for a Mexican visa.

Traveled to Ensenada and at Estero Beach, in Baja, California. It was nice, although I went about 20 years ago and have not been able to travel there since. Looking where to land, either somewhere in Mexico proper, or in Baja California. Been an elementary school teacher, and am open to continue teaching there.

I had my doubts about Rosarito, and actually bought in Rosarito. I am glad to have chosen Rosarito. With family in SoCal and the quick access to SD. It’s been the right fit for me.

I'm checking costs and surprised prices are going higher in Puerto Vallarta and other places in Mexico just as you mention often enough. I'm surprised it costs $3,000 US in PV and you can live in Brazil equally as well for only 2000 in Floripa or Joao Pessoa or even Florianopolis. Moreover, in the Philippines it's much cheaper as well as you and Lori know. I've spent a lot of time in Mexico, but I had an amazing time in Brazil - I felt like I was a celebrity in Brazil!!!!

That's an excellent idea but some people feel more comfortable and secure if they know when they get back from traveling they have a place they can come to that is their own.

I am concerned that in the not so distant future the Mexican Gov't is going to insist that non-Mexican citizens leave Mexico due to ongoing variants. As a citizen of Mexico you two would be allowed to remain but not so if you only have a temporary or permanent visa. Your videos are so calming to watch. Thank you both.

@@florecilla3946 Hi Florecilla, If I had told you in 2019 that the entire world would be shutting down and everyone would be confined to their homes in 2020 I think you would have told me that you don't believe that would ever happen. We are not going back to the normal we had. Please stock up on long term food, water, medicines as much as you can, preferably for two years if possible. Rice, dried beans and pasta can be stored in mylar bags as a less expensive way. God help us all.

It was nice but it was too close to the border for moi. I like towns south of San Diego; much farther south. And $325,000.00 seemed to be overpriced; it looked like something out of the 1970's. Jerry, it’s not accurate to tell people they don’t need a visa or FMM to live in this part of Mexico. Currently it may be rare for an official in Rosarito to ask you to present your visa or FMM but they could and legally you need one. Not wise to base your retirement on living illegally in Mexico.
Rosarito is only 20 miles from the US border so here is what you can expect.
Border Crossing Card holders can travel up to 55 miles from the border without obtaining a Form I-94 Arrival/Departure Record. This 55 mile region is known as the “border zone” and includes portions of Arizona, California, New Mexico, and Texas.
@@JerryBrownTravels you’re confusing a couple things here. An I-94 is a US requirement. We are talking about what Mexico requires. As far as the “border zone” you are referring to the “hassle free zone” that applies to not needing a temporary vehicle import permit (TIP). It has nothing to do with FMM or visa requirements. Every foreign tourists needs a FMM or visa to be anywhere in Mexico. To legally live anywhere in Mexico you need a temporary or resident visa. Your video has incorrect info, Jerry.

But I was trying to convey in that video was that if you live in Baja you don't have to show any income requirements and you can stay as long as you want you don't even need to get 180 day visa. That part of Mexico is free state. No qualification no limit amount of time you can stay there. I think that would be ideal for you if you want to live in Mexico. Now you could choose Nogales Mexico and you have the same freedoms.

@@JerryBrownTravels First things first, give Lori a HUG! According to my research, and with the Mexican INM as of this June. Anyone who is not a legal resident and traveling to Mainland or more than 7 miles into Baja California Mexico, and wants to LEGALLY travel, live or stay, needs to get an FMM card that is only good for a maximum of 180 days. YOU have to stop and get this at the border if you are driving, they will not pull you over to get it!! Here is where the legal stuff starts. Because B.C. is what Jerry is calling a "Free State" you do not need a vehicle permit as long as you stay on the peninsula. You are still required to leave BEFORE your FMM time limit is due, you just don't need to do anything for your vehicle. Be sure to RETURN your expiring FMM card when you do your border runs to get a new one! You cannot and are NOT renewing it, you have to fill out paperwork again for another 180 days and a whole new FMM (also be sure they stamp it with the full 180 days!) This is very important since everything is being updated and newly computerized. As they did not have a tightly computerized immigration system before, they will now have a readily available record of your stay. Again, this is important!! After updating their system and computerizing, they are starting to "Crack" down on people who just come in and stay, or get an FMM and never leave, or get a job, making them an ILLEGAL alien. If you are stopped for anything and checked, they will not hesitate to kick you out, deny you reentry and impound your car! (Extra Large sums of $ for el soborno may or may not work, if you insult them with a low bribe you're getting kicked out and fined!)) If you drive all the way down Baja and take the ferry to the Mainland you will need to get a vehicle permit, commonly called a TIP. Now on their record of your TIP in their new system, when your 180 days is expiring, you have to now take your vehicle and renew your TIP along with your new FMM. Just keep your immigration things legal if you do not want any kind of problems....FYI- Hey Leslie, keep an eye out for a possible transition to the UMA for the economic requirements for a residency visas in 2022!

