But to answer your question, at the moment my master is down the hallway from my kitchen/ family room area and when over night guest come or when multiple people reside in my home, I am surely awakened by their conversations. Granted, I am a light sleeper.
The layout is not bad. The walkway leading to the front door is too narrow for me. Yes there should have been an opening from the dining to the kitchen

The game room being open to downstairs is not appealing. Any TV or music up there will be heard throughout the house. Folks upstairs should have some privacy from the folks downstairs.
I think this will work for many people. I might take off two feet from the Bill Paying Station, and add another set of Kitchen Cabinets. If need be, a door or pass-through window would fit on the right side of the refrigerator to the Formal Dining Room. Because of the Nook, the Dining Room can work out just fine. The Family Room takes some getting used to. It is decorated very well, and the stairwell view is worth it. The Game Room is nice too. The Layout is unique, but attractive. I really think it will sell well.
I love dripping springs TX 💜 we Purchased a 1938 limestone home in Manchaca ,Texas. It was important to me to have space in between us and our neighbors + doors on all of the rooms ! so sound does not transfer from one room to the other . I don’t watch television and I don’t want to hear my house mate watch his programming. Open concept is not for Somebody like myself with noise triggered PTSD

Tornados can happen, but are pretty rare, especially in central and southwest Austin. North Austin gets the more severe weather. For the most part... we get heat, big thunderstorms and if there is ice on the roads (any amount), the city basically shuts down. Those are our major weather issues.

I hear that all the time, but the data just doesn't support it. I live in Round Rock but travel to SF twice a year for work. Both the pay and number of opportunities in tech out there still make Austin look sad in comparison.
The Bay Area folks who have made it out here tell me that their disposable income increases because the costs for housing is much lower. How Texas gets you is the property taxes. I used to fly to the Bay Area once a quarter and had an office in Sunnyvale, which was was nicer than my Austin office. From what I understand, they throw all kinds of Stock and Bonuses your way to help offset the cost of living out there. I do know a few Bay Area folks that were able to keep their Bay Area salaries and relocate to Austin with the same company, which I thought was crazy. You NEVER hear families with kids moving from Texas to the Bay Area. That would be insane. Co Worker did move from Austin to Sacramento. That was not a bad move, plus he had two East side houses he sold before he left and made a killing.
You build a custom home and you cinch out on cheap light switches??? You spend maybe an extra $200 on decora switches and it makes it feel much classier.
Not a fan of the layout, my priorities in a house are different than anyone buying this house. I love the master bath though, that layout is near perfection.
Thumbs down on the design. I couldn't see me, my future husband or children living in that home. I felt very boxed in....a a bit cluster phobic just watching the video.

Where it get's a bit confusing is that there is a "base price" and then there is the price of the model I am showing. So this home, for example, starts at $465,990. However the model in the video probably has and extra $150K-$275K in upgrades.
