    Thank you for this Kalilah!
    Would’ve loved to hear more of a conversation surrounding the following:
    (1) what has been his experience with guests seeing as he also lives on the property;
    (2) has he experienced resistance from his neighbours, if so, how has he dealt with that;
    (3) what, if anything, does he do for his guests that set him a part from the competition (aside from decor);
    And lastly how did he go about finding a trusted cleaning lady.

    Great interview but I wouldn’t compete on price. I agree with Fabian that your property needs to look like a hotel and it has to stand out. I think too many people are competing on price and it’s a losing battle. What you’ll find is that when you compete on price you get a certain type of guest. Cheap guests will give you nothing but problems. Think outside the box - provide additional services like airport pickup (you can charge for it). Visitors don’t necessarily know the area and if they can get safe transportation from the airport to your property it provides an excellent experience.
    I think if you have access to a private pool this will attract a totally different type of guest. In addition, folks need to look into pricing tools that will allow pricing your listing based on what’s happening in the local environment. For example, if there is an event these tools will automatically charge more. Beyond pricing, for example is an excellent tool - you key in your requirement, and it’ll automate pricing.
    Noise monitor - everyone should have noise monitoring that will help control parties etc. (minut is an excellent noise monitoring).
    Smartlock - easy access for home entry.
    Professional photo’s - don’t take your own photo’s. get a professional to take photo’s for you.
    Guidebook - digital guidebook is a must (touchstay is a great tool). This provides all the information your guest needs to enjoy themselves.
    Cleaning - this is the most important part of the business. Ensure you are cleaning the place after every checkout. Every sheet should be washed including pillowcases.
    mattress cover, pillow covers are a must.

      Love your detailed list.
      I travel a lot. Clean crisp linen is a must. Hate dingy linens. White towels are my preference. (I think one should have their own wash cloths and face towels.) A clean well stocked place is everything.

    Great feature video Kal! Luv it. My sister and her husband have a AirBnB in Portmore and it has been on the market for like 9 months now and not one for the taking. The place is gorgeous and reasonably priced for a first timer but still no pickings. We think the market is too saturated right now esp this side of the island. Perhaps the North/West Coast corridors would yield better results.

    Here them prices deh. Boy I tell you thank God for tourism because if it's not for them, these things could not happen 🙏
