    WOW hard to believe it has been ONE year. GREAT VIDEO. Your home is beautiful and agree with all the new item projects. The weather here in the Hudson Valley has been very unusual. A section of Orange County was hit hard the other day with rain, winds and electrical loss. You both look great and enjoy watching -- I think I have been watching from the beginning of your channel.     congrats on the 1 year anniversary guys .have been watching since the first shovelful . you should trademark the design and blueprints of your place and make a few bucks from the "franchise" houses that may pop up around the area ..would be easier for many to have a model home like yours to look at and less time with engineering and architect work ... sure i would have done some things different but it is not my house . it all turned out great and you 2 are happier than ever .

      @Milos.L yes, people definitely build that way here. Especially, OFWs. The only concern is keeping an eye on where your money is going. Might be hard to be sure where your money is going over such a long build time.

    Love your house. Been watching your videos for about a year. My wife is from Dumaguete so I have been visiting there for over 24 years. When I first went there it was a small sleepy town with almost no expats.

    Plac looks great! Congrats on your 1st year anniversary! We’re planning on early retirement to PI in October. We’ll rent for the first year searching for our Happy Place. We’re planning to search in Mindoro and within a couple of hours of Manila where my wife’s family is.     Congratz on 1 year! Yes, have been second guessing whether I want to build a home just because of the stress and requirements to be on site. Liked the transition to the drone view at the beginning. On the dirty kitchen, don't you want to have the breeze coming through to make it cooler? Don't forget about adding the extra water tank. Does your original $60k US cost for the build include the solar? Know you said the solar cost about $10k US. Its hard to tell but it looks like the main room may have baseboards, maybe consider doing all the rooms too.
    Love your home though, it's great, especially the pool, love it. Thanks for the video, Wilma and Greg...Jim

      Yes, there is stress building here. Dirty kitchen is too dirty with the open side. Will need to vent for smoke. Solar was an add on. $7k to take build to $67k. Yes, did do baseboards in main room and master bedroom. Will do baseboards in the 2 other bedrooms as well.

    Cograts on your build, 6 months into my build here in Ormoc you mentioned tiling outside deck, i suggest nonslip tiles, pay a little more but worth it in the end, especially rear end!! GL✌️

    Wow, very surprised it has been one year since you completed your house. Everything looks great, especially the pool! About the dirty kitchen, perhaps you should consider a sliding patio door to close off the open end and install ventilation fan(s) above if needed to keep the dirty kitchen cooler.

    I am starting to build a home that looks a lot like yours on the exterior. Especially the roof line. With a parapet on 3 sides with it draining on the backside. I thinking that it will be a 9ft 10inch to a 9 foot slope. What is the slope on yours and does it drain out the back? Any suggestions ? You will be able to see the whole roof from the backside of the house. Thanks for the video it helps a lot.

      Our shed type roof is pitched 5 degrees. The water sheds over our 10 foot back wall. We built the wall one meter on our property and built a concrete drain. All rain water from the roof goes off the property.

    Hey Guys. Congratulations on your one year anniversary of your beautiful home completion.
    In regard to your motorized gate. Ensure you get enough remotes included for all your vehicles and a key pad for your house. Our keypad is about 20 yards from our motor and it is roughly 70% effective. You guys have a long distance from inside your home and your gate. I would recommend you ensure you get a key pad that can control the motor from inside your home. Thanks for the your time. Be safe.

    Another Philippines vlogger (It’s Me) recently did a cost update from when he built his house a couple of years ago. He lives about an hour or 2 outside of Duma. I think that the cost of nearly everything (materials, labor, appliances, etc…) went up 20-25%. His location might have a little to do with the extra cost of things as well. You should do one too. You know things went up, it’s just a matter of how much. It will give your viewers of how much things cost now.

    A beautiful home, no matter what country you are in. When a home is build the way you want to, to your own needd and taste, nothing can beat that, no matter the money....oh, and the video is good too :) Cost are going up like crazy everywhere...but also the people are starting to ask for crazy $$$$$ too, so definately not as affordable as it was when you guys locked' in the price.

    You very well may start a consulting company if you were looking to get some additional income. My house in Dallas, TX had a pool with a connecting hot tub. The hot tub and 1/3 of the pool had a very nice carport type structure that was connected to the house which also created a nice patio area. Lighting and a couple outdoor ceiling fans created a 24/7, 365 days that this pool/hot tub/patio area could be used (except for lighting, thunder storms, and tornadoes). Even the patio deck was cooler to walk on. Congratulations on getting this done and not pulling your hair out. A real showcase for the $60k cost.

      Thanks for subscribing. The house cost $60k. Pool was 800k and the added solar about 6 months after build completion was 400k.

      We have 8 palm trees planted on the property. Dwarf variety. Will take a few years to get about 8 feet tall.

