Nice video. I'm a newbie wholesaler. I started learning through Rich Dad Education a year ago, and use other resources now. Everything Jay said is correct about wholesaling. He broke it down into steps and into laymen's terms so that beginners can at least grasp the concept.

newer to wholesaling and don’t know if this a silly question but when meeting with a motivated seller and signing a contract/agreement;) do I need to bring x2 agreements and have seller sign x2 and leave him x1 or do I just have seller sign x1 and take it with me? Hi Jay... Question... Is any of your programs available in the NORTH... (Canada) Example: EZ Funding etc.
Shouts out to Jay but my 2 hangups I had was: 1) the real estate expert didn't mention that I needed a certain percentage of funds down of the accepted price from the bank for wholesaling a REO. I got to the point ready to make my offer and my REO agent said where's your down payment@? I was sooo humiliated and discouraged. I told her the truth that I didn't have any cash and was going to back out of deal. No feeling like not being informed/warned AHEAD of time of what's coming down the pipe. 2) I bought a motivated sellers list from USleads List for like $1.50/name for a total of $500+ plus my mailing stamps cost. That list DIDN'T HAVE NOT 1 MOTIVATED SELLER. I was sooo discouraged and pissed. But anyway thanks to Jay for informing you upfront so you won't be in the dark like me.
OMG! have you had any sucess since then??? I didn't know about the down payment either but found out because people kept talking about it and some one explained thoroughly to me.
So I started educating myself 5 days or so ago about this. So Everyone says don't have analytical paralysis.. so I simply just started to see if I could locate a potential deal. Just wanted to get familiar with that part.
Then I end up replying to shit on Craigslist.
I got 3 sellers on the table telling me to send over my offer. They like it!!!.
Now I'm trying to get the right contract.

Not really. You just need to put a small amount of deposit money down like 10 or 20 dollars or whatever they will do. You get it back when you close.

By a contract to buy it from them. You must put in the contract that it can be assigned. Once signed, find a buyer. Sell it to him for more than the agreed price with the seller. The buyer will find a title company. Get paid the difference at the closing table. Rinse and repeat.

I would mind. If I sold my property to you for $25,000 and you found a buyer for $30,000, i'm going to feel some type of way and would want that $30,000 for myself. To avoid those feelings from a seller, I would pay the extra money and do a double closing.

Jalyn Thomas when wholesaling a house you have to run the numbers to be sure that it is a right fit for you and the buyer that will buy your contract. By running numbers means comparing houses that are the same as the one That your trying to wholesale. Won’t make sense to ask buyers that you have a contract for 100,000 when other houses around are selling for 90k and less. Understand?

Chris Jackson no realtor fees, closing costs, and others fees that realtor add in at the last minute. Sellers waste more money with realtors then when wholesaling. Again, the numbers must make sense or in this video CENTS.

mar jn you can get that by comparison of the other houses that sold in that area with the same qualities as the house being sold. If the general area is ... 80k... and u have a seller that wants to sell the property for 40k, ... you pick up the contract and sell to the buyer for 50K or more then after the buyer makes the updates , he/she should sell for 80k and which profits 30k. You get paid the difference from 40k and 50k... which is 10k in ur pocket. Or more.

Craigslist, marketplace on fb. Finding buyers really isn't the hard part. If it's a deal someone will buy it. My problem is finding motivated sellers. Do you use bandit signs?
Sunday newspaper go to the rental section and say hello is ... I'm a investor and what I is find property well below market value and sell th to investors like to either rent them out or fix them up for profit. I want to build business relationship with you give your name and email

The flipman on youtube has a free one page contract he will send you. It is legal. Just fill it out with seller. Use another one for your buyer. Title company will take care of the rest.