In this video I am saying there is no requirement to enter Baja Mexico within 50 miles of the border of the United States i.e. San Diego. I have traveled back-and-forth through the Tijuana border many times and have never had to have a FMM tourist card or a temporary visa. 50 Miles after I cross the border I then was required to have a FMM tourist card.
Legally to comply with Mexican official "visa requirements " and you wanted to live in Mexico more than 180 days consecutive you would want to have a temporary visa.
I guess my point was that the Mexican government would not know if you were really living in the country or just visiting because they don't require that you have any visas only your passport going back-and-forth between Baja Mexico and the United States. This is a loophole in the law.
Maybe I missed it but you did not mention the name of the condominium complex where these properties are located.
I bought my beach house through Baja123. The agents are all bilingual, and only show homes and condos that have ocean views. Something Jerry didn’t point out...is that the closing costs on condos are significantly higher than those on homes. I bought my home and paid 12% in closing. I think condos are at least 18%, if my memory serves me right, but you’ll have to do your research

Very CHEAP QUALITY condo. If you go far into Mexico you can probably find something nicer looking and better QUALITY with STONE countertops, Mexican Wood craftsmanship on the inside, and probably near the same price.
The advantage of Rosarita beach is that it's only 20 Miles to the United States border and doctors and a lot of social services.
It doesn’t matter what the location is for quality of craftsmanship or building materials. That’s all predicated on who designed and built it. I built my beach house with top finishes and skilled labor and I live close to the border. You can find condos with higher end finishes with the same views, but the price might be up by $5k to 10k more if any at all. Going farther into Mexico makes no difference.

Great little Mexican city. Probably has a Walmart and Home Depot? And the advantage being, you are close to San Diego, if that’s what you want. Seems like the property prices are about the same as a property prices in the United States! In San Jose del Cabo (or in Cabo San Lucas) at the tip of Baja 1200 miles south, where I have my $150,000 1BR condo, the prices are about the same starting in the $200,000 range. I’m sure in Rosarito you can get that too. I prefer to go far into Mexico to feel that I am in Mexico. Although the Baja peninsula is very Americanized in economy, prices and culture.

I pay $362 per month all utilities included on the beach. Gated. Don't be stupid and buy one of these Chinese quality condos. The ones their still trying to sell are falling apart before your eyes.

Everything takes a beating close to the ocean. It important to use the right finishes. Otherwise things will crumble. Look at Alcatraz. I used all brass, copper, and aluminum hardware and fixtures. For gates, hinges, faucets, lamps, etc... I also used composite woods that I brought over from the states for all my patio covers and wood finishes. All of my outdoor furniture is teakwood or ratan. Have to maintain your exterior paint every couple of years. I have the maids, stay on top of the upkeep. I’m also having all of my stainless steel appliances spray waxed with Mcguire’s car wax. It works great to help protect. Little tricks and some basic upkeep will keep your place pristine. You shouldn’t allow your home to get so destroyed by the elements. Sounds like you should probably move to a dryer desert climate, or start doing some extra simple maintenance.

That's a good idea I didn't think of that and yes you can do that no problem.
There are many people that do, but Rosarito would be a long commute, and the border crossing time can range anywhere from 30 min to 3-4 hours without Sentri or Global Entry. Living in Tijuana would be easier, but you would still have to cross the border. The times have been longer during the pandemic, as border patrol have been scrutinizing the entry more than in the past. There are some very nice areas of Tijuana too. Just as an example, we arrived at the Tijuana airport from traveling within MX on a Monday morning. Took me 15 minutes to drive across to SD with Global Entry (your car must also be registered or you can face a $5000 fine), and my husband almost an hour going through the pedestrian crossing (he does not have global entry). You would have to figure out the best time to commute, as you would have to not only deal with the TJ traffic, but also the SD traffic.

My 1 year visa was about $32 US dollars
I spoke to a very kind, lovely man at the consulate in Kansas City on 7/21/2021. He said the financial requirements for a temporal visa are either income of $2100/month for six months or $35,000 in the bank for 12 months.
Great video Jerry but I have some questions. Any idea what the association fees are?? Also what are the property taxes. These look like killer deals but sky high association fees and property taxes would make these places a lot less attractive.
Condominium complex that was in that beautiful gated community association fees are approximately $300 a month and property taxes are approximately under $1000 a year.