      I was told, in this area, that is only a 50/50 proposition. They need to go very deep and it could be sulfur.

    Greg and Wilma, provide your pool with a sun shade, there are different options: best may be uv rated tight screen /net type material , stretched in frame on a few columns

    Great video. Amazing your home has no cracks even with the hot dry climate and ground shifting. Quality materials is a must. About how much did you pay for the concrete and type? Looking at building concrete bamboo house. Did you ever have issues with workers chaning materials or problem with labor in general? Sorry for all the questions. We already have land. She purchased land long before we met. Cool climate rarely gets hot and lots of rain.

    My experience with uPVC ceilings, is that if you get the wrong material, it warps. And over time, the ceilings will be wavy in appearance. Also need proper ventilation

      @buildingthephilippines watched the video great system. Been doing lots research myself. FYI, 6000 cycle or 8 years on that battery should mean 20% degradation after 6000 full cycles.. so you will still have 80% capacity after that. So the battery will take you well past the 8 yr mark

      We don't want to ever go off grid. If system malfunctions, which they do sometimes, I don't want to be without electric.

    At your elevation, how much air con do you have to use? Do you keep it on there in the main room during the day?
    It’s a beautiful home and area. I’d love to find similar lot over here on the west side of Negros island - nearer to family in Bacolod and Guimaras island.

      At 640 meters you don't need any aircon at all. We are using it during the day due to the construction dust next store. Once construction is over and screens are back in, there is no need for aircon.

    When you selected your build site did you do a search for any prior Volcanic / Earthquake / Landslide activity?

      Yes, as much as you can. No landslides, earthquakes usually on the east coast of the country, and the volcano dormant for 600 years. Typhoons usually miss this Island. All of that probably means nothing anyway.

    60k. home only ? or home and land ?
    if land too, whats the size of the land and where located (roughly, doesnt need to be exact).
    home specs. # bedrooms, bathrooms, etc.

    I think you are confused about what the term "Brown out" actually means. The correct term is "Black out" since the power goes out. A brown out refers to a temporary degradation/drop in voltage level (i.e., dimming lights or flickering).

      Lol, the entire country calls a power failure a brown out. Black out, brown out or power failure it's all the same. If you have solar you won't experience either of the three.

    If it was my house I would consult a contractor about the idea I have on what I would do for a divider for the "dirty kitchen". Before the "nay sayers" jump in and comment that wouldn't be a very strong divider and what would happen to it during high winds or a vacation away from home while said bad weather may happen. The answer is the same for both complaints, just retract the divider against the wall and then clean the dust or leaves, after those periods which shouldn't happen very often.
    Now to what I would do, I would do a divider with panels hinged together that run on tracks both on top and bottom, it would be really a clean look if both ceiling and floor tracks were imbedded. The bottom one it would be a must.
    The tracks would run across the floor and ceiling leading to a curve that would guide the panels to the track running against the wall. The closer the 2 sets of wheels on the panels, two on top and two on the bottom, the smaller the radius of the curve. If like on the closet doors in the USA they would be mirror panels, once the divider was closed they would reflect the ocean complementing and enhancing the look of the whole house facing the ocean, and when open they would make the space seem far bigger. A panel could be a door on either side or more in the middle and another a window. When the dirty kitchen would be in use the open panels would allow for breezier and cooler space with the added bonus of enjoying the ocean view not being permanently barred by a permanent divider. It's just any idea, constructive criticism highly appreciated.

      Well thought our comment. I will consider a retractable wall. Would need to be ordered and shipped in from another country though. This area, construction is pretty vanilla.

      @@buildingthephilippines Mahalo, thank you in Hawaiian. Your house is stunning, awesome job and congratulations to both of you. It seems to me that the only parts you could possibly need would be the rollers, the tracks could possibly made out of would, a router should do the trick, the panels could just 1/4 plywood on both sides of a wooden frame to make a hollow panel to which the mirrors would be attached to.
      Channel iron would be my choice, it has three solid sides and a "the fourth has a "notch" down the center perfect for the rollers mounting shaft and narrow enough to keep the rollers in place. Plus it would be fairly simple to make the curves needed, the iron just needs to get hot enough to be bent around something round with the radius needed, if one couldn't be found around concrete "stump" with a pin attached to it to hold the iron in place as it bends. So it's just a matter of finding rollers that will fit the channel iron and voila you have your retractable divider. the cost should be fairly cheap and quick and easy to do. If a window is installed I would place a mirror on the wall where the window would be when the divider was retracted so to have a continuous mirror wall even if somewhat affected by the window.

    I am surprised you have so much water for your pool. Other YTers in Dauin etc talk about the water shortage, brush fires etc.

      Our water flows really good here. The issue is not lack of water, in my opinion, it's all the leaks from the black piping that's along side the road. So many leaks, we see it everyday.
